Persistence . . . Most don't have it, successful people do! This is going to be short because I need to get ready and head out to show homes.
One of my clients this morning called me to let me know that I'm the most persistent people he knows. He knows that I made over 30 phone calls yesterday just to get 2 written bids for him. We are in the middle of negotiating and we needed estimates to finish up. I wasn't going to stop until I received a very firm bid on the repairs for my buyer. I'm not sure most agents will do that for their clients. I will because I want my clients to have a very good idea of the expenses needed.
My persistence on getting a live bid rather then a verbal bid like my buyer wanted was extremely helpful. The repairman discovered some other issues that the inspector didn't notice. The work will potentially increase my buyer's out of pocket expenses nearly 20-30%.
You are right, I could have just gone the easy rode, got the verbal bid and waited for closing. Only to have my buyer extremely surprised by the increase in his out of pocket expenses. That is not my style. I want my buyers to have a good idea of expenses and potential expenses prior to closing.
