Many people find relaxation by doingdifferent things. For some people, it is a 2 week vacation to thebeach. For others it is a weekend trip to the Ozarks.
Other forms of relaxation maybe a nightout at the movies or a day trip to Hillsdale Lake.
What do you do for relaxation?
I find relaxation in watching my coralsand fish in my 200 gallon saltwater aquarium. My aquarium is in myhome office. When I'm working on a tough marketing project, I willstare into my aquarium.
Often times I'm asked by friends aboutwhere to get saltwater fish, corals and aquariums in Johnson County,Kansas. Here are my favorites in no particular order.:
Mission Pet Mart – Located at 6900 Martway Street. Www.MissionPetMart.comPros: Good selection of fish and corals. Mission Pet Mart has some of the best prices on corals in Johnson County. The staff is knowledgeable. Occasionally, they will sell you something that might not fit your fish tank. Also have an average assortment of fish supplies and chemicals. I have bought a few fish and coral from Mission Pet Mart and have been happy. Cons: Very little to any assortment of aquariums. Don't even really have 30 and 55 gallon aquariums on stock. Will offer to special order you an aquarium. Son of owner will custom design a large aquarium, I have been told. Called him 3 times and never heard back. I did buy a sea cucumber from Mission Pet Mart. Salesman said that they are relatively harmless. After seeing a sea cucumber wipe out a friends tank, I removed mine from my tank. Pros: Good assortment of mostly freshwater aquariums. Cons: No saltwater fish and little selection of saltwater supplies. Mainly stock freshwater fish. Aquarium Wholesale – 20700 W. 151st Street in Olathe, Kansas (Mall of the Great Plains or whatever the new name is today.). I recommend this store, just be cautious when purchasing. You will get better deals is they know you. Pros: One of the largest selections of fish, corals and used tanks and supplies. Staff is very knowledgeable and helpful. Prices are very reasonable and they like to wheel and deal. Cons: Know what you want before you head in. I have run in for one item and have been convinced that I need another item. My external pump on my sump went out. Rushed in and the owner sold me a ¼ the size internal pump. I was told by a staff member later that they were low on pumps and was sold what they had. Also, prices in ads are ½ of what they actually are priced in store. Few prices are on tanks. One night, my wife was quoted a price on a fish that was $30 more than what I was quoted. Also the store is in a mall that charges 10% tax. Pros: The owner is an ex-manager of Pet World in Lawrence, Kansas. He is very knowledgeable and honest. Stands behind his warranty. Had a couple saltwater fish die before I got home. He replaced them 3 weeks later. Good prices. He can special order anything. Cons: More of a pet shop that dabbles in saltwater. Small selection of saltwater supplies and fish. Pros: Honest and Knowledgeable. They ask a lot of questions so they can give you the best advice. I have actually had them refuse to sell me things because I was rushing things and mixing incompatible fish and corals. Great selection of fish, corals and aquariums. I have been incredibly happy with every purchase I have made from them. Cons: Only real con is prices. They have the highest prices in town. I guess their knowledge is worth something. Picasso Exotic Aquatics – 11560 Ash Street in Leawood, Kansas. Www.PicassoExoticAquatics.com (Just discovered this fish store). I would definetley visit this store. Pros: Your imagination will wonder in this fish store. Best selection of fish and corals in Johnson County. Tanks are beautiful and very well cleaned. Prices are reasonable on fish and coral. They have a large selection of high end corals and fish. Manager is very curtious and helpful the one time I visited. Cons: Although their fish are priced average, their specialty tanks are high priced. You will not find their tanks in most stores. Pros: Lowest prices of fish and coral in Johnson County. Knowledgeable on coral. Cons: Small selection of fish and coral. In order to buy without ordering online, you need to make an appointment which are typically nights and weekends. Most orders are mail orders.
Other places worth noting are Pet World in Lawrence (Chris the fish manager is very helpful. Made quite a few purchases from Pet World) and Fish World in Blue Springs. I haven't explored many of the Missouri fish stores yet.

I Want a Pricing Analysis on my Olathe Home – What I really need is to Prevent my Olathe Home from Getting Foreclosed on
Every week, we get a handful of calls from homeowners who want a pricing analysis on their home. Most are actually thinking about either refinancing their home or fighting a property tax dispute.
A month ago I received a phone call from a gentleman while he was at work. He seemed very eager to get his home on the market. He even asked, “Can his home be on the market by Saturday.”
That evening I met him at his Olathe home. I started by asking a few probing questions so I could best help him. He didn't want any part of this process.
I then proceeded to my generic presentation since I didn't know what his needs were. I couldn't get through my presentation, all he really wanted was the raw real estate data on his home. He wanted to know how much his home was worth. I gave him a range and all he wanted to do was argue that his home was worth more. I told him, “We can list for higher. The home buyers ultimately pick the value.”
He said, “I want to sleep on it.”
Well it has been over a month and after a few unreturned emails and phone calls at work, I decided to drop by his home and see if he was ready to list his Olathe home.
When I got to his home, he wasn't there but his wife was.
His wife informed me that they weren't going to list. He was just trying to find the value so he could decide whether he was going to refinance. He decided to refinance and the appraiser was within a $1000 of my market analysis.
She went on to inform me that her husband was upset because they spent $500 on a mortgage application fee to find out that they didn't have enough equity in their home to refinance. They needed the money to stay afloat and keep up the mortgage. If they didn't refinance, she was afraid they would get foreclosed on. The reality of owing more money on their Olathe home than what it was worth was uncomfortable and they may need to FSBO their home.
After informing her that although they had made a couple mistakes, I assured her that I could help her out of her situation.
I left the meeting by scheduling an appointment. My next appointment will be how I can help this prevent this couples home from getting foreclosed on and how I can help them from having this situation from ruining their credit. Tryingto avoid a foreclosure in Kansas City? Checkout a HAFA short sale. Inorder for a Kansas City homeowner to qualify for a HAFA short salethey must meet the HAMP eligibility requirements. Without getting totechnical, the requirements are:The home must have been used as a principal residence and not vacant for more than 90 days. If the homeowner moved it must have been for a new job or for a job transfer. The homeowner must have originated the first mortgage on or before January 1, 2009. The homeowner must be in delinquency with the first mortgage or delinquency must be foreseeable. The homeowner must have a current unpaid principal balance that is $729,750 or less. The homeowner's monthly mortgage obligation must exceed 31% of the gross monthly income. The homeowner must have a HAMP qualified servicer.

The Big News: The Kansas City, MissouriSchool District Loses Their Accreditation. Now What? Will the KansasCity Real Estate Market Suffer? Surely Real Estate Foreclosures will Rise!
While nothing will happen until Januaryof 2011 and the school district having 2 years to make changes, it isobvious why the past superintendent left so abruptly for a Michiganschool district.
Will kids leave the school district forneighboring school districts or will the interim superintendent makesome much needed changes?
The question I don't see getting askedis will this affect the real estate market. I believe that if theKansas City School District does not at least get a provisionalaccreditation the real estate market will suffer.
How many families if given the choicewill stay in Kansas City vs. moving to an area where the schooldistrict is good. I see families who have the ability to move willmove to school districts in the suburbs like Belton, Raymore, Lee'sSummit and Blue Springs. I even see the neighborhoods in JohnsonCounty benefiting.
For home buyers choosing a new home,surely the lack of a functioning school district will affect theirdecisions, right?
As a REALTOR with over 22 yearsexperience, the schools get brought up 90% of the time whether thebuyer has kids or not. Most buyers understand that good schools aregood for resale values.
Unless the Kansas City, Missouri SchoolDistrict fixes their current situation, I see the Kansas City realestate market suffering more. Current homeowners will have troubleselling and many who try to sell will have problems. Foreclosures will rise in the Kansas City, Missouri School District if the problems do not get fixed.

What are the Upfront Cost to Refinance a Kansas City Home?
Olathe Resident “Jack” Writes: With mortgage loan rates so low, I'm thinking about refinancing my Olathe home so I can payoff some higher interest rate credit cards. What do you think and what are the cost and risk?
Real Estate Wizard: Great idea, Jack, if the numbers work. Paying off high interest rate credit cards is always a great idea. The problem is do you have equity in your Olathe home and the credit to refinance?
First, figure out the value of your Olathe home. If you need help, contact an Olathe Realtor. A current mortgage lender will typically lend you 80% of what your home is worth, before they start adding additional fees and insurance. Figure that a current appraisal will be conservative.
Your upfront fees will typically be $400-500. This will pay for the appraisal and credit report. If you get the loan, this maybe credited back. If you back out, the application fee will typically not be refunded back because they will be paying for actual fees that have been generated.
The reasons why some homeowners back out of refinancing is there is not sufficient credit for the bank to issue the new loan or sufficient equity in the home.
If you like to figure your equity position before you apply for a refinance, contact an Olathe Realtor and have them figure a Broker Price Opinion (BPO) on your Olathe Home. Let the Olathe Realtor know upfront that you are planning on using the BPO to refinance. This may help in over-evaluations.
Lately, I have heard of quite a few refinances not going through due to low appraisals.

Should you Apply for a HAFA Short Sale in Kansas City to Prevent Your Kansas City Home from Being Foreclosed On?
Ok, you're struggling to meet the monthly mortgage payment. Since you been laid off from your full-time job, the part-time jobs are not even coming close to helping your family financially.
You have thought about selling, but you owe more than what your home is worth. Now what?
Try a HAFA short sale.
Yes, there are many horror stories because the program started on the wrong foot. Now that the wrinkles have been worked out, the HAFA short sales are working.
First, there are pre-approved HAFA short sales and the traditional HAFA short sales.
A pre-approved HAFA short sale has been approved by the mortgage lender prior to an offer. The benefit is that the bank will help determine the list price. A pre-approved HAFA short sale will be much faster to negotiate once an offer has been submitted. In some cases, most HAFA short sales can be negotiated and closed within 45 days.
A traditional HAFA short sale has not been approved by the mortgage lender prior to an offer. Matter a fact, there is many documents required by the seller during a traditional HAFA short sale, that most of these take 3-7 months to negotiate and close. Most HAFA short sales fall into this category.
The benefits of negotiating a HAFA short sale are the bank will issue a full release of liability, the homeowner can receive up to $5,000 in relocation funds, the mortgage bank can not foreclose during the HAFA process, the homeowner will contribute zero expenses in the sale and the mortgage lender is required to acknowledge and start negotiating the HAFA short sale within 10 business days.
The risk of hiring an unqualified HAFA short sale specialist is the short sale process blows up or worse, the homeowner does not receive up to $5,000 in relocation expenses due to the tricky and complicated paperwork and short sale process.
Before you hire a HAFA short sale specialist ask them how many successful short sales they have completed.
There are more then just HAFA short sales. There are also FHA short sales, Fannie Mae HAFA Short Sales, Freddie Mac HAFA Short Sale and Traditional Short Sales. Last week I met 2 Olathe home buyers who both ended the weekend with a different tune . . .
Monday I received a phone call on another real estate agents' listing from a lady. She seemed very interested in the home in Olathe, Kansas. I tried to schedule an appointment with her but she was very hesitant. The home she called on was an Olathe foreclosure that was priced to sell. I even told her that, but I think she thought it was some sales gimmick....Go figure.
If she really knew me she would have known that is not my style. I prefer happy clients who will refer me to their friends, family and neighbors.
Well the conversation ended with an, “ I will think about it.”.
The week was rolling along and before I knew it Friday was already here.
On Friday I received a phone call from a buyer on another property. I scheduled an appointment with the buyer and my business partner, Martin Taggart, for over the weekend.
The property the buyer called about ended up being a dud. Not only was it needing to much work, it was also overpriced. Martin called me to let me know that the home was not going to work while he was showing the buyer the home.
I told Martin that I had a buyer call about a home this week that they passed on. Thinking the home may fit this buyers needs I gave Martin the address so he could show the buyer the home.
Not only did it fit the buyers needs and wants, they emotionally feel in love with the home. Martin spent Saturday night writing up the offer and Sunday negotiating the terms. The buyers were so excited they referred us two of their friends. They were so excited about finding their dream home for nearly the same payment they were paying on their current home.
The home sits on nearly a ½ acre lot and features a finished basement with a wet bar, a wonderful kitchen and a master suite that puts most homes to shame. Not only is it a wonderful home, it is priced well under market.
Sunday while Martin and I were fine tuning the negotiating for the buyers of this home, the original buyers called us up. They called us to let us know that after spending the week calculating that they the home was potentially $125,000 under market that they wanted to schedule an appointment and if it potentially met their needs they were prepared to write an offer.
Now here came the hard part. We had to inform them that the home they had been thinking about for nearly a week, had already been sold and no it wasn’t $125,000 below market, it was more than $150,000 below maket.
While we were informing them, an email popped up on our email server. It was another home with similar characteristics priced nearly the same.
We'll find out tonight if it is similar when we go to show it to the first buyer.

Short sale Incentives Mortgage Lenders and Banks Keep for Themselves.... “Martin, the Lender offered an incentive for me to live in my home and keep it in good condition during the short sale process?”.
“Yes”, says I.
“So I kept the home in good condition and they should pay me?”
“Yes again”, says I.
“Then why are they telling us we need to hand that incentive back to them, the Lender, in order to complete the short sale?”.
Simple, the Lender has figured out that your motive is to protect your credit, and restart your life. Those juicy, Federally-funded incentives are low-hanging fruit, just waiting to be plucked from your wallet.
It’s extortion.
Would the Kauffman Center for the Performing Arts offer a season ticket discount, then charge your credit card full price?
Heck no!
The Lender knows you’ll fold when they tell you the only way you can short sale your home is to hand over the incentive, in exchange for the privilege.
More and more often, when we challenge this practice we are told;
“....The FHA incentive is $1000.00. If the full amount is delivered to the Seller, it will drop the net and we'll no longer be meeting net....I will still need a letter advising they agree to forfeit (the incentive).”

If you offer to trade money for value, then follow through. These people who are short selling their homes are already braced for a tremendous impact on their credit scores, moving their homes, placing their children in new schools....
Here’s an idea! Walk into the local supermarket, buy the groceries then ask for your money back.

National Real Estate Foreclosure News –Sales Down, New Foreclosure Filings is Up
According to RealtyTrac, the number ofhomes sold through foreclosure dropped 27.77% from June 2011 to July2011. During July 71.264 foreclosure homes were sold nationally.
This news is good until you look atmore recent stats.
The number of new foreclosure filingsjumped up 7.21% from July 2011 to August 2011. During August therewere 228,098 new real estate foreclosures nationally. One in every570 homes (single family homes, condos and ½ duplexes) received areal estate foreclosure filing in August.
Currently there are 1,596,954 realestate foreclosures nationally. Kansas accounts for 14,622foreclosure homes and Missouri accounts for 16,618 foreclosure homes.
Kansas had 1,274 new foreclosures forthe month of August. That means that 1 in every 968 housing unitswent into foreclosure in August. Although this seems high, it is muchlower then the national average of 1 in every 570 housing units goinginto foreclosure in August.
On the Kansas side of Kansas City, themost populous county, Johnson County, led with the most newforeclosures, with Wyandotte County in second, then LeavenworthCounty and lastly, Miami County.
Johnson County had 280 new foreclosuresor 1 in 778 housing units going into foreclosure in August.
Wyandotte County had 213 newforeclosures or 1 in 319 housing units going into foreclosure inAugust.
Leavenworth County had 33 newforeclosures or 1 in 866 housing units going into foreclosure inAugust.
Miami County had 12 new foreclosures or1 in 1057 housing units going into foreclosure in August.

National Real Estate Foreclosure News –Sales Down, New Foreclosure Filings is Up
According to RealtyTrac, the number ofhomes sold through foreclosure dropped 27.77% from June 2011 to July2011. During July 71,264 foreclosure homes were sold nationally.
This news is good until you look atmore recent stats.
The number of new foreclosure filingsjumped up 7.21% from July 2011 to August 2011. During August therewere 228,098 new real estate foreclosures nationally. One in every570 homes (single family homes, condos and ½ duplexes) received areal estate foreclosure filing in August.
Currently there are 1,596,954 realestate foreclosures nationally. Kansas accounts for 14,622foreclosure homes and Missouri accounts for 16,618 foreclosure homes.
Kansas had 1,274 new foreclosures forthe month of August. That means that 1 in every 968 housing unitswent into foreclosure in August. Although this seems high, it is muchlower then the national average of 1 in every 570 housing units goinginto foreclosure in August.
On the Kansas side of Kansas City, themost populous county, Johnson County, led with the most newforeclosures, with Wyandotte County in second, then LeavenworthCounty and lastly, Miami County.
Johnson County had 280 new foreclosuresor 1 in 778 housing units going into foreclosure in August.
Wyandotte County had 213 newforeclosures or 1 in 319 housing units going into foreclosure inAugust.
Leavenworth County had 33 newforeclosures or 1 in 866 housing units going into foreclosure inAugust.
Miami County had 12 new foreclosures or1 in 1057 housing units going into foreclosure in August.

This weekend is the last church service at the First Family Church in Southern Overland Park. The church is a mega-church that sits on a huge patch of land just east of 69 Highway on 143rd Street in Overland Park, Kansas. Why is the church closing down?
