"....on or before the close date..." of Kansas City Home Contract....
Our Seller client accepted the offer, and the projected close date is only a couple days after a major holiday weekend....Good news for our client, they'll have all weekend long to move, along with the smiles born of post-holiday bliss...Ahh, if it only went that smoothly.
The Buyer's Agent called a couple days ago and lets me know his clients would like to move up closing. "This is awesome!", he sells me..."We'll get paid before the holiday weekend, and everyone will be HAPPPY, because we closed EARLY!"
Woo. Hoo. Well, just one issue. The Seller needs the weekend to move, as the Seller can't move until the Holiday is over when the family is headed back outta town. The Seller's new home isn't ready until the Monday following the Holiday.
Seller can't move early, Buyer's upset because the Buyer's Agent "SOLD" the Buyer on the idea that closing can take place "....on or before the close date...".
While that's true, it's only true WHEN ALL PARTIES AGREE.
Biggest issue in our business is to overpromise and underdeliver.
