Children love it. Parents find joy with it, and new things are coming to it.
It is the Deanna Rose Children's Farmstead, 13800 Switzer in Overland Park, Kansas. Known as one of the metropolitan area's top family attractions, which attracted in excess of 460,000 visitors in 2009, the Farmstead officially opens for the season this Thursday, April 1.
Hours of operation are 9 a.m. to 5 p.m. April 1 to Oct. 31. Beginning Memorial Day, May 31, through Labor Day, Sept. 6, the Farmstead will be open 9 a.m. to 8 p.m. on Tuesday and Thursday. All other days, it closes at 5 p.m.Child petting a baby goat.
Beginning this year, there will be a $2 admission fee charged on Friday, Saturday and Sunday; admission is free Monday through Thursday. Children who are under two years old get in free.
There will be two free weekends during the Farmstead season. Dates of the free weekends are June 18-20, and July 16-18.
The 2010 season will bring the long-awaited opening of Ben's Bank. This early 1900s bank will feature a tin ceiling, a cannonball safe and an old-fashioned teller's cage.
Come see a 19th century schoolhouse, see an active dairy barn, try out the fishing pond, ride a pedal tractor, see an Indian encampment similar to a small Kanza Indian village, or sign up for a farm tour.
Tours are for groups of 10 to 40 people, and you can make special arrangements with the Farmstead staff. There is a $5 cost per person that includes a guided tour, wagon rides and feed for the animals.

This morning I received an inquiry from a prospect who called on one of my real estate team's listings. After answering the prospects questions, I asked her what prompted her to call about the home.
She told me that the pictures drew her eye into the listing. She made a remark that many of the listings she found on the web did not have multiple pictures. She even added that a few of the Kansas City listings had no pictures.
I remarked to her that we believe that a picture says a thousand words. In fact our real estate web vendor has invested thousands of dollars in the software that displays our pictures.
The prospect said she could tell the difference. That is why my team invest thousands of dollars in our web technology while most of our competition is either cutting back expenses or spending their marketing dollars elsewhere like on fancy cars, vacations and slick "I'm #1 Ads".
We have spent time and money researching what our clients want. Our customers want to see pictures. They also want the most bang for the buck. Is that you? Maybe we should talk.

There is no single answer for this question because the rules are changing monthly.
In the old days if an investor kept a home for 6 months they could make unlimited profit. Many guidelines have changed to narrow the flip time to 90 days. Unfortunately, when the flip time narrowed to 90 days many lenders started putting caps on the profit an investor makes.
Last month, we had a buyer make an offer on a flip foreclosure. The flipper has done an incredible job rehabbing the home.The problem was that the flipper did much of the work himself and could not provide receipts for the work completed to the lender or appraiser.
The lender said the flipper was making too much profit. The flipper would not agree to a lower sales price so the buyer went out searching for a new lender to loan them the money to complete the purchase. Three weeks later the buyer found out that no lender would provide a loan.
If you're looking to flip Kansas City foreclosures I suggest discussing your plan with an experienced Kansas City real estate agent who works with investors. I have some awesome referrals if you need a place to start.

A common problem in Kansas City is a few Kansas City homeowners associations being fed up with unpaid home association assessments on homes in the process of foreclosure.
Now homeowner associations have a new legal tool to force lenders to pay.
With so many abandoned distressed Kansas City homes, it is becoming increasingly difficult for home associations to pay bills for services such as water, cable and maintenance. When there are shortfalls, associations typically have little choice but to raise fees for all homeowners who do pay their bills.
Legally, the owner of the property must pay the fees. But when banks take months or sometimes a couple years to foreclose, properties are left in limbo. Holding off on foreclosing by lenders is common due to the number of homes worth less than the mortgage amount. This leaves no one paying association fees.
Many homeowner associations have found a legal process in a reverse foreclosure.
When a home or condominium owner stops paying, the homeowners association files for foreclosure itself and takes title. It can do this because of the unpaid fees. The homeowners association does not have the ability to sell the home because of the bank's lien, so it asks a judge to give the title back to the bank.
Why do the home owners associations do this? Isn't this speeding up the foreclosure process?
The homeowners association does this to speed up the foreclosure process. Now that the lender owns the home, it is legally has to pay the fees.
The legal tactic is new but is gaining popularity as more associations hear about it. Will reverse foreclosures start happening in Kansas City like they are being used in homeowners associations in South Florida.
It worked this year for Keys Gate Homeowners Association in Homestead. A lender had filed a foreclosure notice for a condo more than two years ago but was dragging its feet.
The association, represented by The Association Law Group of Miami, was awarded title of a home in January. The judge transferred ownership to the bank the same day.
If you live in an area of high real estate foreclosures you may see reverse foreclosures soon.

Yesterday on the phone whether the Kansas City real estate market is a buyers or sellers market. I explained to the prospect that it depends on what part of the city. In some areas the market is s strong sellers market. Sellers are getting multiple offers and are selling their homes very close to list price. Other areas in Kansas City have been hit hard and homes are selling 10% or more below list price. One of our buyers made and offer substantially below the list price and got their offer accepted. Another buyer has made several offers at or near the asking price and hasn't had a single offer accepted. On the reverse, we have had some areas where homes sell within 30 days and other areas where homes are taking 150+ days to sell. The real estate market is different from city to city and in fact subdivision to subdivision. Pullen from Kansas State and Jordan from Xavier exchanged friendly words on the court. According to interviews, Pullen said that he was asking Jordan to stop making threes. Jordan jabbed back at Pullen asking him to stop making threes.
Unlike last years 6 overtime game when Syracuse and Connecticut went to many overtimes due to exhaustion and missing shots, this years greatest game involved some incredible shots.
Kansas State and Xavier made threes from all over the court. Not only were there threes, but there were some pressure cooker last second threes.
In my opinion, Buffalo Wild Wings fixed the game. Haven't you seen the commercial when a patron from Buffalo Wild Wings wants the basketball game extended and the bar tender presses a secret button and the game goes into overtime?
Whether the game is the greatest game or not, Kansas State needs to start preparing for the next game on Saturday at 3:30.
Saturday, Kansas State will battle Butler for the right to play in the Final 4.

From Overland Park Police Department: The Overland Park, Kansas Police Department is conducting a DUI Saturation Patrol on Friday, April 2, 2010. It is the police department’s goal to reduce alcohol related auto accidents and discourage impaired driving within the Overland Park community. The DUI Saturation Patrol will begin at 11:00 PM, and the enforcement will not end until 3:00 AM. The Traffic Safety Unit will hold a briefing at the Myron Scafe Building, 8500 Antioch, Overland Park, KS, prior to initiating the enforcement.
Drinking and driving is not smart. Drinking and driving in Overland Park on Friday, April 2nd is definitely not smart.

An Olathe, Kansas home buyer called me yesterday and took out her frustration on me. She wanted to know why it is so hard to find homes for sale. Her problem was that nearly every time she got around to calling a Realtor about an Olathe home for sale, the home was sold.
The Olathe home buyer explained to me that she would spend countless hours combing through the ads on Realtor, Zillow, Trulia, Craigslist and a couple other real estate websites. She would then drive by the homes of interest. When she found a home of interest, called the Realtor who had the listing. Her problem was she was finding homes to late. Does this sound familiar?
If this sounds like what you have been doing or know of someone that is on this path, you may want to read on.
First, I pointed out to her, that the Realtor who had the listing, was representing the seller. She knew that but didn't understand agency in Kansas. The listing agent will communicate everything she says to the home owner. I suggested she find a buyer's agent. She said she, "didn't want to pay the commission."
Good question. Did you know the home buyer does not pay the commission. She didn't.
Next, I suggested that she get hooked up with listings from the Kansas City MLS. Why? Because she can be one of the first home buyers to the property. Rather than finding a home that has been on the market 35 days, she can be notified the first day the home comes on the market. That should give her plenty of time to driveby and qualify the property, right?
A Realtor can also tailor a search to her specific needs and interest. Filtering out the properties that do not fit her specific needs and interest. Does that sound good? Matter a fact, she could have listings with multiple pictures delivered to he living room the day they go on the market.

If you are like most people, you have been tired so far this week. many of us are adapting to the change of time I wanted to through out some facts. Did you know that the Daylight Savings Time Saves Lives? In 1975 the U.S. DOT conservatively identified a 0.7% reduction in traffic fatalities during Daylight Savings Time, and estimated the real reduction to be 1.5% to 2%.
In 1995 the Insurance Institute for Highway Safety estimated a reduction of 1.2%, including a 5% reduction in crashes fatal to pedestrians.

If the Reader's Digest calls and says you've won a giant cash prize in their sweepstakes, you should probably be skeptical, the Johnson County, Kansas District Attorney's office reports. Olathe, KS. police say they've been contacted by people who were allegedly contacted by the sweepstakes -- and were then advised by the IRS that they'd need to pay 9 percent of the prize to cover taxes. The District Attorney cautions individuals to protect themselves from these types of con games by discarding offers from sources that ask you to pay fees, taxes or other charges to claim a prize. Before you start giving out cash to win a prize, do some investigating. A legitimate company would not ask you to pay for fees and taxes prior to receiving the prize.

I met a Kansas City homeowner last year who needed help. Not only did she owe more money on her home than what it was worth, she couldn't keep paying the current mortgage.
As I sat down and heard her story and how it was affecting her kids, I couldn't help by digressing to similar stories I have heard from other Kansas City homeowners.
I suggested to the homeowner a short sale, but that meant giving up the home she has lived in for over 10 years.
The path the homeowner decided to travel was to negotiate a loan modification or to receive a forbearance. Since both of these options included keeping her home, the homeowner decided this would be the best path. Although I explained to the homeowner that I was quite sure the lender would not negotiate a loan modification or forbearance because of her inability to meet the monthly obligation, she still wanted to rely on hope.
Now fast forward to today. This homeowner has been denied a loan forbearance and a loan modification by the lender. Now she is a week from the foreclosure sale and she wants my help. In this particular homeowners situation, negotiating a short sale is to late.
The best scenario would have been to work all solutions at the same time. Now this homeowner does not have enough time to negotiate a short sale and she has decided that a foreclosure is her only option.
Although I referred her to an attorney who may have the ability to help her, this homeowner is stressed from working with the lender and being fed false promises.
If you or someone you know is in a similar situation, contact an experienced professional early. Waiting to long will decrease the number of options.

Today, I received a letter from the Olathe Police Department regarding they want my opinion.
You see, a couple weeks ago I reported a theft at one of my clients homes. A worker drove by my clients home and removed some items from the yard. The worker was not performing work at my clients home. I gave the police department a slam dunk case due to having a really good description of the vehicle with the business name on the side.
Four days after reporting the theft to the Olathe Police Department, I called the police department to get a updated status.
Guess what? The police officer assigned had admitted that they hadn't done a single thing to pursue the thief.
So I took it upon myself, to contact the business who was on the side of the vehicle. The business what caught blind and after a brief discussion, I concluded that the only involvement the business had was that an employee used their vehicle.
A couple hours after my meeting with the business, I received a phone call from a guilty person. They explained that a friend did the theft and they wanted to know if they gave back the stolen items if I would not pursue their friend.
I said, "Sure."
I did my part, the thief had not.
Now the Olathe Police Department wants my opinion. What should I say?

This analogy came to me this morning. My daughter wanted a hug this morning. As I moved toward for the hug my daughter said, "ewe". She then moved at a road runners pace away from me.
At first I thought she was taking this K-State- KU thing a little far. Then she said what is that smell.
You see I got up early and I had already downed 8 cups of dark black coffee.
Now back to social media. If all you are doing is posting sales statements and boasting about yourself, your audience will move away from your message.
Start by knowing your audience or customers. Tweet and post on Facebook information that they want to hear. Add content that will create a relationship.
If you attended a networking event and the discussion was about which search engine is best to use, Google or Yahoo, would you stand up and say "You need to buy this widget because it will help you sleep better?"
If you answered no, then why would you do it online? If you answered yes, then you are beyond help.
When you are posting a tweet or status update, post content that your audience or customer will find useful. Try to create a relationship by asking a question or adding a "Call to Action Statement." Make your message interesting to your audience or customer.
If you need a test, run your tweet or status update by a friend and ask them to be honest. If this doesn't work. run it by me.
It is ok to mix a little sales and info about you. It is when you say the same thing over and over.
Social Media is more than advertising on a billboard. It is advertising with social interaction. If you are not getting any interaction, then your message is boring to your customer.

Someone just emailed me a question. What is a "Tweetup"?
As everyone probably does in Kansas City, my first response when I heard the term ‘tweetup’ was to pretend I already knew what it meant. Now that I have actually been to a few tweetups (kudos to the Social Media Club of Kansas City) I can honestly say it is an amazing extension of our virtual network. To put a face to someone you have heard online is amazing. A tweetup is an event where people who Twitter come together to meet in person. At a tweetup you meet the people you might only otherwise know virtually. Like finally putting a name to a face, a tweetup is a great opportunity to really connect with the people in your network and share just a little more than 140 characters at a time. A tweetup is an excellent opportunity to network and share ideas. The advantage with a tweetup is participants will continue the conversations on Twitter. I stopped by the Social Media Club of Kansas City's tweetup this past Thursday at the Kansas City Cafe. It was another great meeting that I absorbed tons of ideas. There were experienced tweeters there and also newbies. There was even one person there who had never tweeted before. It was nice to meet more tweeters of Kansas City. Special kudos of Lisa Qualls (@LisaQualls) for pulling the event together.
As twitter grows, you'll hear more about tweetups. The first tweetup you may feel the need to observe. The second tweetup you may have the courage to add. That is great. Go at your pace. There is no right or wrong way. Let us know what you think or add to our blog by writing a comment.

If you have been skimming the headlines on Twitter, Facebook, or your Google reader you might have seen a handful of post about an Olathe Agricultural Economist, Bill Helming, predicting a depression is looming. Bill is making a dire prediction of a beaten-down stock market, a jobless rate at 12 percent, widespread debt defaults and a deflationary price spiral. Bill has made many predictions in the past. Some of come true and other predictions have not. Will this prediction come true? Bill hopes not. What do I think? There are to many people that are seeing the writing on the wall and have been working on correcting the economy. Whether it is for themselves or for a group of of people. I think for those people who have not started recession proofing their businesses, they will see very hard times. What do I mean? Technology has passed many people up and their are to many people who have not adapted to the changing times. For those people who have a strong social network, this Kansas City Realtor believes you will see good times ahead. How do you have a strong social network? You use social media to market, advertise and communicate your message with your customers. Doesn't it make sense that a business with 25,000 people in its network will probably weather the economy better than a business with 100 people in its network? Businesses that have created a social media strategy to their business plans will weather the storm. Nuts & Bolts True Value has announced plans to open a new store in Overland Park, Kansas by the spring of 2010. The 30,000-square-foot store, a Destination True Value (DTV) format, will feature a central service station, high-definition video to show products and prices, and interactive touch screens to let shoppers hunt for product details. The new store will be in the Shannon Valley Shopping Center, The owners also operates two other units in the Kansas City market: one in Independence, Mo., and a second location in Overland Park.

Kansas City Networking is slowly growing. This past week the group has grown to over 1600 members on Facebook. Yeah!
With this growth, we are looking to provide more networking opportunities to our members including tweetups and social media seminars.
This past week we hosted our first tweetup/meetup and had 82 members participate. We received many fabulous reviews and we will be working to insure future events are beneficial for our members.

The Olathe Police Department is warning the residents of Olathe about a possible scam going around. They've been contacted by residents of Olathe who say they've received calls that claim to be from the federal government or a delivery service. The callers want to know when the resident will be home so they can drop off a package. The Police believe the callers are actually burglars trying to figure out when Olathe residents might not be home.
The Olathe Police Department recommends getting a name and a number to call back, preferably through a main company number, and double-check that listing before calling back. Let us know what you think or add to our blog by writing a comment.

A woman was allegedly beaten and robbed by a group of young adults in an Olathe Wal-Mart parking lot Friday evening. The suspects were arrested shortly after the attack. Olathe Police were called to the Wal-Mart at 13600 S. Alden St. around 6:45 p.m., according to Lt. Scott Russell. A 42-year-old woman told them she had been physically assaulted by three people who also stole her purse. Her minor injuries were treated at the scene.
The police arrested the four adults down the street from the Olathe Walmart, shortly after spotting the suspects car. The four adults included 2 women and 2 men. The stolen purse was found inside the suspects car.

Have you ever heard "Be careful for what you wish for"?
That is so true for me. I have been wanting the Kansas State Wildcats to meet the Kansas Jayhawks in the Big 12 final. Now here it is. My dream is coming true.
It's big. Look at how many top 20 teams have vanished in the NCAA mens basketball? And my two favorite teams are tops in the Big 12. The Jayhawks are a lock for a #1 seed in the NCAA tournament, win or lose. My Wildcats could sneak in and grab another #1 seed.
This is a dream year for college basketball fans from Kansas. Isn't it?
How big is the game tonight? ESPN grabbed the coverage and will feature the game tonight moving another tourney game.
If you are watching twitter, you'll notice thousands of tweets about the matchup.
Andy Katz, and ESPN sports writer, wrote on his twitter that " You can debate all you want but Kansas-KState in KC will have the best atmosphere of any conference tourney title game in 2010."
A ticket scalper was quoted before the Wildcats victory with "Big 12 has half of its dream final. If Kansas State beats Baylor tickets will go for $300 to $400 Sat. night."
Now my split household will watch the game. Yes you heard me right. I married a Jayhawk. We have fun, even to the point of dividing the decor in our sports room.
My next dream is to see KU and KSU as #1 seeds in the NCAA tournament and meet in the final game.

Why is it when I used to hear the phrase "Your the best dad ever" from my kids, there is always a question that follows? Did or does this happen to you? It is usually came after a thorough clean of their bedrooms, pickup of their toys or a long discussion of a game a friend got. It actually kind of became comical and after my years of parenting and now having teenagers, I can typically predict when those words would come out. Now I could quickly meet the demands of my kids and remain the "best dad ever" or I can take another approach. What is that approach you ask? I could show my kids how to earn money and let them decide how to spend it wisely. I did this and now my kids have a great understanding of the economy. How do you deal with this? A Salty Iguana Mexican Restaurant will open in May or June in the former Uno’s Chicago Grill building at 8420 W. 135th St. in Overland Park. Salty Iguana, the local chain made famous by University of Kansas basketball coach Bill Self’s radio advertising spots, is leasing the space from a local group of investors that recently bought the building.

Kansas City, Missouri school superintendent, John Covington proposed the 'Right-Size' plan arguing that the financial future of the entire school district was at stake. The plan shutters 28 of Kansas City's 61 public schools, cuts 700 jobs and saves $50 million to help reduce a burgeoning deficit.
Since hearing of the school closings, I have just heard that the plan to close the schools is by next school year. That means a junior in a high school from a school closing will have to graduate from a new high school.
Also in the plan is the middle schools will be closing. The plan is for middle school students to attend high schools.

The application process for the 2010 Johnson County Heritage Trust Fund Grant Program is under way. The program is making available $250,000 for eligible organizations to apply for local history and heritage grants. Completed applications must be delivered to the Grants Division of the Johnson County Department of Budget and Financial Planning by 5 p.m. Monday, April 12, for consideration by the Johnson County Heritage Trust Fund Grant Review Board. In 2009, the grant program authorized $250,000 for 12 historical projects in eight cities. The trust fund was established by the Johnson County Board of Commissioners in 1991 to preserve the heritage and history of Johnson County. Projects that promote historical activity in the county are invited to apply for funding grants.
Governmental agencies and nonprofit organizations in Johnson County, Kansas are eligible to apply for the grants.

I have heard this many times. Matter a fact I was at a Kansas City Realtor event yesterday and I had an agent explaining to me that there is no difference. No wonder people are misinformed.
I decided to write about this due to a conversation I had with a home buyer yesterday afternoon. The home buyer directed me to a Kansas City website that had the foreclosure processes in Kansas City confused.
First there is a difference in foreclosures in Kansas and Missouri. I'll water it down so you can understand.
In Kansas, foreclosures are done through the courts. There is a process a bank must perform in exact order to foreclose on a homeowner. Once the foreclosure sale takes place, a homeowner has a period of time called "Redemption Period" to buy back or sell the home. The process in Kansas takes from 7 months to 2 years. During this process homes can be vacant for a long period of time.
In Missouri, the courts are not involved in the foreclosure. There is no exact system to foreclose and once the foreclosure sale takes place, it is usually final.

When a home is sold in Kansas there is an economic multiplier impact. There is greater spending at restaurants, sports games, and charity events. The size of this "multiplier" effect is estimated to be $8,961 per home sold.
Additional home sales induce additional home production. Typically one new home is constructed for every 8 existing home sales. Therefore, for each existing home sale, 1/8 of the new home value is added to the economy which is estimated in the sate to be $18,525.

A former basketball and track star from Olathe East was the victim of an early Sunday crash. Tamara Vincent, 25, was killed when her car veered off Interstate 70 at Interstate 435 around 3:45 a.m., according to Kansas City police. Vincent lost control, left the road and struck a large exit sign pole. Fire consumed her Nissan Altima.

According to the U.S. Department of Energy, Kansas is ranked #2 in potential wind energy. What this means is that Kansas is has the 2nd largest potential in the nation for generating wind power. Kansas was #3.
Texas is #1. Montana, Nebraska, South Dakota round out the top 5. The old #1, North Dakota, is now #6.

Great question. Will the lender pay for moving expenses when selling my home as a short sale?
I have found that the lender will NOT automatically agree to moving expenses. Sometimes it depends on what is owed and how much of a loss the lender will be taking. Some lenders will never pay for moving expenses nor gain financially from the sale.
In other cases, some lenders are extremely easy to work with and have setup many programs to help underwater sellers.
There is a good chance that the REALTOR can negotiate moving expenses if the short sale is negotiated early in the process and the home is in very good condition.
I have found that when the lender will pay some part of the moving expenses, the sale goes a lot smoother.

The number of buyers who agreed to purchase a home fell sharply in January, a sign that demand for housing is sinking this winter as stormy weather slammed Eastern states. Record snowstorms in January and February had many Americans shoveling sidewalks and driveways instead of combing through listings for open houses. Partly as a result, an index that tracks sales agreements fell 7.6 percent from December to a seasonally adjusted January reading of 90.4, the National Association of Realtors said Thursday.
It was the lowest reading since last April and a disappointment to economists, who had expected it would rise to 97.6.
The weakness, however, was not confined to the wintry Northeast. The biggest month-to-month drop was in the West, where sales fell 13 percent. Sales fell almost 9 percent in the Northeast and Midwest and 2 percent in the South.
Although low mortgage interest rates and the tax credit should help increase real estate sales, there is a bigger problem.
Many homeowners who would like to take advantage can't because they owe more money on their homes than what they can get from an appraisal. To many people are stuck. That is why I see an increase in foreclosure filings.

Sounds like a big percentage since Kansas is a farm state and relies on crops like wheat.

Yesterday I had a usual phone call. An Olathe home buyer called on one of my Olathe listings as they were FSBO shopping.
I did what my training as guided me to do when a buyer calls on a property. I first clarify the property the buyers is asking about then I restate the question. Next I answer the question they ask then I state a closing question.
In this particular situation, the buyer was frustrated. At first I thought it was me. But after a few minutes I found out that the buyer was frustrated that Olathe Realtors were using FSBO or pointer signs without the company information.
I knew I didn't do this on my Olathe listings so I asked the buyer if they experienced this very much.
After the buyer said yes, I informed the buyer that the Olathe real estate agents who practiced this advertising technique were actually breaking Kansas State Law.
In Kansas, real estate agents are not to mislead the public with advertising. The company name is to be clearly stated on the pointer signs.
I suggested that instead of venting to the Olathe real estate agents who are abiding by the law, they should contact the Kansas Real Estate Commission.

The central bank’s report is a summary of economic activity from businesses and contacts outside the Federal Reserve from across the country. Its latest Beige Book, issued this week, was compiled in preparation for the Fed board’s March 16th policy meeting and is based on information collected through February 22. Data from nine (Boston, New York, Philadelphia, Cleveland, Chicago, Minneapolis, Kansas City, Dallas, and San Francisco) of the 12 Federal Reserve districts indicated that economic activity improved, but in most cases the increases were “modest,” the Fed said.
Although the Kansas City central bank reported that real estate sales were strongest for low-priced and starter homes, it was apprehensive about real estate sales once the home buyer tax credit expires in a few months.
I agree with the Kansas City Central Bank. I recommend that Kansas City homeowners thinking about selling this year should contact a Kansas City real estate professional now to see how their market is for their area. If the timing is right, I suggest selling now and taking advantage of the home buyer tax credit.

Ten Kansas City area banks ended 2009 with problem loans and real estate foreclosures that exceeded the value of their owner’s equity. Problem assets don’t mean banks will lose that much money. The amounts have been reduced to show what value remains. Banks also have set aside reserves to cover potential losses. But the rising levels of problems highlight the industry’s deeper struggle with tough real estate markets. Seven banks on the list weren’t there a year ago, and three of those stand out as among the larger Kansas City banks based locally.

If you have been in a cave the past week you may have missed the news about the state capital of Kansas. It is no longer, or for at least the month of March, Topeka, Kansas. The mayor of Topeka has started a marketing campaign in order to whoo over the new Google Fiber. Part of his marketing campaign is to change the name of Topeka to Google for the month of March.
This may or may not work.
According to Google they are looking for people to nominate their city.
Overland Park has been included in a short list of possible cities and being a Google Fiber city.
Overland Park is creating a advertising program of getting people to complete the Google nomination form.

The partnership behind a mixed-use development in the Northland has filed for bankruptcy reorganization to help the stalled project weather the current development downturn. Kinsley Forest Estates LLC, developers of a 110-acre commercial and multifamily project southwest of U.S. Highway 169 and Englewood Road, filed the Chapter 11 case Tuesday in U.S. Bankruptcy Court in Kansas City, Mo. The partnership, led by Lenexa developer Hudson Gilliland, listed total assets of $16,250,485 — all but $485 of which is attributed to the investment land — and total liabilities of $7.85 million. Of that amount, $7.66 million is attributed to a loan from Overland Park-based Hillcrest Bank. With many developers experiencing the same issues, I think you will see many developers filing bankruptcies to buy time until the real estate market improves.

Try to think of someone you know who, in this economy, has lost a job or had a big drop in income. Now let me ask you a question about them:
Have they stopped eating? They haven't, right? That's because we all have to eat. If we lost our source of income, we might adjust how we eat, how much we eat, or what we eat. We may even get creative with meals. I remember in my early years I loved maccoroni and cheese and ramen noodles. Peanut butter and jelly was also a favorite. I didnn't have much money so I found food sources that were cheap. I didn't stop eating. We don't just stop feeding our bodies, right? We can't. Unfortunately, that simple logic doesn't transfer to our businesses. As the economic markets across the country have declined, business owners and sales people have had to cut back on expenses. Those that haven't cut expenses have had to typically shut their doors. The sad part, I see them when they fail.One of the first areas to get cut from a business budget is marketing and advertising. Some businesses cut back because they simply don't understand the evolution of marketing and advertising. Others because they think it cost to much or will take up to much time. You can't stop marketing and advertising your company. This is what feeds your business, and without it, your business starves. Believe it or not, you can learn a valuable lesson about recession proofing your business from a story about two farmers. You wouldn't let your family starve. Don't starve your business!
A Lesson of Two Farmers - A Simple Lesson That Will Lock Customers to YOU for Life
I want to share a story with you that will most likely change the way you look at your business. It’s a story that legendary business-building guru Dan Kennedy tells. It’s a story that illustrates a mistake most Kansas City business people make.
It goes something like this …
Two guys decide to start their own farms. The first guy runs out and buys a bunch of cows for his farm because he believes that he can turn the cows into profit.
The second guy wants to buy cows, too, but he realizes that he doesn’t have the proper setup to handle the cows and turn them into profit. So instead of racing out to buy cows, he calls a fence company and has a massive fence built around his pasture. Next he plows the fields with grass to provide food for his sows. Lastly, he orders cows for his new farm.
The first farmer’s cows arrive, and slowly but surely they wander away because he didn’t do anything at all to keep them in his pasture. He bought the cows, invested the money he thought would produce results, then he let them all just walk away.
The second farmer’s cows, on the other hand, nicely fenced-in, fed and nurtured by the farmer, stayed on his farm and produced income for many years to come.
Unfortunately, most people operate their business just like the first farmer. Instead of investing in cows, however, they’re investing in leads for their business.
Let me stop for a second and introduce myself. My name is Chris Dowell, and from my years, I can say with 100-percent certainty that most business people don’t have a real plan to handle the leads they generate. Typically those that fail end up calling me to sell their real estate assets. I've been doing this for 20 years.
Look at how many businesses go out of business in a year in Kansas City? One report I read this morning reported that 95% of the businesses that start up today will be out of business within 3 years.
Businesses are spending a fortune to generate a ton of leads, but they don’t have a way to keep those prospects engaged or involved. They repeatedly waste a TON of money by letting these prospects just wander off.
Where does this leave you?
It leaves you wasting time chasing prospects, begging for business, asking clients for referrals – all with no way to keep your prospects in your pasture.
If you don’t lock customers to you, you’ll be forced to sacrifice your free time, working entirely on someone else’s terms.
Can you even count how many family events you have missed? Do you even want to think about how many times you let people you cared about down because of your schedule? The truth is business people constantly bend over backwards for customers, sacrificing time, energy and money, always chasing the next sale. And you do it for one primary reason …
You’re replaceable
It sounds bad, but you know it’s true. Your customers can easily replace you. You sacrifice your happiness to make a sale. If you don't there is somebody down the road who would gladly fit themselves into your customer's schedules. If you don’t say “yes” every single time a customer asks for something, you feel as though you could lose that customer. The feelings are real and justified. Business' do lose customers all the time. Customers are not as loyal as they once were.
Heck, I just had a business person tell me about a loyal customer of 10 years left for a competitor. He was definetley upset as he told me the story over the phone this morning.
So you cater to the whim of every customer, holding their hand, kissing their behind, because you know if you don’t, someone else will.
How to finally turn the tables
If a customer wants you to be available 24/7, and you’re not, they simply move on to the next business. But what if you could turn the tables? How much easier would life be if you could simply move on to the next customer, the way these customer just move on? The only way this would be possible is if you had more customers than you needed.
So what does a Kansas City business have to do to have more customer than they need?
Customer come from leads. To have more customers than you need, you must have more leads than you need. This puzzle is solved by working backwards, which wasn’t taught in any of your business class in college, right? But some businesses have figured it out and have begun testing new lead-generation strategies and marketing campaigns to generate more leads. This is great, but it creates a new problem.
What do you do with all of these leads?
Let’s get back to the story of the two farmers. Smart, successful business are the ones who put a “fence” around the leads they generate. This is how they become irreplaceable in the customers’ eyes, and how they are able to simply move to the next customer and work on their own terms.
The old thought to keep your customers engaged is to create a newletter. It used to work for me. It may still work now for you.
To me the best fence a business owner can build around their customers is a powerful social media campaign.
Social Media is marketing and advertising with a social interaction. There are hundreds of forms of social media. You need to be where your customers are on the web. Striking up conversations, answering questions and offering helpful information. When ALL of your social media tools are working in harmony, then you have a social media campaign or plan of action. A good social media campaign keeps your prospects engaged. It’s a way you can provide them with something of value, establish yourself as an “expert” in your customers’ eyes, and build a relationship that makes YOU irreplaceable to THEM, instead of the other way around. A good social media campaign is a tool the best marketers in the world use to put a fence around their leads and convert them to income.
The key word is “good” social media campaign. How do you come up with a “good” social campaign?
You could read books and there are many of them on how to create a social media campaign.
You could read blogs like Mashable and Seth Godin's.
You could hire a fantastic social media expert and I know many of them.
You may even decide to attend social media events like the Social Media Club of Kansas City (no matter what you do, I do recommend this)
You could stay up all night for a weeks straight and study trends, like I have.
Or you could do what I have done. Implement a little of all of the above.

If you haven't heard the big news in Topeka, KS., Then I don't know where you have been. The mayor of Topeka has changed the name of Topeka to Google for the month of March in hopes of being a guinea pig for Google's high speed internet service.
So for the month of March, the Capital of Kansas is Google, Kansas.

As if the Olathe and Blue Valley School Districts haven't had enough bad news. Now comes Senate bill - SB 359. The Senate Education Committee approved bill SB 359 that could reduce the amount of special-education dollars for the Blue Valley and Olathe School District in Johnson County, Kansas by approximately $7 million. That’s on top of millions more already lost in state aid since the school year began July 1. Gary George, an assistant superintendent with Olathe schools, said his district will lose about $2 million this year if the Senate bill — SB 359 — passes the Legislature. George noted that Olathe has already lost about $14 million this year in general state aid and county sales tax. And the Senate bill approved Monday applies to the current year’s school budgets. “It pulls the rug out from underneath us because we and everybody else have been planning based on what we thought we had in place last summer,” George said. Sixteen years ago, lawmakers created a fund to help local districts, like the Olathe and Blue Valley School Districts, pay for special-education students whose schooling was expensive — more than $25,000 per pupil. The Senate bill would increase that threshold to $46,000 per pupil. Lawmakers said they intended the money, known as “catastrophic aid” to pay for services for students whose educational needs would constitute an unusual expense for schools. But last year the Olathe and Blue Valley School Districts changed the way they calculated special-education expenses by adding the costs of such services as busing and instruction. As a result, more special-education students qualified for catastrophic aid. The problem has been if the Olathe and Blue Valley School Districts get more aid, less aid goes to the rest of the school districts in the State of Kansas. Senate Bill - SB 359 looks to more evenly divide money. If passed, the funding would apply to the current year.
