According to the Federal Reserve's biege book report by the Federal Reserve, the real estate market is slow.  It emphasized that most of the real estate transactions involved lower priced homes. This was mainly because of the federal tax credit that has been extended until April 30th. The report also pointed at commercial real estate markets like in Kansas City as places where the the commercial real estate markets is worsening. Although much of the United States has seen unemployment rise to double digits, Olathe has not seen the double digit percentage of unemployed workers. Unemployment reached 7.3 last July, mainly because of students entering the workforce.  According to the U.S. Bureau of Labor Statistics, the unemployment percentage in Olathe has fallen since July. In October the percentage was 6.6% and in November it had fallen to 5.8%, Tim McKee, executive vice president of economic development for the Olathe Chamber of Commerce, said Olathe employers are hiring. Companies like Garmin and Farmers Insurance HelpPoint Center held job fairs about a month ago. Olathe’s unemployment rate doesn’t reflect how Olathe’s businesses have remained somewhat sound during the economic downturn, McKee said. “The unemployment rate is based mainly on people who are unemployed, living here, not just those unemployed through Olathe businesses,” he said. There never a week that goes by when someone tells me that they don't have time for blogging. There is also never a week that goes by that I see or hear that a business is going out of business. Look around! We all see the out of business signs, closed doors, and going out of business sales. One common characteristic of these businesses is that the management or ownership teams didn't adapt to the new media. Sure they may have been on Facebook, Twitter, had a website and blogged. Did they really use them consistently and correctly? Did they try to sell on Facebook and blog every other week? In my opinion, social media used incorrectly is a big waste of time.  Does adapting to the new media really work? According to Hubspot they have found that businesses that blog experienced 126% higher lead growth than businesses that don't blog. That is motivation in itself, isn't it? Blogger, Seth Godin, wrote a book and released it yesterday. Rather than promoting his book the old traditional way, he decided on using new media. Instead of contacting newspapers & magazines he contacted top bloggers and tweeters. You probably have guessed why I'm telling you about Seth's new book. It's receiving great reviews and it going off the shelves like hotcakes at a pancake breakfast. Kansas City businesses that haven't adapted to new media, will probably be out of business in the next 2 years.  The first step in establishing a marketing plan involving new media is to start a blog. My two favorite blogging platforms are Blogger and Wordpress. Change is Coming Kansas City Home Owners, Bring Out Your Change!"Is it a good time to sell Kansas City Real Estate? I mean, interest rates are good, and the stimulus package should bring more Kansas City home buyers, right?" Yes and yes. Add the fact that Winter buyers in Kansas City are traditionally more focused, and have less competition, and we are definitely in the "Selling Season." 5-Increased Buyer Confidence Why " Increased Buyer Confidence", you ask? OK, I understand unemployment figures are still higher than anyone would like....A wage-earning, working person has more to be confident about than someone who may be unemployed, or underemployed...Makes sense. And I realize tightening of FHA home lending guidelines will make money tougher to come by in the second half of the year. Yet the numbers tell a different story for the first half of 2010. Home starts are up and rising. Resale numbers are growing as well. And conversations with jumbo loan lenders lead us to believe that homes selling above the median (for us in the Kansas City Metro around $229,000) are picking up momentum....Consumers are EXPECTING good news. In the face of short-term optimism, our local market will face challenges this year.... 1-Interest rates WILL rise. The Treasury department voiced its intention to discontinue purchasing mortgage-backed securities....READ AS FAILING OR DEFAULTED MORTGAGES....FHA lending guidelines are tightening, with minimum score requirements and rising upfront mortgage insurance premiums adding fuel to an unstable fire. 2-Home values are stabilizing. Look, no more fat to cut, very few "low ball" offers accepted....Foreclosure sellers,and pre-foreclosure sellers have seen values stabilize. As sales on resale homes increase, the market is moving from a "Buyer's" focus to a Neutral focus.... 3-Obama steps out. The Tax Credit Incentives are expiring, with contracts accepted into the program only until April 30th. The process to redeem the credit is also tightening....In a discussion with a well-known, local CPA firm, I learned that the program has had it's fair share of attempts of consumers attempting to dodge the guidelines in an effort to secure a credit they may not have earned fairly. As a result, processing the credit takes more effort, and receiving your check will take more time. So What's Next?", you ask....Hum....Sold my crystal ball at a mid-winter garage sale to Bernie Madoff's lead defense counsel, so I'm left with chicken bones and the coin toss....Or my ten year-old can make one of those paper thingys you run with both hands.... LOVE CHANGE. Eat it with a spoon, embrace it. You should be left with a fair number of questions about what best course to take as a home-seller, or home-buyer. If you are able, BUY NOW. Most school districts in Kansas are facing budget problems like the Olathe School District. The Olathe School District has been hit with a 6 million dollar deficit in December and it looks like bigger cuts are coming.  Olathe has been dealing with the cuts with smart administrators making smart cuts. Now the cuts are getting to big and the fears are the cuts will start affecting the students. One way the Olathe Schools have been working through the problems is holding Town Hall Meetings. According to a recent article I read on my Google Reader, a home buyer received an average discount of 25% on foreclosure homes compared to non-foreclosure homes in Kansas City.  Zillow has been compiling real estate information on 16 metropolitan areas including Kansas City. In their research they have found that the average buyer who buys a foreclosure property gets an average nationwide of 28% off similar non-foreclosure properties. Buyer Tax Credit : Is It As Simple As It Seems? The Home Buyer Tax Credit is not as simple or straightforward as clients might believe...Here are some nuances that will affect home buyers who plan to use it.- To qualify for the move-up tax credit, a home owner must have occupied the same principal residence for five of the last eight years consecutively.
- Buyers can elect to claim the credit on either their 2009 or their 2010 tax return, whichever is best for them.
- Buyers who claim the credit in 2009 can’t file electronically because the Internal Revenue Service hasn’t put the required forms on line. The wait for a refund is three or four months.
- The home can be a mobile home or travel trailer that is fixed to land owned or leased by the home owner. A mobile home or travel trailer that is actually mobile doesn’t qualify.
- The home can’t be purchased from a close relative, including a parent, spouse, child, grandparent or grandchild.
- A buyer who earns no taxable income or doesn’t owe any federal income tax can qualify for the tax credit and file a tax return just to claim it.
There is a "perfect storm" of sorts brewing in our industry, with the Treasury Department ceasing to purchase more mortgage-backed securities linked to the termination of the Home Buyer Tax Credit, we foresee higher interest rates along with a general tightening of the "credit noose"...Transalation, it's gonna get harder to get a new mortgage after May 1. Everyday there is a Kansas City Home buyer who wakes up in the morning with the thought "Where am I moving to?" Everyday there are cities in Kansas City competing for the next home buyer. They are planning on how to attract the next home buyer. Yes that is right! The cities are competing for the next home buyers business. What do they get? The cities get more revenue to add growth. Do Kansas Cities choose the same plan to attract the next Kansas City home buyer? No way.  Some cities choose great infrastructure. Some choose great schools. Others choose shopping. Some choose to be extra clean. And then there are some that don't get it and do what they want without regard to the next home buyer. Without growth . . . A city slowly crumbles. Kansas City, Kansas started seeing this and then a great visionary brought in the Nascar race track and the city has exploded. 10 years ago, people were doing whatever they could to get out of the city. Over the past few months I have had the opportunity to talk to several home buyers moving to Kansas City. I'll hear, I want, "good schools, shopping close by, nice parks, activities for kids, and so forth." It seems that I never hear: I need to be close to a garbage dump I want a high crime area I like looking at poorly manicured yards I like large signs in yards I wonder why? According to an editorial from the Kansas City Star, the rural Kansas school districts get nearly double the funding per pupil from the State of Kansas than city students like Johnson County, Kansas students. Many people do not want the Johnson County school districts to find ways to increase funds because it will create an unfair advantage. Their reasoning is if the rich school districts increase funding then they will increase teacher salaries. If the teacher salaries go up, then the rich school districts will steal all the best teachers. With the State of Kansas decreasing funding to ALL of the Johnson County, Kansas school districts by millions, should Johnson County, KS. school districts be allowed to find other ways of funding? Or should they increase class size and cut school programs (which will affect the kids in the future)? In the City of Olathe, Kansas, it is estimated that there are nearly 75 telecommunication towers. Some blend in with the landscape and others are an eye sore to the community. With more telecommunication towers popping up in the future, the City of Olathe City Council is reviewing the policy. The Olathe City Council is considering making a regulation that all telecommunication towers blend in with the Olathe environment. Many companies who own the towers say the cost to convert or change is to expensive. What do you think? 25 Tips You Should Know To Get Your Kansas City Home Sold Fast and For Top Dollar "...discover how to protect and capitalise on possibly your most important investment.." 
Because your Kansas City home may well be your largest asset, selling it is probably one of the most important decisions you will make in your life. To better understand the home selling process,our guide has been prepared from 20 years of research from a leading industry expert. You will discover how to protect and capitalize on your most important investment, reduce stress, be in control of your situation, and make the most profit possible. 1. Understand Why You Are Selling Your Kansas City Home Your motivation to sell is the determining factor as to how you will approach the process. It affects everything from what you set your asking price at to how much time, money and effort you're willing to invest in order to prepare your home for sale. For example, if your goal is for a quick sale, you will want to price your home a minimum of 5-10% lower than comparable homes. Before Setting a Price - Be Aware of the Risk When you set your price, you make buyers aware of the absolute maximum they have to pay for your home. When the Buyer Would Like to Close Quite often, when buyers would "like" to close is when they need to close. Knowledge of their deadlines for completing negotiations again creates a negotiating advantage for you. 19. Never Sign a Deal on Your Next Home Until You Sell Your Current Home Beware of closing on your new home while you're still making mortgage payments on the old one or you might end up becoming a seller who is eager (even desperate) for the first deal that comes along. Don't get excited about buying your next home before you sell your current home. 20. Moving Out Before the Closing Date Can Put You at a Disadvantage It has been proven that it's more difficult to sell a home that is vacant. Buyers start getting the message that you have a another home and are probably motivated to sell. This could possibly cost you thousands of dollars when selling. 21. Deadlines Create A Serious Disadvantage Don't try to sell by a certain date. There are too many things that could stress you when selling. Why add unnecessary pressure that is often a serious disadvantage in negotiations. 22. What Happens if You Receive a Low Offer - Don't Take It Personally Invariably the initial offer is below what both you and the buyer knows he'll pay for your property. Don't be upset, evaluate the offer objectively. Ensure it spells out the offering price, sufficient deposit, amount of down payment, mortgage amount, a closing date and any special requests. This can simply provide a starting point from which you can negotiate. Relax and attack the negotiations in a business like manner. 23. Turn That Low Offer Around into a Successful Contract You can counter a low offer or even an offer that’s just under your asking price. This lets the buyer know that the first offer isn’t seen as being a serious one. Many low offers end up being successfully negotiated in Kansas City into agreed upon contracts. 24.
