Olathe, Kansas, 06/06/2012 – Olathe Connect was launched to fill a need with the residents of Olathe, Kansas. Olathe Connect will keep the residents of Olathe informed about sports schedules, school information, town information, charity events, local businesses, suggestions, ideas, and gain referrals within the City of Olathe. Olathe Connect will go a step further by having a source to allow the residents of Olathe communicate and engage with each other.
With over 800 million on Facebook alone, many people in Olathe are sharing amongst their friends. Olathe Connect is looking to expand your community interaction and possibly open yourself to new horizons. Olathe Connect adds the community part of social media. Connect with other residents of Olathe to share personal referrals, news and events.

Question: Is it a good time to sell my single family home in Olathe, Kansas? I've heard that the real estate market is changing? Is it changing in Olathe?Bobbi H. from Olathe Answer: Without knowing what subdivision or what part of Olathe you live in, I will address selling a home in all of Olathe. I will break down parts of Olathe in the next couple of days.
First, there are 623 homes for sale on the Heartland MLS, which serves Olathe, Kansas. The past month has been a very productive month with 175 homes selling, according to the Heartland MLS. Currently there are 473 homes are under contract. Due to the month ending so close to the weekend and real estate agents having 14 days to update the real estate status on the MLS, the data is not 100% accurate. For this report, the data is sufficient. Regarding the real estate market changing - According to the Heartland MLS, the stats show that there is just a little over a 3.5 months supply of real estate for sale. What does this mean? A balanced market is considered a 6 months supply of real estate for sale. During the past couple of years when we saw a strong buyer's market, there has been over a 7 months supply of real estate for sale in Olathe. With a 3.5 months supply of real estate for sale, Olathe is starting to turn to a strong sellers market. If the supply of real estate stays low and interest rates stay low, look for home values to increase. Bottomline: The real estate market is turning to a Strong Seller's Market in Olathe, Kansas. Looking in the 250's? Where can you get the best real estate deal in Johnson County, Kansas? The results from the research is from looking at the real estate stats of over 300 non-distressed homes (Foreclosures and short sales were excluded) in the Heartland MLS sold between January and April 2012. If a home buyer was looking in western Shawnee, the majority of the homes will be 2300-2500 square foot, 4 bedroom, 2.5 bathroom homes with taxes in the $3600-4200 range. Home buyers in western Lenexa, KS. will be viewing 2400-2700 square foot homes with taxes in the $3500-4100 range. Most homes will have 4 bedrooms, 2.5 bathrooms with a few homes having 3.5 bathrooms and a 3 car garages. Looking at homes in southern Overland Park, home buyers will be viewing 2500-2800 square feet homes with taxes in the $3400-3800 range. Home buyers will get the most value in Olathe, Kansas. Typically homes will be newer and the 2400-2900 square feet range. Many newer homes were observed in Olathe in the 250's. With the larger square footage, home buyers may see an extra room and bathroom. To help on the monthly payment, Olathe homes will be paying less in property taxes with property taxes running in the $3100-3500 range.
