  In major events you find out what you and the people around you are really about.
My wife and I have been through major events before. During a 3 month period in our lives, my wife totalled out our new Honda (She was hit in the rear by a large truck. The driver wasn’t paying attention and drove into my wife’s lane), my son Chandler was rushed to the hospital because he couldn’t breath, and we lost all of our belongings and house to a house fire. My wife and I got through despite many adversities. At the time our oldest kids were both under 2. My wife and I thought that would be the worst 3 months in our lives. Boy were we wrong.
The past month, I have learned what kind of kids I have. Despite many hours helping out Tom, Lisa, Hailey and Cooper at the hospitals and malfunctioning phones (both my wife and I have received poor service from our longtime cell phone provider), both of my boys have showed me what type of boys they are.
C.J. finished his first semester in high school with straight A’s. He has also helped quite a bit around the house while my wife and I have been gone.
Despite finishing the wrestling season on not so positive note, Chandler, is now understanding that the medicine he is taking will further weaken him. Despite this he finished the the past semester with good grades and made the basketball team.
Both boys have been semi-ignored this past month by my wife and I. Sure they made it to school, but there were days that they felt bad and we weren’t there. We did our best to get them to practices but we still missed a few.
Unlike past birthdays where the boys were treated as kings at Chuckie Cheese or more recently Dave and Busters with both extended families, this year we had a quiet dinner at a pizza joint with my wife’s side of the family only. Sure they could think of themselves, but they didn’t.
Christmas was kind of helter skelter, but the boys were just happy to see everyone.
C.J. told me, “It is kind of hard to celebrate birthdays and Christmas when someone is missing. It is really good that Lisa, Hailey and Cooper are out of the hospital. Hopes Lisa will not have to go back.”
Chandler is a man of few words (ok, I tried). If you knew Chandler and Hannah, they would be best friends one minute and having a battle the next. Chandler hasn’t really talked and I know tomorrow will be real hard on him.
Hannah really isn’t missing, according to my daughter Cassie. She talks to her everyday on her special phone. I guess everyone handles situations differently. Hannah and Lisa would call Cassie their jitterbug. Cassie is always moving, jumping around and dancing. Cassie was really looking forward to watching Hannah cheer more this winter.
Overall, I’m proud how my boys have picked up after this family crisis.
After I head to my cell phone provider to get some kinks worked out of my phone (like making phone calls and using the track ball), my family will be preparing for a hard day tomorrow.
Reflecting on the past few weeks there is something my family and I have learned. Don’t put off telling someone you love them today, because you might not have the opportunity tomorrow.

Hannah was born Dec. 3, 1997, in Merriam, KS, to Thomas Michael and Lisa Marie Dowell Apperson. She and her family moved to Gardner in 2002. Hannah was a seventh grader at Wheatridge Middle School where she was a cheerleader, played soccer and violin in the orchestra. She loved to cook and enjoyed gardening with her grandparents. Hannah was a member of Sacred Heart Catholic Church. She loved the little things in life like playing outside in the rain. She loved the candy Skittles so much in fact that her nickname became Skittles. Hannah was a fan of The Twilight Series and loved to read. She worked hard at being better at skateboarding. On a perfect day we would see her cooking in the morning, eating sushi in the afternoon, and showing her talent at Xbox in the evening. Hannah kept her friends close like family, because family was the most important thing to her.
The Apperson family would like to express our sincere appreciation for the overwhelming love and support our family has received from the Gardner community, including Hannah's school friends and teachers, many local businesses, many churches, and many neighborhood friends.
Hannah is survived by her parents, Thomas and Lisa Apperson; sister, Hailey; brother, Cooper; maternal grandparents, Jerry and Sue Dowell, Overland Park, KS; paternal grandparents, Sharon Jean Apperson, Overland Park, KS, Bill Apperson, Dallas, TX, Joyce Apperson, Phoenix, AZ; uncles, Chris Dowell and wife Chris, Steve Dowell and wife Nancy, Jason Dowell and wife Jenny, Joe Apperson, Paul Apperson and aunt, Jamie Apperson. Part 3....
But perhaps the toughest news from Fannie Mae concerns borrowers who have gone through foreclosure, (or are classified as a walk-away).
As we’ve discussed in the past, walk-aways’ are folks who have had enough....They leave their homes, maybe even turn in their keys to the lenders...and they walk-away. These end up being foreclosures, but the properties take a beating while they are vacant. Maintenance suffers, vandalism may occur, and the additional expenses involved
They will be excluded from obtaining a Fannie-backed loan for seven years, up from four.
Let’s touch on that again....If you are classified as a “walk-away”, or have travelled through a foreclosure, you will wait SEVEN years before you will qualify for a home loan.
SEVEN years.
Do you need a better reason to choose a short sale of your home?
“That’s a long time in this economy,” Ms. Kreyer said. That change was announced separately from the gift and debt rules, but will also take effect in Fannie Mae’s automated underwriting systems next month.
SO, agents…
….have you informed would-be walk-aways that they will be out of the housing market for SEVEN years….if don’t do a short sale?
Remember, short sales only take them out of the market for 24 months!
Fannie Mae buys or guarantees around $3.2 trillion in residential loans, about 28 percent of the entire residential mortgage market in the United States. Lenders typically issue loans based on the agency’s guidelines. Buyers who do not meet the new Fannie Mae requirements may have to consider a nonconforming loan from the Federal Housing Administration.
These loans, which do not follow Fannie Mae underwriting guidelines, require mortgage insurance premiums and, for those with low credit scores, higher interest rates and steeper down-payment requirements.

I helped contribute 35,000 meals to Kansas City Harvesters - What did you do today? Most days end with a conversation with my two sons. We typically discuss what we had done that day, what we learned and what we need to do to prepare for the next day. My son, Chandler, started the conversation that he had already completed his 17 pages of homework. He then proceeded by showing me the homework. I figured it was something simple and it was really 10 minutes of homework. In reality it looked difficult. I asked him how he was able to squeeze it in between practices tonight. He said his goal wasn’t to look at all 17 pages at once and let that worry him. He set a goal of 1 page at a time. The next thing he knew, his homework was done. My son, C.J., shared the Simone football ceremony with me. The ceremony honored Nathan Stiles (the Spring Hill football player who died this season) and Trevor Roberts (the Kansas high school player who lost part of leg due to a hit during a football game). Kansas City Chief’s players Matt Cassell and Thomas Jones gave speeches to the students in attendance. Bubba Starling won the Simone Award as the most outstanding Kansas City metro high school player. Bubba gained over 3200 yards with an impressive 2417 on the ground in 12 games. C.J. shared with me that you need to set your goals in order to succeed. He then headed to work on some goals for next year. After my boys shared their day, I shared with them my day. First I attended a very successful Kansas City SEO meeting and we worked on a new social bookmarking site that Karl Koele introduced. I then thanked my boys for the incredible help they have done on the Kansas City Social Media breakfast and that the next event is December 9th at the Olathe Houlihan’s.  Next, I helped my fellow ReBarCamp Committee members contribute 35,000 meals to Harvesters, a local Kansas City food bank.. I shared with my boys that Harvesters is a Kansas City food bank that helps 620 non-profit agencies feed 66,000 people each week. Harvesters really needs help of the local Kansas City community throughout the year because 50% of their donations comes in the months of November and December. The summer is when Harvesters really needs help because that is when kids are out of school and that is when Harvesters gets the fewest donations. The ReBarCamp Committee will be looking to move next years event from the fall to the summer. The following people really helped make this past years ReBarCamp become a success: Chris Drayer, Michael Russell, Michael Pierce, Stacey Johnson-Cosby, Cindy Dicianni, Catherine Thomson and of course myself, Chris Dowell. My wife has been a school teacher for over 15 years. She has seen many changes in education. The biggest changes recently have been the diminishing school budget and the “No Child Left Behind” program. Both have value, yet have produced a heavy burden on school teachers. Although school districts provide the basic functions and a few high tech tools for the classroom, the rest of the expenses come from the teachers.
You know them, generally helpful people that we count on to deliver education to our children. That education moves our children, inspires our children to grow, love, laugh....
Do you know where the money comes from for decorating the classrooms, providing extra reading books, cabinets for the kids, gadgets to help shorten the gap between high functioning kids and lower functioning kids, recognition awards, and science experiment supplies comes from? Sure the school districts provide around $50 per school year. The PTA pitches in another $25-150 (depending on how strong the PTA is that year). The remaining amount comes from the teachers salary. For a typical first year teacher that is 2 months salary..
I know teachers like my wife would greatly appreciate it. As a science teacher and having a wide range of functioning kids in her classroom, her cause is a couple of high tech gadgets to help our children grow. Right now her classroom has 1 computer to share between 23 students. From what I hear, that is typical. If you don’t have a favorite teacher, feel free to support her classroom.

Part 2, Fannie Mae and Me
Um, let’s back up a short step and review a “short sale”....And “walk-aways”....
A short sale is defined by the sale of a property for less than the loan, or note, amount. Simple. The lender agrees to support the sale based on several factors. These include Seller hardship, condition of property, and many others. “I’d like to make certain I have some choice in how the property is sold,” (and what fees the lender tries to stick me with) is what we hear most often.
A walk away is an owner of title who decides to simply walk away from their property. Typically lenders move to foreclose upon these folks, if for no other reason than to take control of the property in order to maintain the asset. The lender wants to maintain the value of the property to support the note.
A strategic walk away is defined as an owner who leaves the property based on factors other than hardship. “This place isn’t worth what I’m paying for it,” might be heard as they start the car.
Lenders would much prefer the property be sold via short sale; the property is more likely kept in preferable condition, as people are still living in the home.
Most importantly, the lender knows it’s less expensive to sell via through a short sale.
Now, the not-so-good news.
Fannie Mae is getting tougher on debt-to-income ratios, or the amount of a borrower’s gross monthly income that goes toward paying off all debts. The maximum ratio for those seeking a conventional mortgage will drop to 45 percent from 55 percent under the new guidelines.
The agency is also taking a harder look at payment histories on revolving debt. In the past, if a borrower missed a monthly payment, Fannie Mae ignored it, or required that lenders add a few percentage points to the total balance when calculating the debt-to-income ratio. Now, buyers who have missed a payment will have 5 percent of the total balance added to their ratios.
Susan A. Kreyer, the president of the New York Association of Mortgage Brokers, said that buyers who had bought big-ticket items through financing with delayed payments would also be affected.
In addition, Fannie Mae is scrutinizing people who are at the end of their mortgages, with 10 or fewer payments left. It will now count those remaining balances in the debt-to-income ratios — another departure. Mortgage experts say that older buyers near the end of their loans may now have a tougher time securing a loan for a second home.
OK, so far their change seem to make sense…now for the aspect of the new guidelines which should strongly encourage strategic walk-aways to list their homes with a Short Sale Specialist ….

Fannie Mae...Related to Ellie Mae? Why Should Kansas City Home Buyers Care?Not a member of the famed Clampett family, Fannie Mae is a federal mortgage insurer....Shameless reference to the Beverly Hillbillies, for those of you over 40....Fannie Mae, and it’s sister/brother agency, Freddie Mac, underwrite the mortgages you and I use to purchase a home...more specifically, these organizations enforce the guidelines that allow mortgages to be sold to investors....And resold to other lending institutions.Why is that important...? If you’re an Overland Park, Kansas home seller, you’d better know if the new guidelines will hurt or help your cause....If you’re an Olathe, Kansas homebuyer, these new guidelines might make it easier to buy your new home.The Fannie Mae guidelines define the value of the mortgage every bit as much as the borrower’s capabilities, or the lender’s rules. Unless the mortgage meets Fannie Mae guidelines, the lender is required to hold the loan in-house, limiting the ability of the lender to resell the mortgage on the market as a securtized investment.If your Gardner, Kansas home loan doesn’t meet the guidelines, the bank is stuck with you as a client. Forever. Banks prefer the flexibility to sell their loan portfolios as they wish, so meeting the Fannie Mae guidelines is a smart thing for a bank to do....NEW lending guidelines being rolled out by Fannie Mae will make securing a mortgage a lot easier for some borrowers but harder for others.Why do you care? Well, myself and my clients like good news...do you?The rules, effective on Dec. 13, 2010 will allow buyers to use gifts and grants from nonprofit groups for their minimum 5 percent down payment, which is the threshold set by Fannie Mae, the government-owned company that sets lending standards and buys mortgages from lenders. (Freddie Mac is considering similar new guidelines, said Brad German, a spokesman.)Previously, borrowers had to contribute a minimum 5 percent down payment from their own funds, but additional down payment money could be from a gift (though never from a home seller). The exception was for borrowers who put 20 percent down: all that money could come as a gift.Because many lenders now require a down payment of 10 percent or more, the new rules mean that borrowers will still have to come up with extra funds — either their own or gifts. I read that passage several times to be clear ….here is our translation: 10% down payment is required by most lenders. Half of that 10% can come from a gift, grant etc. In essence this is allowing buyers to buy with 5% of their own money down. For those down payment challenged buyers the trick will be finding someone to give them 5% or being timely with the release of any grant money. Generally speaking, the grant money goes to certain buyers…in specific areas.(read teachers, firefighters, police etc. who are buying primary homes in areas deemed to need more stable homeowners.)Still, “this is definitely going to help upgrade buyers and young couples who for whatever reason don’t have enough money and are getting some (help) from their families,” said Edward Ades, the owner of Universal Mortgage, a broker in Brooklyn.The gift rules apply only to single-family principal residences, including town houses, co-ops and condominiums, and covers mortgage amounts in excess of 80 percent of the property’s value. Also, there is a limit on the loan balance — $729,000 in high-cost areas like New York City, and $417,000 in other areas.These guidelines are important, as gifting sourced down payments now make up a substantial component of home purchases....maybe yours does as well?With every ray of sunshine there can be a little rain, stay tuned for part 2....
