4 Bedroom Homes in Kansas Drop BIG in December!
The following stats are for the Kansas communities in the metro Kansas City area. This area includes Johnson County, Wyandotte, Leavenworth and Miami Counties.
13,761 single family homes sold in the Kansas area of the Kansas City Metro area in 2007.
785 single family homes sold in December in the Kansas area of the Kansas City metro area.
6,800 single family homes were for sale in December in the Kansas area of the Kansas City metro area.
Six percent of the homes sold in 2007 sold in December. Of the 6% of the homes sold in December, 44% were 4 bedroom homes. Although this doesn’t surprise me, the percentage of what these homes sold for compared to their original list price does surprise me. In the month of December, 4+ bedroom homes on average sold for 69% of their original list price. This is a big drop compared to 92% average for the year. Three bedroom homes sold for 92% of their original list price on average in December.
The hottest price range in December ’07 for single family homes was the $100-159,000 price range followed by the $160-200,000 price range. The $200-249,000 price range followed in third place.
