Kansas City Home Sellers Rights . . .

The Kansas City Home Seller's Bill of Rights

We the people of The Dowell Taggart Team of RE/MAX Premier Realty believe that Kansas City home sellers have certain inalienable rights owed to them in their pursuit of the sale of their home. ....okay...we borrowed from the Liz Tour Team and the the Declaration too! :)
  • Kansas City home sellers are entitled to freedom of speech!  They should be able to speak their minds freely to their REALTOR® and come to a meeting of the minds on the "tough" topics.  The speech may not always be what they WANT to hear from their REALTOR®, but TRUTH should be spoken. Every home seller will be heard.

  • Kansas City home sellers  are entitled to outstanding marketing!  Lousy photos should never happen. The home data on websites and the Heartland MLS should be accurate. The map placement should be where the home ACTUALLY is!  That their home will be placed on many Internet sites such as Trulia, Zillow, Point2Homes as possible to ensure the right buyer finds them!  Every home seller will have their home marketed on the first page of Google as well as on over 150 real estate syndicated sites.

  • Kansas City home sellers are entitled to proper pricing!  This may sometimes be the toughest truth, but everything else will fail if pricing isn't appropriate. Too low and profits are left on the table, too high and the home stagnates on the market and may take to long to sell. Pricing homes will be backed up with data and not just an "I feel" proposition from the agent. Every home seller will receive a property report and a comparative market analysis.

  • Kansas City home sellers are entitled to a secure home!  That only authorized agents will show the home. That the home will be LOCKED when the showing is over. That buyers won't be allowed by the buyer's agent to look in personal spaces like dressers and closed boxes. Every home seller will feel secured.

  • Kansas City home sellers are entitled to responsiveness from their listing agent!  This doesn't mean we're taking calls at 1 a.m.!  But we will respond to your emails, your phone calls, your need for new flyers and brochure booklets and each of your questions, and the response will be done quickly. Every home seller will receive a prompt reply.

  • Kansas City home sellers are entitled to a listing agent who understands the latest in technology!  Can they use the Internet to get your home found?  Do they blog?  Do they have the tools necessary to support your home's sale, or are they still using the equivalent of stone and chisel? Every home seller will have their home marketed using the latest technology.

  • Kansas City home sellers are entitled to current information!  They should be kept up to date on their competition and the actions needed to keep their home competitive!  This isn't a "just put a sign in the yard and an entry in MLS" and wait environment.  Conditions change and sellers need to be kept informed.  Whether the market is trending up, down or stable, it is critical to understand this week's market. Every home seller will receive a weekly report.

  • Kansas City home sellers are entitled to understanding!  Selling a home is NOT easy. We'll never make that claim. We understand packing up four kids, two dogs and a cat for every showing is NOT fun. That buyers bumping you out and showing up early, or late, or not at all is a hassle. That keeping the home "show ready" all the time is stressful.  We won't arbitrarily ask you to do things that WON'T help you sell your home. Every home seller will get an honest answer on how to show their home.

  • Kansas City home sellers are entitled to privacy!  If you happen to encounter a buyer's agent or buyers....now is your time to politely plead the Fifth!  Direct them to the Dowell Taggart Team with any questions. It's part of what we're paid to do.  There's enough public information available for the buyers, keep what's private, PRIVATE.  Why you are moving is no one else's business but your own.  We know how to answer that question and many more without hurting your negotiating position. Every home seller will benefit from our negotiating skills.

So if you're considering selling your Kansas City home, we'd love to talk to you further about our Home Seller Bill of Rights!  We believe you'll love our marketing plan for your home! We'll give you our best possible advice with no hassle, no pressure. So email, call, text....whatever works for you!

Fact: Real estate professionals have errors and omissions insurance to help cover the liability that can accompany buying or selling a home. Do you?

Safety Issues When Marketing Your Home FSBO
As a for-sale-by-owner, you may have gathered information from a variety of sources --- facts and forms from lenders about how to pre-qualify buyers, information on comparable properties to gauge what your home should be worth. In general, you feel you've covered all the bases and are ready to launch your home marketing campaign. But, wait---what about safety issues? How would you know that potential buyers entering your home weren't there to case it, steal your valuables, or heaven forbid, harm your family? While we all hate to think about the consequences of crime, taking precautions up front before you start marketing your home is your best safety bet. Here are some common-sense steps to take:
13 Things Your Agent Must Do To Maximize Your Profits
Ready to place your home on the market? Do you understand the process and detailsof selling a home? Before you list with an agent, educate yourself on all the factors that will affect your profit. Be as informed as possible so you can make the absolutely best business decisions. After all, the sale of your home is a business decision! Most of us are not tuned into the trends and fluctuations of the real estate market. Likewise we are not aware of the necessary steps to maximize profits on the sale of our home. Typically we rely heavily upon an agent to lead us down the most profitable path. When considering our home is usually the most valuable asset we own, doesn't it make sense to list with someone who will maximize our profits? But how do we find that agent? This report is designed to empower you with critical information necessary to evaluate an agent's qualifications and help you identify the professional top producer. The more meticulous you become in selecting the right agent the higher your profits will be!
FSBO's, why buyers are afraid of you
Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 15% of all the homes sold last year were sold for sale by owner (FSBO). However, close to half of the FSBO's said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. Why?
"Going it Alone" as a FSBO? Information Gathering is Vital
Most for-sale-by-owners spend far more time sprucing up the house than they do gathering information about it. But if your goal is to be a successful, not perennial seller, putting together facts and figures on the house is vital. Before the house hits the market, it's imperative to do the "due diligence" fact finding for several reasons. First, interested prospects will ask for particulars when initially viewing the house. Second, incomplete and/or erroneous information bears the highest liability for you as the seller and could cause a sale to fall, or worse yet, a lawsuit from the buyer. While more information is better than less, the following is an overview of the minimum amount of information you'll need:
