Typically, the mortgage company request new financials and depending on the circumstances, I am allowed to make recommendations to the client. Today I met a couple who are a month from foreclosure. They met a real estate guru about a month ago who said that they could avoid foreclosure if they paid a predetermined amount. The couple liked the slick talk and paid the predetermined amount. Now they are close to a real estate foreclosure and the slick talking real estate guru is no where to be found. They lost money and now are closer to a foreclosure. I helped them work out their financials and the mortgage company gave them agreeable terms that will keep their home from foreclosure and it cost the client nothing to do this.
