  • Facts on getting a mortgage after a short sale

    When you’ve just lost your home to a short sale, the first thing on your mind is probably
    getting a new one, at least within the next few years. But few people are aware of the rules
    surrounding post-short sale mortgage and credit. Waiting time, down payments, and rates of
    approval are all affected by your short sale, and more importantly, by your credit score after a Short Sale.

    Read on for some basic facts on getting a mortgage after a short sale.

    How long do you have to wait?

    For Fannie Mae and Freddie Mac-backed loans, you have to wait two years before taking out
    another mortgage. This wait time was recently reduced from five years. However, if you were
    not more than 60 days behind prior to the short sale, you do not have to wait the whole two
    years—you can get a new mortgage right away provided your post-short sale credit can get you
    decent rates.

    Does a short sale affect your credit score?

    Needless to say, your credit suffers a blow after you do a short sale, although it’s not as drastic
    as a foreclosure. That’s why experts recommend waiting two years even if you’re part of the
    exception mentioned above. A bank may decide to give you a loan, but offer higher interest rates
    to make up for the risk. To get optimal mortgage rates, try to bring your credit score up to at least

    680. This way, even if the short sale is still on file, lenders can see that you’ve stabilized enough
    to afford a new home.

    What kind of loan can you get after a short sale?

    The new Fannie Mae and Freddie Mac rules allow you to get a new mortgage after two years
    with an 80% loan-to-value ratio. This means you need to make at least a 20% down payment
    (your bank finances 80% of the home price). After four years, the maximum ratio goes up to
    90%, meaning you can make just a 10% down payment.

    How do you get better rates?

    Besides a good credit score, you also need a steady payment history and a good credit ratio to
    get reasonable mortgage rates. The short sale will stay on your credit report for a while, so it’s
    important to make up for it with positive marks. Pay off any debts you still owe to lower your
    debt-to-income ratio to the ideal 31%. Get credit reports from all three credit bureaus and fix any
    errors if necessary.

  • 18 Cities Record Declines in Standard and Poor's Including Olathe and Overland Park, Kansas

    While home prices are dropping across the nation, with metro areas being the most affected, according to a new study of housing. Eighteen of the 20 cities recorded price declines in Standard & Poor's Case-Shiller home price index.



    Cleveland recorded the biggest drop, 3 percent from a month earlier. Although San Francisco, Los Angeles and San Diego had showed strength, home prices in these cities dropped from August to September. Only Washington and Las Vegas posted gains in home prices.

    Our Olathe and Overland Park Real estate prices have dropped slightly, but nowhere near the levels of most other major metro areas.

    Home prices are being affected by high unemployment, tight lending standards and millions of foreclosures, according to analysts.

    "Unemployment is still high, people are afraid of losing their homes and credit is hard to get," said Maureen Maitland, vice president of S&P indices.

    Despite drops in home prices, due in large part to foreclosures, consumer confidence in the economy seems to have increased, although it is not yet at a healthy level.

    Other consumer experts are not as hopeful, as mortgage rates, though currently low, are expected to rise next year.

    On the other hand low interest on mortgage rates help drive housing purchases.

  • HUD Awards 127 Million Dollars in Grants including over 3 Million to the State of Kansas

    HUD Awards 127 Million Dollars in Grants including over 3 Million to the State of Kansas

    The United States Department  of Housing and Urban Development today awarded the State of Kansas nearly $3,100,000 in grants to conduct a wide range of activities intended to protect children and families from potentially dangerous lead-based paint and other home health and safety hazards (see chart below).

    The grant is part of a 127 million dollar grant announced this past week that is targeted toward the clean up lead and other health hazards in more than 11,000 homes, train workers in lead safety methods, and increase public awareness about childhood lead poisoning.  Children who get lead poisoning  can have severe developmental issues that will last into adulthood..

    “Protecting the health, and indeed the futures, of our children is a top priority for HUD. We cannot allow children to be poisoned in their own homes,” said HUD Secretary Shaun Donovan.  “These grants will help communities around the nation to protect families from lead exposure and other significant health and safety hazards.”

    HUD Deputy Secretary Ron Sims added: “With these grant awards, HUD makes it clear that providing healthy and safe homes for families and children is a priority.  It’s simple: you can’t be healthy if your home is sick.  There are far too many ‘sick homes’ in our communities, and these funds will target the worst of those homes.  HUD is committed to protecting children from these hazards, as part of the Department’s effort to help make the nation’s housing healthy and sustainable.”

    The following is a breakdown of the funding announced today:

    Through these grant programs, HUD’s Office of Healthy Homes and Lead Hazard Controlpromotes local efforts to eliminate dangerous lead hazards from lower income homes; stimulates private sector investment in lead hazard control; and educates the public about the dangers of lead-based paint.  A complete project-by-project summary of the programs awarded grants today can be found on HUD’s website .

    Healthy Homes and Lead Hazard Control Grant Programs
    Even though lead lead-based paint was banned for residential use in 1978, HUD estimates that approximately 24 million homes still have significant lead-based paint hazards today.  Lead-contaminated dust is the primary cause of lead exposure and can lead to a variety of health problems in young children, including reduced IQ, learning disabilities, developmental delays, reduced height, and impaired hearing.  At higher levels, lead can damage a child’s kidneys and central nervous system and cause anemia, coma, convulsions and even death.

    Record cold weather has got us all thinking...How do we cut the costs of our winter heating bills?


    Most people will pay roughly the same amount for heat this winter as they did last winter, the Energy Department predicted recently. The average household heating costs between October 1 and March 31 will be $962, the Department said. That's just $11 more than last year's total.

    As usual, people in the Northeast and who use oil or propane to heat their homes will pay the most. The average winter heating bill for oil customers there will be $2,225 this year, up 14.5 percent from last year, the department said in its latest projections. Northeastern propane customers will pay the most: some $2,685 between October 1 and March 31.
    There are ways to minimize that, and here are a few:

    Make Small Improvements
    Homeowners have until December 31 to winterize their homes and get tax credits for it, the IRS has said. Items like high-efficiency heaters, water heaters and stoves all qualify for a 30 percent tax credit, up to $1,500. The catch is that the $1,500 ceiling is for 2009 and 2010 combined. If you used it up last year, you're done.

    Make Big Improvements
    There is a second tax credit that expires at the end of this year. You can also take a 30 percent tax credit if you install a solar electric system, hot water heater, geothermal pump, wind turbine or fuel-cell system. There's no cap on that credit, so it could be a good time to make a long-term investment in saving energy.

    Call Your Utility
    Many local utilities also offer deals that can cut heating bills. Some give away free programmable thermostats or offer home energy audits. Others offer discounts and rebates on efficient heaters and other appliances.

    Get a Space Heater and Use It
    Keep your house cool, and use the space heater in the room you're hanging out in. Annual savings? $1,023 if you use electric heat, according to the energy-saving calculator at MichaelBlueJay.com, a website that offers electricity-savings advice.

    Consider Switching Suppliers
    Enter your zip code at WhiteFence.com to see if there is another energy supplier in your area that charges less, or would cost less overall.

    Finally, Make All of Those Tried-and-True Little Moves
    Use heavy curtains or shades, close them at night and open them in the morning. Keep the house cool and wear sweaters. Seal windows and doors. Close off rooms not being used. Program the thermostat, or remember to turn it down when you go to bed and when you leave the house in the morning.

    Pay Your Heating Bill With a Cash-Back Credit Card
    If you are going to spend $1,000 this year, you might as well squeeze an extra $10 out of it for yourself. That assumes your card offers a 1 percent bonus, and that you pay off your card every month. You can use that $10 to buy some nice hot cocoa, sip it while you daydream about spring, and see if it warms you up.

    Dinosaurs are coming back to Overland Park, Kansas due to recent Overland Park, KS. City Council Vote



    The City Council of Overland Park has approved an additional $30 million in tax incentives for a new development that will showcase a museum with exhibits from the American Museum of Natural History. The most popular exhibits of the American Museum of Natural History is the dinosaur exhibits.

    The City Council voted unanimously on Monday night to approve a tax incentive never before used in Overland Park for the $588 million Prairiefire at LionsGate. The project will be located at the southwest corner of 135th Street and Nall Avenue in southern Overland Park. 
    The project already has won $66 million in state tax incentives intended to foster tourism. The state tax incentives coupled with what the city approved means that public financing for the project would reach $96 million, or 16 percent of the $588 million cost of the project.
    The new incentive, called a community development district, stems from a law the Kansas Legislature passed in 2009 that has not been used in Overland Park although it has been used by some smaller nearby cities.
    Prairiefire at LionsGate covers 60 acres and calls for 350,000 square feet of retail stores, 291,000 square feet of offices, bike-hike trails and the museum. A movie theater also is being considered

  • New Blue Valley middle school, Aubry Bend, announces mascot: the Wolverines

    Blue Valley’s newest middle school will be home to the Wolverines, according to the Blue Valley School District. The future students and parents of the new middle school, Aubry Bend, were given the opportunity to vote on the mascot and colors. 

    The new middle school will open in August near 175th Street and Pflumm Road in Overland Park.
    The school’s official colors will be forest green and silver, to match the colors of the Blue Valley Southwest High School Timberwolves. Aubry Bend students will go on to attend Blue Valley Southwest High School.

    New Street Parking Regulations Go In Effect for Gardner, Kansas


    After December 10, 2010, only passenger cars, passenger vans, pickup trucks, and motorcycles may park on public residential streets within the City of Gardner.  All other vehicles are allowed to park on residential streets only when necessary for loading and unloading, when performing a service, or when used in connection with construction or maintenance authorized by the City or upon property within the block that vehicle is parked.

    Prior to the adoption of this ordinance, the Municipal Code did not restrict the types of vehicles that could be parked on public residential streets except as covered by Truck Route regulations.  However, existing Municipal Code regulates the types of vehicles that can be parked on private residential properties.  Parking of vehicles in excess of one ton on private residential properties is prohibited and recreational vehicles cannot be parked in residential driveways except for temporary periods for loading and unloading.

    The Gardner Police Department will issue warnings for violations for 30 days.  After that time, violations will be subject to the fine schedule in the ordinance.

    The parking restrictions of this ordinance are similar to those adopted by other cities within the Metro Area.  The purpose of the ordinance is to improve safety by limiting the size of vehicles that can be parked within residential areas.

    By far and away the most common question we get from Sellers this time of year.  

    Most home sales take place during the months included from Spring to Fall.  Does the weather encourage people to spend money?  Do the spring flowers blooming provide a back drop for growth and change?   • Overland Park Realtors simply write offers without showings

    “You can’t have your sign and lockbox back...”.  At this point I’m thinking my client, er, “Sandy” is really upset at me. Ya think?

    I had just told “Sandy”....”You’re fired.”

    There are some folks who just don’t get it.  If we can’t show your Olathe home for sale, if we can’t get buyers into your Olathe Property, it doesn’t make any sense to let Olathe Realtors know the home is for sale.  Of course the rules are different when selling Overland Park real estate.

    When marketing Overland Park homes, Overland Park Realtors simply write offers without showings. We’ll go with that....

    Kids get sick, pets can’t be removed, all of life’s dance....No worries.

    When you cancel ALL showings, then complain you have no offers...time to part ways as friends.  Make sense?

    Winter is a great home selling and buying season, for folks who share our sense of commitment....Are you like us?

    You can’t raise your price if you won’t show your home.

    Typically, most lenders do not keep money on hand but instantly sell conforming loans to third parties like the Federal National Mortgage Association (Fannie Mae) or the Federal Home Loan Mortgage Corporation (Freddie Mac). The most common source of Kansas City home lending is a retail mortgage financial institution. They offer specific loan products and handle their own direct financing by taking consumer deposits and lending them to home buyers.

    Kansas City Mortgage brokers, on the other hand, act as the middleman and don't fund the loans themselves, but handle the mortgage financing for the borrower. Most earn their fees directly as a percentage from the lender and some from the borrower, or a combination of both. Since mortgage brokers have access to a wide variety of lenders they are usually on top of the latest rates, fees and lending practices. Mortgage brokers typically offer the most loan programs at the best rates.

    Home builder financing is common in new developments where there is a single builder. The builder carries the construction costs until the homes are built. The builder works with a lender to set-up financing for the buyer and finances the construction costs. The buyer doesn't make mortgage payments until the property is finished.

    The popularity of finding a mortgage on the Internet mortgage has grown in recent years. Many lenders offer competitive rates and the convenience of tracking your application through the approval process. Some can save you a significant amount in closing costs, since everything is automated and the time to get approved can be shortened.

    For many of us, Social Media sites are used to stay in touch with families, promote causes, build our businesses....Restart old friendships, make new friends. 

    Recently a friend sent a link to an article describing a trend that is becoming all-too familiar....Real life tragedy while thousands ignore on Facebook....

    We know experientially and quantifiable that social media pulls prospects and clients towards us...allows people, real people to swirl and eddy into one another. The river of life, know what I mean?

    Most of our clients experience us face to face, via our blogs, through social media, and such....Yet we are told that no matter how much they read, ultimately trust is developed when we meet over coffee, a Diet Coke, adult beverage...etc/

    Make sense?

    Take time out.  Pick up the telephone.  Reach out for real, get belly to belly, (so to speak, some of you might get a little too close, chuckle)....”Relationships” that develop over social media alone don’t develop the same gravity as friendships that include face to face time.

    Have an awesome weekend.  Weather will stink, but if you’re in the mood to get out with me and look at a few homes, lets talk?

    Too many Kansas City homes don’t sell! It’s as simple as understanding there IS a difference between price and value.


    Price is the amount you are asking for the property.

    Value is buyer perceived, and this perception of value is influenced by many factors such as location, features, condition, comparison to other purchase option, etc.

    Kansas City home sellers can significantly increase their chance of attracting qualified buyers willing to pay the asking price if they pay attention to Buyer’s definition of value.

    Some tips to achieve a positive impact on value are:
    • Perceived size impacts value, even more so than actual square footage. Open floor plans make a room feel bigger than larger spaces with smaller rooms. Since you can’t change the size of your home, property that is furniture free, or with reduced clutter, helps to make the space feel bigger.
    • Vacancy MAY increase sale-ability. Property is easier to show and easier to sell, and quicker to take possession of when it is vacant at the time it is offered for sale. At the same time, furnishings make a house feel like a home....ask me over and we’ll discuss YOUR home’s unique selling proposition. Sellers should remove personal trinkets and family pictures as well as being absent during a buyer tour.
    • Cosmetics are important.
      • Fresh paint will always add more value than it costs.
      • Clean or new carpet/flooring adds more value than it costs.
      • Landscaping adds more value than it costs. At the very minimum, make the entrance area neat.
      • If you can, add some colorful flowers and new sod.
    • Take care of the obvious! The spot on the ceiling from the roof leak takes thousands of dollars from the perceived value and the offer price.
    • Condition affects value. Do a seller's home inspection to identify and fix the problem BEFORE closing. No point holding up your check a few extra days; plus a failed buyer's inspection could cost you the sale. Buyers often bargain down your asking price to accommodate for property condition and repairs.
    • A remodel/update of the kitchen and master bathroom. may have a big impact on home buying decisions.
    • Strategic renovations impact value and your bottom line.

    Don't spend more money to renovate the place than you can recapture in value on the sales price. Give us a shout, we’ll review your home in detail, look at comparative homes, and in the end, you’ll have a home worth a second look from any Kansas City home buyer!

  • "Married When You were 12...?" Mortgage Credit Counseling

    "Married When You were 12...?" That may cause problems in getting a mortgage approval.



    Yep, that's exactly what I asked Larry. He and Ginnie are in the middle of purchasing an Olathe home appraised at $37,000 over our contracted price.  Pretty good deal, huh? Not the best we negotiated this year, but this home is the perfect fit for their family of 8.  Yes, I said 8.

    We made the offer on the foreclosure, it needs a little foundation work.  We ran whole house and mechanical inspections, invited a structural engineer in to let us know the extent of the issues....With a small investment in repairs, (thanks to a FHA 203K mortgage Loan), we're all good.

    We delivered the contract with updates and amendments to the lender for final underwriting.  

    "The Buyer has a challenge with his credit", my trustworthy mortgage professional tells me. "These are unusual in that they just popped up."

    Not a problem, there are a few unique folks with perfect credit, most everyone else's history reflects the successes and failures of adult life.  Normal stuff.

    It pays to use professionals who can also help with credit counseling. If your mortgage lender doesn't do this for you, call me, we'll get you started with THE expert.

    "The dates are odd", says Larry. "According to this report, I was 12 when I married my first wife....I guess things didn't turn out too well, we divorced when I was 15! Maybe I should track down my 5 children and find out how life has treated them?"

    Problem is, Larry missed his first child support payment, and several thereafter, before he was granted his Kansas driver's license.

    Not kidding, his credit report is a huge problem.

    Quite obviously Larry was not married at that age, yet the credit bureaus little about fact or fiction, they simply restate whatever has been reported.

    Fewer Olathe, Kansas Homes go to foreclosure?

    Nope.  

    Nationwide, the number of foreclosure notices filed in November plunged 21%, the biggest month-over-month drop ever recorded. Filings fell 14% compared with November 2009.

    Why should YOU care?

    The number of Americans who actually lost their homes to bank repossessions plummeted even more steeply -- to 67,428. That was off a whopping 28% from 93,236 in October. Repossessions are down a third since September.

    Ever heard of “Robo-Signing”?

    A loan servicer, or lender, applies signatures electronically to documents they never see, and affix an electronic Notary stamp at the same time.

    Many times the documents are found to be incorrect, even fraudulent....Doesn’t even slow down the system.

    Robo-signing exposed sloppy industry practices that critics charged violated state laws and regulations. Some lenders froze the foreclosure process for all their loans until they could check whether their procedures were flawed and make any needed corrections.

    The robo-signing moratoriums were responsible for the lion's share of the decrease in November filings.

    For most borrowers in foreclosure, it will be a temporary reprieve.
    In judicial foreclosure states, ones where courts are involved and where banks are most vulnerable to scrutiny over their foreclosure practices, filings dropped substantially more than in states where courts do not usually participate in foreclosure actions.

    There were 34% fewer auctions scheduled in judicial states, month-over-month, compared with a 7% decline in non-judicial states.

    Already, the banks have begun to restart the foreclosure process. Bank of America announced last week that it was phasing out its moratorium.

    The temporary freezes likely won't benefit many homeowners, most will still lose their homes.  Many homeowners will use the extra time to negotiate loan modifications or do a short sale but not in any meaningful way.

    Most experts agree we will see an acceleration of foreclosure activity in the first quarter of 2011. Conditions will return to what people now refer to as a "normal market" during the second quarter.

    While interest rates are near 30 year lows, it’s a great time to sell your Olathe home, and go hunting for the perfect Overland Park real estate purchase.

  • National economists predict growth in 2011, according to an article in the Washington Post on New Year’s Eve. Even in Kansas City.

    National economists predict growth in 2011, according to an article in the Washington Post on New Year’s Eve. Even in Kansas City.

    One of the factors used in predicting growth was that the National Association of REALTORS(R) (NAR) statement that pending home sales were up 3.5%. This showed that more home buyers are moving into the real estate marketplace, and a sense of confidence about future home prices maybe rising.

    The Washington Post article by Neil Irwin also states that many consumers are paying down their debt, and lenders are loosening their credit availability, also adding to the ability of potential homeowners to buy houses. Since the real estate mortgage crisis, Kansas City mortgage borrowers have actually have had fewer loan options. The pendulum had shifted from nearly every borrower getting a loan to only the top credit worthy borrowers getting mortgage loans.

    Ecomomist think that residential housing still won’t be a huge factor in the ecomomic growth, because the housing sector has been a drag on the economy for four straight years. But neither does housing appear set to be a major drain on growth. Residential investment constituted its lowest proportion of overall economic activity on record in the third quarter, meaning that even if it were to contract a bit, it would have little impact on growth.

    There also is a glut of homes somewhere in the foreclosure process. Banks have estimated the number of homes in the foreclosure process to be in the millions and they will be coming on the market soon. This year, we do not expect to see housing prices rise in the spring as in the past years during the springtime.

    So what does this mean to Kansas City home buyers and sellers?


    It means it appears we are in the beginning of recovery process in our recession. This will take time.

    Kansas City home sellers need to be aware that low prices are what are driving buyers into the real estate market. In order to sell your Kansas City County home, you need to be priced aggressively and show like a model new home.

    Kansas City home buyers have a little bit longer to take advantage of the low home prices and low mortgage interest rates. They will not last much longer. The home prices will start rebounding and the interest rates will rise.

  • More than two out of every five households occupied by people from the Y Generation will be WINKS

    By 2015, more than two out of every five households occupied by people from the Y Generation will be WINKS - Women with Incomes and No Kids. According to PROSALES Magazine, the share of single female homebuyers increased from 14% in 1995 to 21% last year. In contrast, only 10% of homebuyers were single men, according to the National Association of Realtors®. 



    There are various reasons for this trend. First, the average age of a woman's first marriage has increased from 20 in 1970 to 25 in 2003, leaving more unmarried women in the population. 

    And according to the Joint Center for Housing Studies at Harvard University, fewer young adult women than men are choosing to live with their parents, thereby forming their own households.

  • Since I can't take you with me on my vacation, I can only offer educated, erudite humor and sarcasm as we travel together through the process of buying or selling your Kansas City home.

    The Comb-Over....And the Comb-Forward

    As we head out for a long-overdue family vacation from Kansas City, settling into our seats and finding a comfortable positions for our 3 hour and 37 minute flight,  a site more horrifying than Godzilla rears up before us....

    Long feared by both hairstylists and Amish folk the world over, the long-dreaded comb-over rears its ugly head on Frontier Airlines flight 1737 as we roar skyward.



    Standing 5'4" tall, the flight attendant needs someone to tell him the ridiculous nature of his predicament; it's impossible to take seriously in-flight warnings of water landings, dropping oxygen masks, and dual-use seat cushions when the authority figure is actually using his hair as dual use....

    The comb-forward is a little known variation of the venerable, and more traditional, comb-over. In this variation, the hair is combed forward from the rear of the hairline, barely covering the balding pate. Held in place with hair product delivering more hold than a Sumo wrestler, those few valiant strands of hair appear prepared to give up the struggle whenever their caretaker will send them to their final rest upon the barbershop floor.

    "Back to your seat", he barks at an elderly gal who obviously needs the use of the in-flight facilities.

    Those of us seated nearby chuckle...he looks about nervously, then with suspicion at our barely covered smirks.

    Like most men,I realize society looks with careless disregard upon the thinning hair and receding hairlines of those of us blessed with testosterone....But for the love of Pete, somebody tell this guy to go slowly into that balding goodnight with class!

    Just be who you are. Folks will appreciate your authenticity, your originality, and your character.

  • Looking to sell your Olathe home? Maybe find a new magic place for yourself, your family.

    Is It Still a Magic Place?

    First time I went I was 8 or 9. We drove 7 hours to stay overnight with friends.



    Where would we start? So much to see, so many people.

    As we walked thought the gates, my mind was on fire.  Was it cool to just walk up and say "hi", or was there some secret protocol regarding an introduction? All the "little" kids looked right at home....The furthest thing from my mind was Olathe Real Estate.

    I mean, I wanted to just run up, but then what? You know a guy's gotta be cool in front of his younger brother, right?

    My brother was shy, stood behind me as we inched forward....Mom standing beside me, encouraging us, memories of her big hair still make me chuckle. Dad sporting his trademark Jack Nicholson grin. Like me, this was their first visit.

    Throwing out my hand and delivering my best handshake, the overstuffed, three fingered glove of a famous mouse allowed only a finger to squeeze.  My brother cut around from behind me and stuck his hand out.  Like a couple of hillbillies at a family wedding, we were grinning from ear to ear with smiles missing more than a few teeth.

    We rode many rides, with my younger brother, the thrill seeker, up front whenever possible. Mom and Dad marvelled at the size, the complexity....They were born in the thirties, and thought it was all so COOL!

    I'm headed back for my first visit since my Senior year in high school. Back in the day (when the Dinosaurs ruled the earth), the park was open for "Grad Night" as thousands of graduating high schoolers flocked from all over the state, roads and parking lots packed with school buses. What a great night, rode the rides with all my friends, met new friends....

    More hillbilly grins, this time flecked with braces, retainers....

    Looking over my shoulder at my daughters seated a row behind me, (my vision partially obscured by the flight attendant with the ridiculous hair), I can see the grins starting.  The gals checked all the rides out on the internet, first in wonder, then with a keen eye toward strategy.  

    "I'll ride the coasters first", said Caroline, latest in a procession of Taggart thrill seekers.

    Cate stated with purpose, "You're not getting me outta there without pictures of me and You Know Who."

    My throat is dry, more than a little choked with memories. Two of our original four visitors, my dad and my brother, will make this trip as Angels at my left shoulder....Dad never made it back to Disneyland, while Tim went at least one more time when he enjoyed "Grad Night" as much as I had two years earlier.  He wasn't aware the next four years would contain all of the adult memories he would ever know.

    Last time, I didn't bring a camera.  This time, we coming back with pictures of Mickey, Minnie, Buzz Lightyear, and the whole gang.

    Disneyland, we can do this easy, or...Or else Dad goes "Wally World". With us will return a treasure of new memories of a magic place.

    The Top 13 Kansas City Social Media And Technology Trend Predictions For 2011


    This is always an exciting time of the year. We just celebrated Christmas, Hanukkah and of course New Years. You may have just gotten back from visiting family and now you’re planning a Colorado ski trip or a sunny vacation in Texas or Florida.



    Now we’re into 2011 and you’re wondering what the new years will hold for you? What will be the major social media and technology trends to look out for? And how will this whole social media thing play out?



    Here’s a few things we do know.


    The rate at which technology is changing our online world is pretty awe inspiring. The changes we see almost daily on our social media sites are an indication of that. I have been monitoring some important blogs and I have been noticing many changes being announced about social media.



    If you haven’t realized, you need to realize that the online world that we operate in today will look vastly different in just 6 months from now, let alone a few years.

    If you’re ready to accept this and be open to this continual change, then you’re in a great position to capitalize on the Top 13 Kansas City Social Media and Technology Trends for 2011.

    1. More Social Media adaptation in Kansas City

    If you’ve been using the Top 5 social media sites for more than few years – Facebook, Twitter, LinkedIn, YouTube and a blog, then you’re considered an early adopter. Slowly the rest of Kansas City is catching on.

    When Harvard and Browns Universities started teaching Social Media classes, you knew this `stuff’ was important and no longer just a fad.


    Does Google have social media figured out? Not completely. Google has many of the spokes mastered like Youtube and Gmail. Now they are working on their masterpiece, Google Me. Google Me was anticipated to be released by December of 2010. Now the rumours are that Google Me will be released in the spring of 2011.

    Prediction: More people in Kansas City will adopt social media as their key platform of personal and professional communication, networking, branding, marketing and sales. It’s here to stay. Yes, my prediction is social media will grow. My measuring stick for full acceptance is when my parents start using any of the top social media sites. I also look for Google Me to really change the social media landscape and more people to jump onto the social media bandwagon..


    2. Single User Access to Multiple sites in Kansas City

    We already know that Facebook Connect has been widely adopted by individuals and businesses alike in Kansas City. It makes sense to make it as easy as pie for people to connect with you on your website using one of the largest social media sites as your login credentials. Plus it spreads the word further by ensuring every action they take on your site is shared on Facebook.

    YouTube was smart to allow Google Connect on their site, so that you could use your Gmail login to access our account.

    Prediction: More social media sites will allow for this single access sign-on using one main login credential in Kansas City. Perhaps even merging – i.e using your Facebook login for Twitter or vice versa too. This will make it far more likely that people will interact across the platforms on a more regular basis. At the same time their online footprint will be available on more sites and also their information….

    3. New laws on privacy

    We all want the scoop on the next big fad, but we’d like to share as little as possible about ourselves....The battle between privacy and secrecy will rage on, with the side of the fence you're on depending in large part on your age.The trend away from privacy concerns many of us. We understand the desire for transparency, but when is enough, enough? Who currently holds the power? Is it the Mark Zuckerbergs’ of this world who have virtually all your personal information at their fingertips? Or the governments who can shut down such a social media site at will on one hand, and demand access to your information on the other?

    A great example of this was China’s government banning Google earlier this year and the power battles that ensued. I know we’re not in China and Kansas City isn’t under a communist regime, but have you really read the privacy statements that social media sites have? Surprise yourself, get informed.

    Prediction: Ongoing privacy issues will lead to a tightening up on the key social media sites and a universal legislation developed. This will primarily deal with the increasing attacks on our privacy due to the amount of information we’re putting out and who owns this. The information as always been there, it is just easier for unwanted people to get to it. Look for universal legislation to address online privacy.

    4. Social Media TV in Kansas City

    Twitter has already stated they want to be the real-time TV channel of the decade. They showed it at the MTV Awards earlier this year. By allowing TV fans watching to interact by tweeting, they bridged a connection of the online world to the offline world in real time.

    It’s getting easier and easier to make and produce videos and more personalities are tending towards creating their own `free’ TV channels that will compete with mass media. Gary Vaynerchuk’s Wine Library TV is a great example of this.


    Google has gone to the next level and have joined Apple in producing TV access to the internet. If you haven’t checked it out, head over to a friends house who has it or over to Best Buy. It is really cool. Google has even produced TV access to the Android operating software.

    Prediction: Major networks will look to host online channels with free and paid for access to content in real-time. They will seek to partner with influential individuals creating great TV content through social networks. Look for more TV access to your TV and phone. With 4G access, this will grow..


    5. Merging of the big names with the upstarts

    It’s not just the big companies like Google and Microsoft that acquire startups with new technology. Some of the main social media sites have done a great job at acquiring companies that have built valuable applications and plugins to extend their platforms.


    6 weeks ago I was reading about an awesome startup on a blog post. When I started surfing for the company, I found out that the recent success and publicity of the startup led it to be acquired by another company.

    Prediction: Smaller social media sites and services will look to merge to become a larger entity able to compete on a bigger stage, along with LinkedIn and Facebook. It wouldn’t come as a surprise if MySpace became integrated with YouTube to enhance its dying service in a unique creative spin-off merging a site with a local TV network.

    6. Online marketing spending will increase

    It’s been baffling to read reports of the continual spending on traditional forms of marketing such as magazines, billboards, TV ads and print fliers. Especially when the figures clearly show that it’s becoming way less effective in a world dominated by online users. I can understand 15 years ago when 85% of a companies marketing budget was spent on traditional marketing. We’re in a new decade. Hopefully more Kansas City companies will get wiser.

    Newsflash- we don’t look up from our laptops, netbooks, smartphones or tablets to read that billboards anymore (ok slight exaggeration but you’re nodding your heads in agreement). Look at what has happened to the Kansas City Star over the last 15 years. If you’re going to sell an old unwanted item in your home, would you go to the Kansas City Star or Craiglist in Kansas City?

    Prediction: Finally this ridiculous activity of spending huge amounts of money on traditional forms of advertising will shift towards spending online. Companies will recognize the value of the potential audiences they can reach for far less and much more quickly and invest in social media as a delivery vehicle. Look for ads on Google, Facebook and maybe someday, Twitter, to increase because of their targeted traffic.

    7. Smartphone dominance in Kansas City

    First, I’m going to start with, 4G is in Kansas City. Yes, you read that right. Most of the major cell phone carriers have installed or retrofitted their cell towers to carry the fast 4G service. If you think it is a fad. You’re thinking wrong. 4G service is much faster than 3G service.


    Why is this important? With over 70% of the world having mobile access now it’s only time before many of those become smartphones. Imagine what this means for us as individuals, but more importantly businesses seeking a global audience.

    Prediction: Look for more people to access the internet with their cell phones in 2011.

    8. Kansas City will expand to the International communities

    The above prediction means of course that Kansas City businesses will go more global. The fact that China’s social network is larger than Facebook and Brazil’s is close on its heels means there’s a wide audience not dominated by the western world.

    Prediction: The ability to start a Kansas City business and go online with international partners and offerings will become far easier. New services will be catering to language barriers and payments to ensure this trend becomes mainstream.

    9. Women power

    The recent report put out by Intuit shows that over the next decade, women around the world will enter the workforce at an unprecedented rate.  Close to 1 billion women, who had not previously participated in the mainstream global economy will do so by 2020. This includes the women of Kansas City.

    The fastest growing demographic of Facebook users are currently 55 year old plus women. We are creating a She-conomy. Plus women are naturally more social so it makes sense that we are adapting well to the social media sites.

    Prediction: Look for more Kansas City businesses recognizing the growth in usage by women and starting to create customized products and services online to cater to them.

    10. Consumers shape the online marketplace

    Thanks to the number of amazing tools and services we have out our disposal these days it’s starting to transform the communities we build and the relationships we make online and offline.

    Recent results have shown that nontraditional influencers, such as bloggers and social network contacts are the key people we turn to before making a purchasing decision. It makes sense really, you generally buy on recommendations from friends, right?

    Now you have these social networks where you’re exposed to your friend’s friends’ too and their influence will continue to expand.

    Prediction: Kansas City businesses are going to be forced to step up and take on multiple, inter-connected approaches to reach new customers, most of whom are hanging out on the web. Look for more Kansas City businesses to find influencers and have them starting to give recommendation about their products or services.  We will see more companies using their customers as the face of their business – either by sponsoring bloggers or highlighting top customers in their online campaigns.


    11. Look for more Android Tablets to hit the Kansas City market

    Over the course of 2010 the rumours circulated the technology market that tablets will hit the holiday season and compete with the Apple IPad. The only 2 big players who had tablets in Kansas City for the holidays were Viewsonic and Samsung. Both of them had many limitations and they were no IPad. They don’t operate like an oversized phone because the operating software, Android, was developed for a small mobile phone screen.


    It only makes sense for the Android Tablets to grow. Look at how fast the Android App market is growing. In 45 days over 100,000 Android Apps were added to the Android market place. Until new Android software gets developed to use on tablets, I wouldn’t upgrade or go out and grab a tablet yet.

    Prediction: The rumours are that Google is about to release a new update to the Android operating software in the next month and that it will work on tablets much easier. Kansas City retailers should start getting the new tablets that are hitting the retail market in the next 60 days. Tablets are fun and I see them really picking up in sales in Kansas City by the summer of 2011.


    12. Which Social Media Club should I join?

    That is a million dollar question. What disturbs me is that I have heard rumours that the metropolitan Kansas City area is not big enough for multiple social media groups. That is bogus! Just as people are different, so are social media media groups in Kansas City. Kansas City is a big city and can support multiple social media groups.

    Prediction: I  look for more social media groups to grow in Kansas City. I predict that the current social media groups to form more of an identity and work to encourage more people to use social media. I also predict that the current groups will work together to promote tweetups, mashups and conferences.


    13. Mobile applications replace traditional web applications

    The smart phones have now become the web in your hand. This has emerged in just the last 3 years with the introduction of the Apple iPhone leading the charge with a design that took technology from the geeks by designing interfaces that are natural  and intuitive with a usable interface that put technology power in the hands of the masses. The high speed mobile and wireless networks have also evolved to provide the backbone to distribute the data including video and images. It is transforming industries such as music, book publishing, online shopping and newspapers. Mobile makes it even easier to share with your friends with Facebook and Twitter apps at your fingertips.

    Prediction: If you can’t carry it with you, you’re wasting your time. If you don’t advertise via mobile enabled apps, you’re wasting our time. Look at even faster 4G speeds to help increase mobile applications.
