Breaking News: National Association of Realtors May Pending Home Sales…DRAMATIC Increase! ….home sales increased with the seasonally adjusted national index jumping 8.2% over April and increasing 13.41% above the level seen in May 2010. “Some markets have made a rapid turnaround, going from soft activity to contract signings rising by more than 30 percent from a year ago, including areas such as Hartford, Conn.; Indianapolis; Minneapolis; Houston; and Seattle.” Great reason to celebrate..finally, an increase in pending home sales. Fireworks and Festivals: 1) KC Riverfest on July 3rd and 4th with the fireworks display on the 4th at 10:05 pm. The festival is held at Berkley Riverfront Park in Downtown Kansas City. 2) Corporate Woods Star Spangled Spectacular starts on the 4th with a free concert. Dubbed as the biggest fireworks display in Kansas City, this fireworks display is in Corporate Woods. Corporate Woods is just south of 435 and west of Antioch. 3) Independence Fireworks Display at the Mormon Visitor Center is on the 4th of July. Due to very little parking, arrive early. 4) Smithville Marina Fireworks Display is held on the 4th at the Smithville Marina at dusk. 5) Parkville 4th of July Fireworks and Festival is held on the 4th. Despite the flooding, Parkville is moving on with their fireworks display. Park Hill South should be a great spot to watch this years fireworks display. A festival will be going on July 3rd. 6) Worlds of Fun will be hosting their fireworks display on July 4th. 7) Booms and Blooms Fest at Powell Gardens will be hosting their fireworks display on July 2nd. 8) Independence Day 19th Century Style at the Mahaffie Stagecoach Stop and Farm in Olathe, KS. on June 30th. 9) Legacy Blast Fireworks in Lee's Summit, MO. on July 1st at Legacy Park. 10) Leawood 4th of July Celebration on July 4th. at the Leawood City Park. 11) Fireworks and Salute to the Union at Ft. Leavenworth on July 4th at Merritt Lake. 12) The Olathe, KS. fireworks display at the Great Mall of the Great Plains on the 4th of July. 13) Celebrate Independence Day in Gardner, KS. at the Gardner-Edgerton High School on July 4th. 14) Fireworks Show in Lansing, KS. on July 4th at the Kenneth Bernard Community Park. The Department of Housing and Urban Development will offer interest-free loans to aid unemployed borrowers with their mortgage payments in 32 states (including Kansas and Missouri) through its Emergency Homeowners' Loan Program. Home owners who are eligible for the program will be able to qualify for up to $50,000 in interest-free loans for up to two years. Home owners who have had a drop in income of at least 15 percent from involuntary unemployment or underemployment due to economic conditions or a medical emergency are eligible for the program. The program will "help families keep their homes while looking for work or recovering from illness," says HUD Secretary Shaun Donovan. HUD is providing $1 billion to implement the program. For eligibility requirements, visit the HUD web site. The Overland Park, KS. Arboretum - Should the City of Overland Park charge a fee? What can you do for free anymore? Not much, right? The list may shrink down more. The new Overland Park, KS. city manager plans to soon propose charging admission at the 300-acre arboretum.
Currently, it's the only community amenity in Overland Park that doesn't charge a fee. While there might be mixed feeling about paying to see 25 acres of botanical gardens, six miles of trails and eight natural ecosystems, the city says charging a fee has always been part of the plan. "It's just the timing of when, and I think that's what the council will have to decide, is now the right time when they have enough assets at the arboretum that we institute to charge or do we still continue to not charge," said Overland Park Mayor Carl Gerlach. There's no specific amount being discussed yet. The Overland Park arboretum drew an estimated 120,000 people last year. How many out of the 120,000 people who visited the Overland Park arboretum last year visited more than 2 times? I would guess, many. In addition, will families visit the arboretum as much? Once there is a charge, the arboretum will be competing with other venues like the zoo, movie theatres, ball parks, swimming pools and so forth . . . When it comes to a family vote for a Sunday activity which do you think will win, a day at the pool or a visit to the arboretum? I know, they probably won't charge but I can see some interesting conversations, never the less. Myself, I enjoy the trip to the arboretum. I have even taken the time to identify many of the trees, something I see few kidos doing. I hope the City of Overland Park finds a way to keep the arboretum free. Grassroots fundraiser to help Olathe, KS. Salvation Army Project ONE, a one-day grassroots fundraiser, intends to help the Olathe Salvation Army feed families in the community.

Your home in Kansas City won’t sell so you may decide to become an "accidental landlord"
So you’ve had your property for sale in Kansas City for 180 days and it won’t sell. Now what? While you prefer not to become a landlord, your friends and family tell you that renting it out for a while may be the best option – at least you would have some money coming in. You haven’t planned on becoming a landlord, it just maybe become the only option. Before you become an “accidental landlord”, let’s touch on a few issues to give you some guidance on how you might want to proceed if you are in this situation. You will need to think it through and make the decision that’s best for you….but let’s consider your options. Amp up Your Efforts to Sell Your HomeFirst, you now realize that it will take more than just putting a sign in the yard and keeping your home cleaned to get it sold. Give yourself a little more time and amp up your marketing and staging. Place ads and list your real estate agents phone number (don’t forget to let them know). Make sure the marketing is saturated on the internet. Use Craigslist, Facebook and twitter to reach potential buyers. Maybe make a price adjustment or offer a bonus to the buyer’s agent? Real estate agents have tricks to increase exposure. Are they using them? Are you helping by keeping the house clean and available for viewing? I have had sellers who refuse last minute showings or showings on their days off. Be flexible. Use some staging techniques to get home buyers emotionally attached to your home. Re-touchup photos on the mls and on the internet marketing. Go the extra mile. If you have defects, address them up front like a decorating allowance or a credit for new appliances? These all cost money, sure, but otherwise, you’ll end up being a landlord. It’s especially important to step up your efforts if you’re moving out of Kansas City — you really don’t want a rental property so far away from you . Especially if you’re new at this. Remember if you choose to rent your home out there are cost. You have a management fee and repair cost. Also, don’t forget that a renter will probably never take as good of care of your home as you would so when you do decide to sell, it may have deferred maintenance. So, amp up your efforts to sell your home first. If you decided to become an “accidental landlord” look at your options. If the Landlord Option Seems Inevitable, here are your two optionsSince you’ve had no luck selling your home, let’s make some some smart choices that will help you in your first landlord assignment. You have two choices:- Having the Property Professionally Managed – Recommended!
- Renting and Managing it Yourself – Not Recommended especially if you are moving out of Kansas City!
Hiring a Manager to Professionally Manage Your HomeSince you do not have experience with this, hire someone to manage it for at least the first year. The typical cost are 7-10% of the rental income, plus re-rental fees for new tenants. When that happens, the management company can advertise it, show it, take rental applications and do credit checks, draft the lease, do the proper move-in and move-out procedures – so you don’t have to. The professional property managers work hard for their money. If you work full time, not handy, moving out of the area, or have never been a landlord before – a professional property management firm is the way to go.Make sure to interview several management firms, get references, call them, and review their insurance. Don’t forget: you get what you pay for! One thing you can and should do to help, is place rental ads yourself for your property – just put the management company’s telephone number on them. Flood the Internet with ads and include nice pictures on Craigslist, etc. – it certainly can’t hurt, and most sites charge very low prices, or are free! Also promote on Facebook. Choosing to Manage Your Property YourselfManaging yourself can work well too, just make sure to educate yourself as much as possible. You maybe on the internet reading alot and trying to stay ahead of the property management game. A few items to consider are the time it takes to show the property, draft a lease and get it signed, and evaluate potential tenants based on their credit, income, legal and rental history. Talk to experienced property owners to learn the ins and outs. Then monthly, you must collect rental checks, pay bills and handle issues about six times a year. It can be a lot of work – but you will learn over time what works for you. If you choose this option, you may want to read up on Landlord - Tenant Law. Also keep in mind that if a tenant has your phone number, they will call you day and night about problems in the home like disposal clogged, stool over flowed, screen torn an more. In Conclusion if You Decide to Become an “Accidental Landlord”The key to making life easier and earning money is to get good tenants to stay. If you charge the highest rent you will have a slimmer pool of rental applicants. In 22 years of doing real estate, I have encountered a few homeowners who have become “accidental landlords.” Most have regretted their decision because of the hassles of managing a rental property. A few have sold their homes after a year or two and were quite surprised at the inspections. Most who have chosen this path chose it to ease themselves out a difficult situation but found themselves in a more difficult situation later. The secret for success is keep your property in good shape, respond to problems promptly, and treat tenants with respect.. All of the above are what most long-term, individual rental property owners have learned over the years. Consider these options and educate yourself as much as possible to make the right choice for you – America’s newest accidental landlord. Are loan modifications working in Kansas City? It depends. If you ask the one person who successfully negotiated a loan modification they would say yes. If you ask the 9 people who got hung up in the never ending paperwork then received a letter 9 month later that they were denied a loan modification the answer is overwhelming, NO! I just worked with a homeowner last week. She showed me where her lender requested the same documents 12 times. She sent them by fax and had confirmations proving that the lender received the documents. Her loan modification was denied because the lender claimed they never received the documents. I have heard this many times. Nearly every client proves to me beyond a shadow of doubt that the bank received the documents in a timely matter. This morning I received a phone call from a past client. She took her home off the market because she was confident that she could get a loan modification negotiated. Yesterday she was served notice by the sheriff's department. Her home is going up for auction next week. For every successful loan modification that I see, I can give you 9 that ended in failure. Wouldn't it make sense that over 50% of all of the homeowners who were foreclosed on by their lenders in the past year tried some sort of loan modification?
Short sales are proving to be the best solution to avoid a real estate foreclosure in Kansas City. Many lenders who were pushing for loan modifications are now pushing underwater owners to do a short sale. Need help, lets have coffee and discuss.

American Home Shield current and past policy holders have been receiving letters informing them that they may qualify to be a part of a class action lawsuit brought against the home warranty company. The Abney Class Action Settlement website has all of the documents associated with the case. While both parties maintain their side of the case, both sides agree that that a settlement is better than a long drawn out court battle. The basics of the case is whether American Home Shield's payment to real estate agents was a RESPA violation? Regardless of the outcome I like the home warranty concept and think that every home buyer should have one when they buy a home. Every home warranty is different and offers different kinds of coverage. My favorite is Old Republic Home Warranty. Mainly because of the support my home buyers get. Home warranties don’t cover everything and like most insurance policies you really hope you never need them but for the cost of the warranty and associated deductible we have seen Olad Republic pay out many times the cost of the warranty itself. Home warranties become valuable on homes with older air conditioners when buying when it is to cold to inspect. If you have a home warranty the key is to call the warranty company first when there is an issue. 4 Most Important Issues for Kansas City Home Buyers
“Why do I need a Buyer Agent?”
Marjorie is a great client. We worked hard to sell her $750,000+ short sale two years’ ago, and she doesn’t hesitate to ask interesting questions on behalf of herself and her friends and family.
“Martin, my sister is working on a lease to purchase on an out-of-area home, how should we write the agreement so that if the value declines, she doesn’t lose her earnest funds?”

The buyer was told that, “....not using a Buyer Agent meant that the price wouldn’t be increased to accommodate commissions.” Huh? Truth is, the price wasn’t reduced a dime.

“My home is priced right, looking good...and I get no offers....What’s up?”
If you’re looking for a luxury home in Kansas City, it’s a buyer’s market.
Kansas City home prices have dropped to 2000 levels and more homes are within the average Kansas City home buyer’s reach; however, if you’re trying to sell your Kansas City house, it’s no secret that it’s hard to compete with so many distressed homes like foreclosures and short sales.
We’re selling homes and we’re going to share the secret sauce of selling a home in a buyer's market. 
We just had a home buyer get an offer accepted on a pristine $290,000 5 bedroom, 3 car garage home. The home 7 years ago sold over $425,000. These buyers are getting a great deal and the home is not a foreclosure or short sale.
This home home represents a small portion of the luxury homes in Kansas City. These luxury homes are not foreclosure properties nor are they homeowners that have been forced to do a short sale, selling below market value because they're upside down on their mortgage....
Nope.
We have been selling homes in Kansas City for over 20 years. We can’t remember a real estate market that has ever been like this. Homeowners are moving into luxury homes with nearly the same monthly payments as the homes they are moving from.
When homeowners are selling, they can compete with distressed properties like foreclosures and short sales, but they must be willing to sell their house for what it's really worth in today’s Kansas City real estate market. Homeowners need to carefully review comparable sales in their neighborhood.

The Buyer determines the market value of your home.
What home sellers need to understand is that most home buyers want a “turn key” property”. A “turn key property” is a property where the home buyer can move into in quickly and with few hassles. Home buyers don’t want to take care of the home sellers deferred maintenance like replacing carpet, installing a new furnace or painting. It is important for the home to be appealing, something very few distressed homes are good at dazzling the buyer except for price.
“On a foreclosure, home buyers think they can get a better deal, yet they have to spend $10,000, $15,000 or $25,000 just to get it the home up to the buyers taste. We had one buyer who bought an Olathe home this past spring. She thought she could put $12,000 into getting the home up to her standards, although I was telling her that it would take at least $25,000. According to my conversation with her on Tuesday, she has spent $23,000 and still has a laundry list of items to compete. She told me she would never buyer a foreclosure again.
Another concern for some home buyers is time.
"The general market is getting tired of waiting to get the final word from the bank on a distressed home. Some short sales are taking 1+ years to just get an approval from the bank.
Investors may also have to wait to make an offer on a foreclosed property. Many lenders open the bidding first to owner occupied homeowners. If no offers, the lender will open to investors.
The secret sauce in selling a home in a buyer’s market is hire a professional who will listen to your needs and will guide you through the process. A well priced luxury home in show condition will sell in this market. After hiring a real estate profession, research the market, paying special attention to the sold inventory for the past 180 days. According to recent demographics, there will be a need for the City of Gardner to start looking at plans to build a new high school. The population of 15-17 will most likely double in the next 10 years. With that size of enrollment, I don't think the current high school will be able to hold that capacity. For the next 10 years, the class sizes will increase. The demographics does not take in affect people relocating to Gardner, which could nearly triple the estimates. Two years ago I met my wife for lunch at the school she teaches at in Olathe. While I was waiting I met a lady who was bringing her kids to school for the first day. Since I was early to meet my wife I started a conversation with the lady who was dropping off her kids for their first day in a new school.
The lady was extremely excited, new home, new school and new jobs.
I asked her about her home. She said that her husband came in town to interview with Garmin. After the interview took a tour around Olathe. Coming from the upper Northwest he was thrilled to look at homes that he could afford. While on the tour, he found a few homes he seemed interested in. He called the listing agents and only 1 out of 8 or 9 called him back. The one who called him back offered to let him inspect the home. While he was inspecting the home he sent me a few pictures. By the time he was leaving Garmin had offered him the job and they wanted him in Olathe in 45 days. Problem was he had a family to move. The husband called the listing agent back and told him he would like to buy the home.
The biggest mistake home buyers make is calling the listing agent. What they should do is research agents in the area of interest and then interview the agents. Why?
The listing agent is working on behalf of the seller. Their job is to protect the seller's best interest.
In this case the lady I had met at my wife’s school had called me up. She needed an agent to sell her home. The problem is when I met her and her husband at the home and showed them an analysis of their home they were shocked. I also showed them an analysis of when they bought their home and they were embarrassed. Why?
I just informed them that they bought their home for over $15,000 over the market 2 years ago and that they were upside down now.
The homeowners were confused . . . Why didn't the real estate agent advise them incorrectly? Why did the mortgage bank give them the money? How did the appraisal get through?
Listing agents are working on behalf of their seller clients. They prefer you to work with their professional team for a reason.
The home buyers, now wannabe home seller have learned a valuable lesson. If you would like to avoid their situation, I advise you to higher a full time buyers agent.
Keep in mind that a buyer's agent is a FREE SERVICE for the buyer. The buyer's agents job is to protect the buyers interest.They will help you find, negotiate and secure your new home at no cost to you. A true buyers agent will educate and inform without high pressure sales.

We’re often asked...and yes, financing and building costs still make building your Kansas City dream home an affordable option....  For quality, value, safety and convenience, a new home will be one of the smartest purchases you will ever make. There are many advantages to purchasing a new constructed home in Kansas City;- New home warranties. Options available for new home buyers range from specific warranties by individual builders to third-party limited insured warranties against major structural defects. Manufacturers of new products and appliances in a home offer warranties as well.

The Johnson County, KS. Housing Services First Time Homebuyer Program is designed to assist low-to-moderate income Johnson County residents or people who have been employed for at least two years in Johnson County with the purchase of a home.
The Program is made possible through a HOME grant which is awarded to Johnson County Housing Services by the United States Department of Housing and Urban Development.The home grant can be used in ALL cities in Johnson County, including Gardner, Olathe, Overland Park, Lenexa, Shawnee, Mission, Prairie Village and Spring Hill. Who qualifies as a first-time homebuyer? There are four basic eligibility requirements to participate in the First Time Homebuyer's Program - An eligible homebuyer is one who: - Has never owned a house, or has not owned a house in the past three years;
OR - Is a single parent who is unmarried or legally separated from a spouse and has one or more minor children for whom the individual has custody or joint custody, or is pregnant;
- Is a displaced homemaker who is an adult who has not worked full-time for a full year in the labor force for a number of years, but has, during such years, worked primarily without remuneration to care for the home and family; and is unemployed or underemployed and is experiencing difficulty in obtaining or upgrading employment;
- Has an income less than the following income limits for household size:
These limits have been determined by HUD in accordance with 80% of the median income guidelines for the Kansas City Metropolitan area (MSA: Kansas City, MO-KS)Household Size | Gross Annual Income | 1 | $40,500 | 2 | $46,300 | 3 | $52,100 | 4 | $57,850 | 5 | $62,500 | 6 | $67,150 | 7 | $71,750 | 8 | $76,400 | - Intends to own and live in the newly purchased home for at least five (5) years (effective January 1, 2006). If the house is sold within the first five (5) years, the homebuyer will be responsible for repayment of the pro-rated balance of HOME funds (down payment assistance). The rate of forgiveness is 20% each year for five (5) years using a full calendar year;
- Mandatory homeowner training which will include homeownership counseling sessions by a mortgage counselor (before and after purchase);
- Uses the purchased home as his/her primary residence;
- The homeowner must occupy the home within 30 days of loan closing;
- Buyers must not have more than 30% liquid assets of total purchase price of home;
- Must have a down payment that is equal to 1 percent of sales price or $500, which ever is greater;
- Total House Payment (PITI) plus recurring debt cannot exceed 41% of gross income;
- Only documented income will be used to determine the maximum purchase price of a home by a participant.
Johnson County Housing Services reserves the right not to provide funding to any applicant whose income, debt, credit, etc, do not meet our local requirements.
What are the program features? Down payment and closing cost assistance not to exceed $5,000 in the form of a deferred loan will be provided on behalf of the qualified participant (the amount to be determined at Johnson County Housing Services' discretion).
Under no circumstance will this deferred loan be subordinated for refinancing during the 5 year affordability period. The home must be purchased in Johnson County. The home must be inspected by Johnson County Housing Rehabilitation Specialist and pass Housing Quality Standards (This does not replace a mechanical, electrical, or termite inspection, but must be performed as part of the federal requirements under this program). An environmental review is performed on the potential home to be purchased upon submission of the address to the Johnson County Housing Services office. If the home is found to be in a flood plain zone, the home will be determined ineligible and the applicant would not qualify to receive down payment assistance for this purchase. For any home built before 1978, a lead-based paint report must be submitted to Johnson County Housing Services with the real estate sales contract. This report must reflect either that no lead-based paint was present at the time of the inspection or that lead-based paint was present but has been remediated and a clear lead test was received after the remediation took place.
Buyers of properties located within 2,500 feet of the Johnson County Executive Airport (the Airport Clear Zone) will be required to execute an affidavit acknowledging that they are aware of the proximity of the property to the airport. Fixed Mortgage Rate (15 - 30 year term) Interest rate cannot be more than 1 1/2 percent over FHA rate (Requirement for all lenders). If the lender requires, participant must purchase Private Mortgage Insurance (PMI). Purchase price must not exceed $204,250 the maximum limited established for Johnson County. These limits are subject to change according to HUD guidelines.

What are the steps for completing the mortgage process? Upon receipt of Certificate of Completion of homebuyer education and counseling, the participant may begin looking for a home.
Once a sales contract is executed, the participant will select a lender to process the loan application. Participation in the Johnson County Housing Services Homebuyer Program is not a guarantee of mortgage approval. The Housing Quality Standards (HQS) inspection performed on the property must pass inspection prior to a closing date being scheduled. A minimum of 14 business days in advance of a scheduled closing date all required documents must be in the possession of Johnson County Housing Services. Required documents include a Certificate of Completion of Homebuyer Education Course, credit bureau, loan application, pre-qualification letter, real estate sales contract, good faith estimate, and an appraisal report. Termite, electrical and mechanical inspections are highly recommended, but not mandatory. If these inspections are performed, a report of the results must be forwarded, along with the above documents, within the timeline indicated above. Once all required documents are received by Johnson County Housing Services, they will be forwarded to legal counsel for review and approval of release of funds. Checks are not processed internally in the Johnson County Housing Services Office. Therefore, timelines have been established to accommodate the required amount of time necessary for external processing.

I have decided to come out of retirement and try one last time for the Tour de France. I made my decision this morning just before I started my first training practice. 
What . . . you didn't know I went into retirement from cycling? When I retired I figured that a person in their 40's couldn't compete with 20 year olds who were using steroids.
Why did I decide to un-retire? Well, I figured since ALL of the riders are using growth enhancement drugs or steroids, they will all get disqualified from the tour and the pool of eligible riders will be low.
Last night while I was watching "The Voice" I had an "ah ah" moment. Why can't a 40 year old compete? Just in case I decided to un-retire, I mapped out my training practice program for the next couple of weeks last night. Knowing that I needed to start slow, I will not ride the first week. I will start off with some brisk runs.
This morning I woke up and said I can do it. I started with doing some laps. Yep, down and up my driveway. I figured I would do 10 laps just to get started.
The problem is when I got started, going down the driveway was pretty easy. Getting back up was hard. I know you must be wondering since my driveway is fairly flat but the 10 mph wind was a little unbearable. For my first practice I got 1 lap in. Tomorrow I plan on doubling this.
I know I’m starting off slow, but people only remember the finish. Do you think Lance Armstrong started off as an elite rider? No way, he had some road bumps in his journey.
I’ll keep my blog updated on my progress and if you’re in France for the tour, stop by and say “hi” to the Over-The-Hill Team. Oh yeah, that is my team’s name.

Two years ago I met my wife for lunch at the school she teaches at in Olathe. While I was waiting I met a lady who was bringing her kids to school for the first day. Since I was early to meet my wife I started a conversation with the lady who was dropping off her kids for their first day in a new school. The lady was extremely excited, new home, new school and new jobs. I asked her about her home. She said that her husband came in town to interview with Garmin. After the interview took a tour around Olathe. Coming from the upper Northwest he was thrilled to look at homes that he could afford. While on the tour, he found a few homes he seemed interested in. He called the listing agents and only 1 out of 8 or 9 called him back. The one who called him back offered to let him inspect the home. While he was inspecting the home he sent me a few pictures. By the time he was leaving Garmin had offered him the job and they wanted him in Olathe in 45 days. Problem was he had a family to move. The husband called the listing agent back and told him he would like to buy the home. The biggest mistake home buyers make is calling the listing agent. What they should do is research agents in the area of interest and then interview the agents. Why? The listing agent is working on behalf of the seller. Their job is to protect the seller's best interest. In this case the lady I had met at my wifes school had called me up. She needed an agent to sell her home. The problem is when I met her and her husband at the home and showed them an analysis of their home they were shocked. I also showed them an analysis of when they bought their home and they were embarrassed. Why? I just informed them that they bought their home for over $15,000 over the market 2 years ago and that they were upside down now. The homeowners were confused . . . Why didn't the real estate agent advise them incorrectly? Why did the mortgage bank give them the money? How did the appraisal get through? Listing agents are working on behalf of their seller clients. They prefer you to work with their professional team for a reason. The homebuyers, now wannabe home seller have learned a valuable lesson. If you would like to avoid their situation, I advise you to higher a full time buyers agent. Keep in mind that a buyer's agent is a FREE SERVICE for the buyer. The buyer's agents job is to protect the buyers interest.They will help you find, negotiate and secure your new home at no cost to you. Kansas City home buyer asked: "I heard that FHA will be making changes soon. What have you heard?" Answer: Yes, I have heard about those changes also. I have been helping home buyers buy homes in Kansas City for over 20 years. Before a change takes affect in the real estate business, there is always a few loan officers that will reveal the changes from meetings they have had in their office. Lately, I have been hearing that FHA will be making some changes before September. Those changes I have heard from several loan officers are raising the down payment required and lowering the loan amount. What this means for FHA home buyers is they will need more money to buy the same home that they could buy now. Also, FHA home buyers will qualify for less home. What this means for homeowners selling in the upper FHA limits: There will be less competition from home buyers to buy your home making it even harder to find a buyer to buy your home. If your home is on the market, I recommend getting aggressive in pricing very soon. If you plan on listing your home later this year, you may decide to list sooner before the buyer pool shrinks. Downtown Olathe Arts Festival is this weekend, June 11 and 12 Downtown Olathe will play host to visual artists from across the region this weekend for the inaugural Downtown Olathe Arts Festival June 11 and 12 at the intersection of Park and Cherry Streets. The juried art festival features over 70 visual artists including emerging artists and artists with disabilities. The event will also include live musical entertainment, an interactive children's activity tent, and a variety of food and concessions.

Anonymous Kansas City Home Buyer has fun finding “Dream Home.” Home Buyer logs on to our site....Registers their email, name, all the important stuff.They registered their email as “donotcallme@gmail.com.” Guess that’s preferable to JustinBeiber@gmail.com”. I notice that the home buyer with the registered email “donotcallme@gmail.com” visits my real estate website every week for 2 months. They’re probably also visiting other REALTORS website to see which website is more accurate. That’s cool. Out of the blue the registered buyer with the donotcallme@gmail.com email calls me. .”Martin, found a home and I would like additional information. “Nope”....”I’ll help you find what you’re looking for, then help you BUY”, I answer. “If your needs change/evolve along the way, we’ll change our direction.” Lets go ahead and view the home. The buyer and I setup an appointment. When we meet at the home the donotcallme@gmail.com was very stand-offish. They were shocked that I was interested in them and asked about their needs and wants. I also asked about their likes and dislikes. No surprise here, the buyers disliked the home. We however hit it off and they started opening up even to the point of giving me their real names, Jim and Linda. I told Jim and Linda about a potential home that may fit their needs. They were interested so we took 5 minutes to setup a showing and view. When we arrived at the home, Jim and Linda started babbling between each other. They weren’t speaking a foreign language. I really couldn’t understand what Jim and Linda were saying. Jim and Linda cancelled their plans the rest of the night. They decided that they wanted to buy their dream home. Linda looked over at me and asked if I was a magician. She couldn’t believe that she was standing in front of her dream home and she was about to buy it. So many people I know in this industry take classes, courses, and seminars on how to SELL...Problem is, they forget Rule#1;Rule #1- People love to BUY, and hate to be SOLD. I first educate and inform my clients. I figure if I do my job right, my clients have the right information to make their own decisions. I love seeing happy clients. There is no hard sales from me. When my clients are happy it makes me happy. I don’t like to pressure buyers, because I don’t like to be pressured either. Sounds like you? Sure sounds like me. Mahaffie Stagecoach Stop and Farm will honor the 150th anniversary of the Civil War on Thursday June 9th from 6-8 pm with a free Family Fun Night
Visitors can participate in a Civil War march and drill, learn about artillery and life in a Civil War camp and try their hand at "writing home" with a real ink pen. Visitors can also make a spy wheel or make a piece to take home in the blacksmith's shop. As always, visitors can see what's cooking on Mrs. Mahaffie's stove and try their skills at a variety of games typically played by children in the 19th century. Stagecoach rides around the site will be available; donations of $2 per person are suggested for stagecoach rides.
The Mahaffie Stagecoach Stop and Farm will host free Family Fun Nights every Thursday night in June and July. The events feature free admission and stagecoach rides. A fee applies to some special activities. Each Thursday night visitors can participate in hands-on activities associated with a different aspect of 1860s history. New this year, the first 100 visitors can collect a different Mahaffie animal trading card. Attend each week to collect all eight. Weekly themes are: * Cowboy Night - July 7 * Civil War - June 9 and July 14 * 19th Century Technology - June 16 and July 21 * Kansas Farming - June 23 and July 28 The Mahaffie Stagecoach Stop and Farm is located at 1200 Kansas City Road.  Bubba Starling is more than an athlete.
Yes, I know he is an incredible baseball, basketball and football player. Not only can he run the 40 yard dash fast (4.36 - That is faster than I can get down the driveway), he won the Simone award in Kansas City for being the most outstanding Kansas City high school football player. The All American Baseball player projected to be a Top 6 Major League Baseball draftee is more than a sports star.
Bubba Starling as called Gardner, Kansas home. Gardner is a city 30 miles Southwest of Kansas City. His real name is actually Derek but everyone in Gardner calls him Bubba. He got the name from his sis and aunt when he was younger. He is more than a sports star.
He is one heck of a generous kid. Well on his way to becoming a generous young man.
The past year Gardner has been riddled with automotive tragedies. Three Gardner kids died and a few more hospitalized. Bubba on more than one occasion visited kids at the hospitals. He offered get well wishes and signed Gardner-Edgerton stuffed bears. He even talk to other kidos in the hospital. I witnessed the kids who knew him as well as the kids who didn't know at the hospital light up with huge smiles, despite their injuries. One little girl who had been in the hospital for a few months was suffering from severe injuries. I had never seen her happy throughout the weeks I had visited my niece and nephew. The next day after Bubba had come through her hospital wing, she was in the art room designing a card for Bubba. I asked if she knew Bubba and she said, "No, but my daddy showed me an article about him and it made me happy that such a famous person said HI to me."
One day Bubba visited the hospital while most people were warned to stay in. The streets were icy and the city was in a major snow storm. Most kids were probably playing video games. After a routine Saturday practice, Bubba and his family traveled over 40 miles in the bad weather to visit a couple injured Gardner kidos.
In addition to Bubba's kind heart at the hospital, Bubba would pull out a marker after ball games and spend time putting pleasure on little kids faces by signing pictures, Gardner Edgerton memorabilia or balls.
My son played on the freshmen Gardner-Edgerton football team this past year. Between the practices of numerous photographers, ESPN news crews and sports writers, my son would tell me stories aboutBubba. Rather than acting as a prima donna sports star, Bubba would act more like a leader offering pointers and helping out underclassmen. He never raised an antic on or off the field. Matter a fact, Bubbawas very quiet and almost shy at times.
People in sports nations call him "a once in a lifetime athlete." People in Nebraska are hoping to call him their next quarterback and out fielder.
People in Kansas City are hoping to call him their next George Brett.
Bubba's baseball coach says Bubba is the best outfielder in Kansas City and that includes the Royals. Former Husker coach, Tom Osborne, wrote Bubba a hand written letter to Bubba saying that he as the potential to win the Heisman. People in Gardner call him " a Wonderful Ambassador to Gardner."
Tonight as the MLS draft starts on TV many in Gardner will wonder about Bubba's future.
Will Bubba forgo the instant million dollar signing bonus to play football and baseball at the University of Nebraska or take the millions and go on to MLB? Either way, Bubba, will most likely go down in the history books.
Most people only know Bubba for his athletic ability.

Last weel another housing market obstacle appeared in the form of Standard & Poor's Case-Shiller Home Price Index for March. Prices for 20 major metro areas dropped 0.8% for the month and were down 3.6% from a year ago. These numbers had some people claiming the double dip in real estate housing prices had arrived.
The truth is that the Case-Shiller's longer term data reveals that in their 20 measured metros there was no double dip. There was an uptick in real estate values of 38.2% since January 2000. This shows that in real estate, you have to look at the long term picture, just like you do with your 401K. National average real estate home prices are also misleading. First, the national average rarely matches the price situation in a specific local housing market. Beyond that, distressed sales at substantial discounts make up a portion of that national average price. In fact, when distressed sales are excluded, home prices are off just 0.5% year-over-year in April, according to data aggregator CoreLogic. If that's a double dip, you'd need a magnifying glass to see it. Finally, the Mortgage Bankers Association reported purchase loan demand unchanged from the prior week and up 7.6% from a year ago. But MBA researchers do expect mortgage rates to rise significantly by the end of the year and continue to increase gradually through 2012.

Yep, that is correct. You read the title correctly. 50% of the Gardner, KS. swimming pool will close despite sunny and hot weather. If you ask my daughter why, she would tell you that a boy fell and bonked his head. What actually happened is the swimming pool floor is very slippery and little kidos are falling. In deeper water it isn't a problem. In the shallow water, the kidos are hitting their heads on the bottom of the pool. Small sand particles will be mixed into the paint in order to give the kidos some traction. According to Gardner swimming pool staff, a contractor will need to repaint the floor of the swimming pool after it is drained. The pool staff anticipates the pool will be drained by Tuesday and if sunny and hot weather prevails, the contractor will start repainting the swimming pool Wednesday. The date of the reopening is unknown at this time. The affected areas are both zero entry pools, lazy river and the water slides. The only unaffected areas is the separate deep water pool with the diving boards. An article recently published by a nationally recognized Real Estate publication starts with, “Successful salespeople understand that making the sale has much more to do with developing trust and rapport than it does with issues of lowest price, highest quality or the largest company.”
The author goes on to talk about, “....the warm-up period....”.What the heck?Cars get warmed up, computers boot up....And people warm up at the same speed you find common ground with them, build a relationship, a friendship with them.Personally, I love the fact that “Sales is a Broadway play put on by a psychologist.”But....It isn’t “small talk” that builds relationships....Relationship building is actually the BIG stuff, the IMPORTANT stuff. My experience is that people like to buy, but seldom like to be sold.Yep, folks seldom like to be sold....anything. When working with Buyers, my responsibility is to help folks figure out what best fits their needs, then stand back and let them buy. Facilitate the transaction, of course, but for the most part....Let their heart lead them home. When working with Sellers, I help folks figure out WHY they want to sell...believe me, it’s not as simple as it sounds....Then market their home....communicating to Realtors, agents, (yes, there is a difference) and consumers about the key features of the home....the neighborhood, the schools, general location, proximity to parks, largest employers, shopping....Make sense?Hey, you want someone to SELL you a home... A blog reader asked us what the real estate market was like for the Willow Springs Subdivision in Gardner, Kansas? More importantly, they wanted to know if it was a good time to sell. The Willow Springs Subdivision is a large subdivision located Northeast of 183rd and Moonlight Road in Gardner, Kansas. The subdivision consist of a mix of splits with a few 2 stories, ranches and 1.5 stories sprinkled in. Many of the residents like its close proximity to Moonlight elementary school and the shopping like Price Chopper and Walmart.
Over the past 6 months 9 homes have sold in the Willow Springs Subdivision. The average home has sold for $153,600. During all of 2010 36 homes sold in the Willow Springs Subdivision. With 8 homes currently for sale, there is 5.33 months of supply on the market in the Willow Springs Subdivision. This is low and indicates that it maybe turning to a seller's market in the Willow Springs Subdivision. In my opinion it will be a good time to sell a home in the Willow Springs Subdivision or for that matters in any subdivision in Gardner, KS. due to recent changes with financing. If a a home buyer plans on buying a home in Olathe or Overland Park, KS. they will need nearly 5% or more down to buy a home. In Gardner, a home buyer can still get into a home with 0 down.
In addition, it has been a buyer's market in the Willow Springs Subdivision. With the recent shift, a homeowner looking to move in the next year may look to take advantage of the slight economic shift in the Willow Springs Subdivision.
Smart home buyers will be taking advantage of the low interest rates and limited 0 down mortgage loan financing.

Ask a Question: I heard that there is special financing in Gardner, Kansas. What is it? Real Estate Wizard: Yes, there is a great mortgage loan that is available in Gardner as well as neighboring communities. I have worked with hundreds of home buyers obtain this loan. The mortgage loan is the USDA Rural Development guaranteed mortgage loan. The mortgage loan is sponsored by the U.S. Department of Agriculture and is for owner occupied properties. The USDA RD guaranteed loan is a no money down loan offered for home buyers purchasing a home. It is 100% loan that has no PMI insurance. The mortgage loan is great because a borrower putting down 5% and paying their closing cost on a conventional mortgage in Olathe would have a higher principal and interest payment than a USDA RD guaranteed borrower putting no money down in Gardner. Here is some information about the USDA RD guaranteed mortgage loan: 1) The property must be in the RD eligibility area. 2) The property must be a single family or 1/2 duplex. 3) The closing cost can be rolled into the mortgage loan. 4) The ratios are 29% housing and 41% for debt. 5) Borrowers must be under the Household Family Income of $80,950 for up to 4 people in household or $106,850 for up to 8 people in household. 6) Borrowers can close 1 day after bankruptcy, foreclosure or short sale with compensating factors.  Time to Buy, Sell...Wait in Kansas City?
Nick asks me....”Do you think we are finally starting to see some burn off of the surplus home inventory or do you think that there is still more shadow inventory waiting to flood the market?”
He goes on, “I tried to sell my home, Realtor did a good job driving traffic, but I couldn’t get an offer near my minimum number....I have a little bit of equity...”
Nick, as to the first question....It depends...sounds like I'm "weaseling", but hang on a second....Gardner inventory is selling faster, so prices are stabilizing. North Kansas City Missouri Luxury homes inventory is backed up, sales are slowing, prices are still very soft. The prevailing thought, (based on conversation with Realtors that primarily focus on Kansas City foreclosure properties) is that "shadow inventories" in some areas in Kansas City are going to be a plague that drops home values still further. “Shadow inventories” will not affect all of Kansas City. If you have a specific area in mine, we can research the area for you.
As to the “equity” statement....Tough call. Equity is the difference between what you owe, and the market’s perception of the value of your home. “Fair Market Value” is defined as the market determining the value of our homes.
When Buyers show up to look at your home, the price isn’t that far out of line....Yet being close doesn’t count. At the end of the day, either you can get your sales number, or your options are limited to holding on to your home, or looking at a short sale.
