“I passed up a $125,000 short sale bargain because I wanted to wait for the foreclosure sale on the court house steps...”

My client, Dustin, and I had been eye balling this Overland Park home for 3 months, off and on....There hadn’t been much traffic, though the price had been dropped several times. Heck, we had trouble finding the home with the help of my trusty Garmin, (Realtor’s best friend) ....

I hadn’t paid attention, but we later found out the directions in the MLS were wrong...took agents to “terrace” instead of “street...” But I digress.

Comparable homes sold in the 190’s and up....$125,000 would be a nice bargain. Plenty of room for repairs, upgrades, and equity.

“Dustin” and I looked at other homes, but he kept coming back to this one....Then, the telephone call.....

“Martin, the home sold at the foreclosure sale for $179,022!”

Humm, “Dustin, should we have made an offer while we still had a chance?”

Dustin had it in his head that a purchase on the court house steps was a better deal than any other....In point of fact, many times these properties are no better than auction properties, because that’s what the foreclosure sale is, an auction.

Dustin also didn’t take in account the lack in flexibility in obtaining inspections and financing an auction property.

That means two things;

1-These properties were passed up by hundreds, maybe thousands of other buyers......They passed by for many reasons, some of them GREAT reasons!

2-They always go to the Buyer who is the HIGHEST BIDDER....Why do these folks think they got such a great deal when the contest itself means the Buyer who spends the most “wins”?

Amazing.

Had another consumer contact us...Bought 3 properties from a “HUD Insider”...Whooo, cloak and dagger sounding, huh? All 3 were dumps, needed a bulldozer, not a Home Depot account.....Buyer wanted to be a Seller, with “Instant profits” he was promised.

He got hosed, and like many consumers, thought that an “auction property” was a sure-fire winner....Such as “Charlie Sheen” Winner. No joke when it’s YOUR hard earned money.

So, the Buyer who payed the most, “wins”? Sounds like a great deal for the Seller, not the Buyer.

While there are many reasons to pass by the dumpy properties....When you see a good one, don’t go wishing on a star....Find an experienced Realtor, and let’s get started!

Renting is the New Black

The current state of affairs in our Kansas City housing sector as a whole is not exactly awe inspiring.

Differing parts of our market are struggling, but for dozens of reasons, a hot market is emerging – apartments and rentals which is predictable in a time when unemployment is at an unhealthy rate, lending is tough not only for buyers but builders, and the shift towards renting is rising. This is good news for apartment locator's and Realtors that represent investors, but could slow residential agent paychecks for a while.

Unless you have the ability to help investors succeed.

Home prices drop, renting rises

Although a layperson would think dropping prices is beneficial to housing and would cause a buying frenzy, the opposite is true as sellers struggle to unload their houses, owners are losing value in their major investment, and a glut in inventory backlogs the market. Rentals are also heating up because of homeowners unable to sell becoming “accidental landlords.”

Housing is struggling as home sales continue to slow, having fallen 3.8% in May, according to the National Association of Realtors’ data just released that shows sales are down 15% from May 2010. Also favorable to a heated rental market is the difficulty buyers are finding with mortgage lending and confidence in ability to get a loan has declined steadily over the last three years.

Leasing is cool

We’ve been writing for some time about the stigma around renting disappearing. There is even a rising “Generation Rent” as the American Dream shifts away from the idea of mandatory home-ownership just as we shifted away from the idea of a mandatory nuclear family.

People of affluence are no longer afraid to rent or admit that they rent. Recently, I spoke at a women’s group and one of the other speakers had on Manolo Blahniks (from this season, mind you) and talked about her new little condo downtown she was renting and admitted that she had downsized and that two years ago she was lying about renting but now felt the shame was culturally fading.

The side effect that only the smartest of the smart will plan for is that many of these people that are choosing to rent could end up buying in the very areas they’ve been testing out while they rent in a down economy, opening a future pipeline for Realtors and a niche that could easily be dominated in major metro areas in another few years.

Rents are rising

Vacancy rates have been at 10% nationally for some time but are projected to perform even better in 2012, dropping to 5% which spells higher rents. We reported rent spikes across the nation with some 17% spikes in Austin and 30% spikes in Boston, now with other cities following suit. “In the last six years, 1.2 million American adults have moved back in with their parents. We expect to see that number rise as double digit rent increases set in. We anticipate local tenant councils will be very busy over the next few years as renters are caught off guard by such spikes. Property owners and multifamily managers will take advantage of this situation to improve cash flow as the housing crisis continues and renters who are scared of buying will have their fears reinforced as they rarely see the difference between the rental sector and the housing sector (they’re all scary now).”

Slow and Steady wins the race; No Gold Rush for investors

Vacancies will continue to drop, rents will continue to rise and banks will still keep lending so tight that this time around, new building will not be out of control, nor will it be the primary focus. Units that come online will be redeveloped units, upgraded units or simply houses that aren’t selling that become rentals. This shift toward favorable investments in rental units will all go down in a slow, steady manner as we don’t predict a gold rush.

This is simply a natural trend in the real estate cycle, but we don’t predict a major bubble.

Remember, all real estate is local

Our Kansas City metropolitan area is full of residential investment opportunity....Yet there are areas that make management and ownership more difficult, and may not fit all investor’s plans.

Google Plus is a Hit in my Book! Checkout these 14 Google+ Resources

I have been using Google Plus for a few days now and really like the direction of Google +. It is kinda a cross between Facebook and Twitter. Although many people have said that it is competing against Facebook, I think it will give Twitter more competition at the beginning.

Although the Google Plus creators have said that the business edition will be coming out this fall, I think it will be out much earlier. The applications for being included in the business edition stopped yesterday.

Google Plus will be very beneficial for sales people whether you're a Business to Business or Business to Consumer salesperson. I look forward to the exciting changes that have been added the past week; as well as, the changes being planned for the near future.

Conclusion: Google Plus is a bold and dramatic attempt at social. The ability to view updates from specific groups started with Facebook but has been perfected with this Google project. That is right, project. Google calls Google Plus a “project” rather than a “product” because it is a work in progress — they don’t want users to think that they just released a final product.

Overall, Google+ is solid and I really like its speed. It is NOT a Facebook killer or a game-changer, yet! I think Google learned a lesson with Google Wave and is releasing Google Plus like they did Gmail.

The winner of the Google, Facebook and Twitter war will be who can keep users coming back everyday for the months ahead. We know Facebook can do. Does Google have the project to do it? I think so.

If you're just starting with Google Plus, start slow. You may have made some mistakes with Facebook and Twitter. This is your time to start new groups, interact with new people and create a social media plan that works for your business.

Shadow inventories are real

In recent years, the concept of shadow inventories in the real estate industry has been questioned and even mocked, but a new Equifax trend report for May 2011 shows that delinquencies still exceed pre-crash levels and are still climbing.

Homeowners are falling behind don their mortgages at record levels....

Home finance dollars (including revolving accounts, first mortgage and home equity loans) being written off are still climbing and it does not appear the increase will slow any time soon at its current pace. Equifax’s U.S. analysis is compiled from data on roughly 585 million consumers.

The Equifax study revealed that mortgage loan write-offs reached $304.6 billion in 2010, nearly three times higher than 2006 and 2007 combined, and the rate of increase has continually risen each quarter since Q1 of 2010. According to Equifax, REOs present an especially tricky challenge as the volume is on the rise as many lenders struggle with property divestment of properties not sold at auction or through short sale.

Rising REO, Bank-Owned foreclosure rates

In May 2011, 3% of all first mortgages were REO properties, accounting for $21.8 billion in loans and Equifax asserts that because foreclosure completion rates (of 1.45%) parallel bankruptcy rates (of 1.6%) that most REO properties are a result of bankruptcy.

“Shadow inventory and real estate owned properties are still playing a dominant role in today’s mortgage market and slowing the pace of economic recovery. While we are seeing stabilization across multiple sectors of lending, there remains a significant volume of delinquent first mortgage loans, which has slowed the foreclosure process. Until these foreclosures are processed, the mortgage market will continue to impact economic growth,” said Craig Crabtree, senior vice president and general manager, Equifax Mortgage Services.

Most past due balances trace back to 2005-2007

Equifax also reported that as of May, nearly 2/3 of past-due balances are from loans originated between 2005 and 2007. The home equity revolving potential foreclosures now totals $11.9 billion. That is a substantially large number of troubled loans.

10% of all mortgages are now in a “late payment” status

Contradicting key economists

Some are claiming that because home equity line originations this spring rose for the first time in over four years, but Equifax’s new study shows that the average credit limit on a home equity line dropped 15.07% in the same window of time, so the picture isn’t quite as rosy as some are aiming to portray.
It isn’t the end of the world, this is all a part of the economic cycle, but it is not mythical nor something to mock as shadow inventory is real, and tightened lending, rising rates of REO inventory and delinquencies still rising, challenging the real estate sector which is certainly not in recovery mode.

The BIGGER Issue? How this affects YOU!

The sales of these properties are significantly eroding home values in every sector....Meaning that you may be a little upside down today, yet a LOT MORE upside down tomorrow, when your neighbor sells their short sale next door, further depressing property values.

Your equity is running down the street drain towards the sewer grate!

In addition, real estate tax revenues are down, as more Kansas City home owners do battle to “right size” their tax bills relative to the new, lower property values.

The Extreme Makeover Home Edition Pep Rally is Tuesday at the Overland Park Convention Center

The ABC television program “Extreme Makeover: Home Edition” is considering several families in the Kansas City area for an extreme home makeover.

Extreme Makeover will kick of their next build with an “Extreme Makeover Pep Rally” at 6 p.m. Tuesday, July 19, at the Overland Park Convention Center, 6000 College Blvd.

The Pep Rally will showcase M.A.C. Corporation and Canyon Creek Construction, LLC, co-builders and primary partners for this project, who have been selected to carry out the build. The Pep Rally will also highlight trade partners, volunteers and key participants. The public is invited to attend the free event open to all ages.

B-29 Superfortress will fly into New Century AirCenter, Which is between Gardner and Olathe, Next Week

More than 15 World War II B-29 veterans and their families will greet “Fifi,” billed as the only airworthy B-29 Superfortress in the world, when it arrives in Olathe next Thursday.

The plane will fly into the New Century AirCenter, which will host the Commemorative Air Force/Heart of America Wing Annual Air Expo on July 16 and 17.

The wing is holding a lunch for the former crewmen, who will see a plane that will evoke memories of their service in the Pacific.

Rides on the plane will be available during the expo for a fee. For information about the expo, go online to kcghostsquadron or call 913-907-7902.
