Misleading Real Estate Advertisement May Fool Unrepresented Buyer
I was looking in the shopping guide in Southern Johnson County and saw an advertisement for the Aspen Creek Subdivision in Gardner, Kansas. The Headline read:” Finished homes selling fast.” As a local real estate professional, I like to keep up to date with the local real estate market. I drive past the homes everyday in Aspen Creek and have noted that it looked like the new homes have been selling slow. When I saw the headline, I wanted to see if I somehow I made a mistake and new home sales have increased in Aspen Creek. The headline would make you believe that new home sales have increased.
The facts are that one home is pending and three homes have sold in the past 3 months. Pretty slow from my research. In fact 16 new homes did not sell. Five are currently for sale and 11 expired.
This misleading headline would fool a buyer working without a buyers agents, but an informed buyer that has hired a seasoned professional buyers agent would not be fooled.
