RE/MAX International has launched a 10-week social media contest that runs until the end of July that encourages people who relocate to share their stories about life’s most pivotal moments.
To enter, participants of the “ What Moves You?” contest post a story, photo and/or video to the contest website, http://whatmovesyou.remax.com. Entries will be voted on by the public, so contestants are encouraged to make their stories as moving as possible – whether it’s about a new job, addition to the family a job transfer or a tragic event – whatever gets people looking to buy or sell a home.
In addition to the contest, RE/MAX LLC will donate $1 to Children’s Miracle Network Hospitals for each submission.
The ongoing voting will determine eight weekly winners, who will receive a $750 Apple gift card. From that group, the grand-prize winner will be determined from the final week of voting. The $10,000 grand-prize will be for the submission entry that receives the most votes from the final week of voting.

Zillow is like Katie Horner - Kansas City Home Buyers and the media should ignore Zillows, Zestimates.
It reminds me of the overzealous and overly excited Meteorologist, Katie Horner, from Channel 5 news. She would always interrupt a tv show at its climax and start jumping up and down with excitement about the horrendous tornado coming toward Kansas City. It seemed like she came on everyday during the spring to announce the next big one. I've lived in in Kansas City nearly all of my life and yet to see a tornado in Kansas City. It seemed though, Katie believed a tornado would hit Kansas City everyday. After a while, most people including myself got tired of the antics and tuned her out.
There is a saying with many of my friends that goes something like this, "Where else can a person be wrong at their job over 75% of the time and still get paid?"
Since this blog post is not about meterologist, I will get going to my main point, Zillow.
It's important to understand what Zillow is and what it can be. If you live in Overland Park or Olathe, you should familiarize yourself with the ABOUT ZESTIMATES tab on Zillow.com.
Here's what you should know
In Olathe and Overland Park, Zillow Zestimates can be off by more than 20% 66% of the time, according to Zillow's website.
In Overland Park and Olathe, Kansas, Zillow uses a proprietary formula that includes physical attributes about the home, the county tax assessment and prior and current transactions to provide its Zestimate. Zillow actually gives themselves 1 star in Kansas for this information. One star out of a possible 4 star "valuation." I wonder this... If Four Stars is their best evaluation what does 1 star mean? How accurate is a 1 star opinion versus a 4 star opinion I wonder. If a 4 star opinion is a "FAIR ZESTIMATE." I'm guessing one star means UNFAIR ZESTIMATE. I dunno. Here's my opinion after reviewing actual sales of 25 Overland Park and Olathe homes that have sold in the past 60 days.
The Zestimate from Zillow was lower than the actual sale 90% of the time. In addition, 25% of the time, the Zestimate was off by over 10% of the actual sales price.
Although, Kansas City has a 1 star and uses the tax assessors value to determine value, I found that in 35 property searches, the Zestimate was lower than the tax assessors value 85% of the time. Yep, that is right. I wonder what tax assessor value is being used? It doesn't seem to be the county tax assessor value.
I compared the Zestimate to my real estate teams actual listings and found out that the over 70% of my team's listings were within 3% or lower than the Zestimate on that property. The odd thing is that 3 of our pending sales have appraised much higher than their Zestimate.
In review why is the Zestimate data like Katie Horner the ex-Kansas City Meterologist?
First, buyers must be looking at online estimates of homes like Zestimates, because the homes priced below the online values like Zestimates get the inquiries.
Next, and most importantly, news reporters get their housing reports from organizations like Zillow. When Zillow reports that nearly 30% of the households in an area are underwater the media starts reporting this incorrect data as fact. They don't care if it is wrong data, it gets viewers like Channel 5 got with Katie Horner.
The news media has already done their damage by broadcasting incorrect data. The incorrect data affects home buyers and home sellers. Home buyers think that their offer should be more in line with the online valuation like Zestimates. I have seen four recent offers that have been inline with online estimates. It affects home sellers because they think their homes are worth less than what it actually is values at in the current market.
Remember that Zillow gives themselves ONE GOLD STAR for their Zestimates in Kansas City. Two Gold Stars is identified as "FAIR ZESTIMATE."
Zestimate Accuracy/Star Rating: This rating is tied to the Median Error in an area. The ratings are as follows: = Best Zestimate = Good Zestimate = Fair Zestimate = Tax assessor's value, or unable to compute Zestimate accuracy- 0 stars = No valuation
The Zillow Estimate is much like Katie Horner and many people from the media. They need hype in order to make sales.

The median household income in the Scarborough subdivision is $78,224. The Scarborough is an older subdivision with a -20.2% population change since 2000.

Question: Why do real estate agents announce that a listing is a foreclosure property on their websites and on the Kansas City mls? Stating that it is a foreclosure would seem to invite and encourage low-ball offers. Is that the purpose?Dan S. from Overland Park, Kansas Answer: The purpose is not to invite low-ball offers. The primary reasons are to disclose a major material fact with the property and to alert buyers that the property is a foreclosure property. Typically banks will not accept low-ball offers because they have had a recent appraisal completed on the property. Trying to buy a property during the foreclosure process can be frustrating. The process can take longer than buying a normal property. In addition, buying a foreclosure property can be more costly. Some buyers simply don’t have the time, money, or patience to try to buy a property in foreclosure. Real estate agents don;t want to work on a sale of a foreclosure property and have the buyer walk away a few days before closing because it is taking to long. Stating that the property is a foreclosure or short sale gives buyers fair notice as to what they can expect so that they can decide if they even want to consider an offer on the property. Lately, the local Heartland MLS in Kansas City is requiring ownership of the property to be noted. When it is a bank, most agents expect the property to be a foreclosure. If you're thinking about a foreclosure property, go for it. Not all foreclosure properties are good deals. The right foreclosure property can be a good deal and save a home buyer money.

Loan Officer Humor: Lock it in! A loan officer died and met St. Peter at the Pearly Gates. Peter said, "Well, you did a lot of good helping people get homes and you also donated a lot to charity. Going FSBO in Kansas City . . . Does it make sense? Why do most FSBO's in Kansas City decide to sell FSBO? To save the commission. Why do home buyers in Kansas City who buy a FSBO, decide to buy FSBO? To save the commission. How can the FSBO and the FSBO buyer both decide to save the some money. Simply, they can't. So it makes sense about the real estate information that Homegain.com just released from the months of research they just finished, that both the FSBO home seller and buyer can't save the some money and that nearly 90% of the real estate lawsuits in the USA involved no real estate agent in the transactions. Makes sense to me. I spoke to two title company closers this morning about the information released and was surprised about their take of the information. One closer said that she will never close a FSBO real estate transaction with the buyer not being represented by a real estate agent. The other title company closer said that her title company charges FSBO's and unrepresented buyers a higher closing fee. Both title company closers mentioned that disputes over interpretation of wording on the real estate contract come up when the settlement statement gets released. Another problem, according to the title company closers, is known issues around the home do not get disclosed to the buyer. If the buyer and seller can't work out a remedy, the closers said that the buyers and sellers try to draw them in. Both title company closers were not surprised that nearly 90% of the FSBO sellers and unrepresented buyers end up into a legal dispute. If you're thinking about either selling FSBO in Kansas City, I would suggest having an attorney draw up the real estate contract and disclosing all know material defects about your home. If you're thinking about buying a Kansas City home without a real estate agent, I would suggest having an attorney review the real estate contact and having a seller's disclosure be an integral part of the real estate contract. Letter to Kansas City Home Buyers: National banks are losing local Kansas City mortgage business to local mortgage lenders and banks I feel compelled to advise local homebuyers to think carefully whom they select when applying for a home loan. If you don't think who you choose to get your mortgage loan, read on . . . Over the years I have referred home buyers to national banks like Bank of America, Wells Fargo, U.S. Bank and so forth. As a real estate team with over 30 years of real estate experience, we have seen another side of the national banks that most mortgage customers don't see. I addition, we have noticed something alarming the past few months that we have never seen: Getting a loan from even a national bank is often a nightmare and increasingly unachievable for customers with great credit. Many local banks are not much better. We had a home buyer with nearly perfect credit (810 credit scores) and over $100,000 in cash reserves after putting down 20% on his new home. He was confused with the hoops and hurdles he had to go through with many of the national and eventually local banks he applied for a mortgage. This is one of 15 reasons why we have advised Kansas City home buyers in the past few months to steer clear of the many large national banks and local banks as well. The national and local banks have confusing operations, non-accountable representatives, numerous mistakes and delayed closings. Until recently, if our customers still wanted to use a national or local bank, we still had some regional and local banks to recommend — some who underwrote and serviced their home loans locally — so this was an option for our customers. Up to this past month, we were down to one local bank and one local mortgage company that have consistently performed well for our customers. Kansas City home buyers should ask their real estate agent, business associates or friends for mortgage lenders they can recommend. Home buyers still need to make sure they are getting good rates and fees when using a mortgage lender or a local bank. If they choose a reputable one, they can get good rates and significantly increase their odds of actually getting to the closing table. How can I prevent a real estate commission charge to show up on the HUD? Question: I am buying a home in Leawood, Kansas and my buyer's agent added a $500 fee on the HUD that she says her office charges. I have reviewed our contract and I don't see it. When I questioned her she said it must have been omitted and she wants to redo the buyer's agency contract. I don't agree with this and I told her. She said that her office will not allow the sale to go through without the fee being charged. The home I was renting in Olathe, Kansas was foreclosed on - I lost much of my personal items and my security deposit Question: I rented a home 3 months ago in Olathe, Kansas. I have not been late on any of my rent payments. I came home from work last week and found all belongings on the driveway and people rummaging through it. I found out that the bank foreclosed on the landlord. I also found out that the landlord moved out after being foreclosed by the bank and decided to get a few extra bucks by renting the home until the bank took it. The landlord never told me that the home was in or had been foreclosed on. To make matters worse the landlord said he would not return the security deposit because of the damages to the exterior doors. The damages were done by whoever removed my items. Question: We no longer trust our Kansas City real estate agent. We paid $500.00 upfront for the services of a Realtor to sell our Overland Park home. He never called us and we noticed last night that he took our home off the market, without our consent. How can we get our upfront money back and get out of this listing nightmare? He says our money is non-refundable. In 3 months we had 3 showings and two of them were on the same day from another Realtor. Any help would be appreciated. Using a full-time professional REALTOR is supposed to make your life easier and more pleasant. Without getting into specifics, it sounds like you're using the services of a "Limited Services REALTOR." That is ok, but you need to keep in mind that real estate listing contracts have ending dates. First, how do you know our listing has been removed? Are you talking about syndication sites, REALTOR.com or another REALTORS site? Look at your listing contract and see when it expires. Next, refer to your listing agreement which would detail the terms/conditions under which your binding contract could be terminated. If he indeed took your home off the market without your expressed written consent, then first talk to him with his broker. If that doesn't work, consult a real estate attorney who could better advise you on your possible courses of action. Best of luck, Tammy.
