    1) KCPL Wetlands off of Waverly - Great 55 acre wetland to watch migrating birds. Get some exercise on the walking trail.
    2) Gardner Junction Park - Visit the junction where the Santa Fe, Oregon and California Trails intersected. This park has maps and stories of settlers who traveled the trails.
    3) Lanesfield Historic School Site - Schools have changed. Go back in time and view this one room school from the old town of Lanesfield.
    4) Gardner Municipal Airport and Park - This airport is great to watch weekend warriors get their planes out of their hangars. The airport host shows throughout the year.
    5) Gardner Greenway Corridor - This 2+ mile walking trail is a great trail to get exercise. There are 2 parks on the trail.

    6) Navy Air Park - This kidos will love the 3 retired Navy jets in this park. During Saturday mornings walk around the trails or sit on the benches and watch the Army Reserve leave on their jets and helicopters.
    7) Celebration Park - Whether your here for baseball or soccer, spend some extra time in the play areas or on the trails around the lakes.
    8) Gardner Aquatic Center - Get your pool passes early for a reduced fee for the aquatic center featuring three large slides, zero entry pool and a lazy river.
    9) New Century Fieldhouse - Checkout this indoor basketball, volleyball and soccer fieldhouse. View the website for when leagues start.
    10) Gardner Golf Course - Up for 18 holes of golf? Stay in Gardner.
    11) Gardner Lake Park - Find out where old fish tales start in Gardner. Although there are no 50 lb bass, there are some mighty big fish in this lake.
    12) Hillsdale Lake - If you want to get your boat in the water, go 15 minutes south. The lake is a nice lake to ski and fish.
    13) Kill Creek Park - This newer county park is features shelters, trails and a lake.
    14) Gardner- Edgerton High School - Whether you want to see Bubba's high school or some Friday night lights, It all starts at the high school in Gardner.
    15) Blazers Restaurant - A hamburger and a ice cream cone sounds great on a afternoon summer. Best pick!
    16) Stricker's Camping Store and More - Beat retail store prices on camping and outdoor gear at Stricker's Camping Store.
    17) Stricker's Auction- Once a month this year you can pickup some real bargains at the local auction house.
    18) Flower Farm - Just South of town on Moonlight is a great greenhouse. You will find more than what you will see at the local retail stores.
    19) Johnson County Library - The library is part of the county library system. 
    20) Johnson County Fairgrounds - The fairgrounds may be dull now, but when August 7th comes around, the center of the city is the Fairgrounds. Local favorites are the rides for the kids and the demolition derby for the big kids.

    Answer: Great question, Jeffrey. Depending on where you are looking to buy a home there are some 0 to low down mortgage options. 

    First there is a USDA RD guaranteed mortgage loan that so happens to be offered in Gardner, Kansas; as well as, some bordering rural communities. A home buyer can literally get into a home with Zero down with the seller paying some of the closing cost. I have helped several home buyers buy homes with this financing.

    Not to be confused with the loan discussed, there is also a zero down USDA Direct Mortgage Loan. It is a subsidized mortgage loan that does have a repayment feature if the home buyer sells the home. Also, as a home buyers income increases, so does the mortgage loan monthly payments.

    There is a VA mortgage loan that is available for qualified veterans. Much like the USDA RD mortgage loan, a home buyer can get into a home for zero down.

    There are mortgage loan grants available to teachers, firemen and policemen in certain areas. If the seller pays the closing cost, a home buyer can get into a home with zero down.

    Certain foreclosures in Kansas City, qualify for a $100 down payment. 

    There is also a FHA Mortgage option that would require 1% of the home buyers money. A 2nd mortgage of 2.5% is obtained for the balance of the 3.5% down payment. If the seller pays the closing cost, a home buyer could get into a home with only 1% of their own money. 

    There are also some first time home buyer grants that become available when they have money. Currently there is a grant available in Wichita, Kansas, Kansas City, and parts of Missouri.

    Answer: I'm not sure I understood what you meant. Listing agents should not sign buyer agency contracts with buyers that are interested in buying their listings. I would call your real estate agents broker and get a clarification and a copy of the paperwork. You should receive a copy of the buyers agency contract and the estimated closing cost. Hopefully the broker is able to address your concerns. Hopefully you misunderstood the forms you have signed when you met your real estate agent.

  • My husband and I are first time buyers and we have had some growing pains along the way. We are looking to buy a home in Gardner, Kansas.

    Q: My husband and I are first time buyers and we have had some growing pains along the way. We are looking to buy a home in Gardner, Kansas. The initial Realtor, while very nice, she turned out to not be very knowledgable about Gardner and does not seem at par with others we have spoken with. Although we have spoken very little since we went out to look at homes once. she continues to occasionally email us listings. 


    Last week, we met a Realtor who was very informative about helping first time home buyers. He is lacking in knowledge about Gardner also, but keeps sending us listings via email. 


    We also have 2 other agents emailing us listings in Gardner. All realtors seem to be sending us the same homes. We have not signed any buyers agent contract with any of the REALTORS. Is it acceptable to send the listing to another agent who knows Gardner very well and have them show the home to us instead or do I need to work with the agent who sent me the home via email?

    Answer: As long as you have not signed any buyer agency agreements and you have not seen the property physically with the agent you can choose any agent to show you the home. Choosing an agent who can help you with your needs and wants and has good communication skills is important. Please, though, have the professional courtesy to let the agents who are contacting you that you have decided to work with another agent. Professional real estate agents will understand and move on with life. My team has over 100 buyers that we are feeding listing information to via email. Some of these prospects have been receiving emails for 4 4 years. Our goal is to hope that they will work with us as a buyer’s agent when the time that they are ready to buy a home. Some do and some choose a different path. That is ok. That is the part of our business. I'm just thankful for automation.


    Good luck on your home purchase in Gardner, Kansas. It is a great city. My kids have attended most all of the schools in Gardner.

    Answer: Good thing you sold your home as a short sale versus letting it get foreclosed on. If it was foreclosed on, you will need to wait at minimum 3 years and with some mortgage products, 4 years. Before you jump into buying a home, its a good idea to ensure you’ve taken corrective action regarding what caused you to be late on your payments on the previous home you owned in Gardner. Talk to a lender to see if you meet the requirements to purchase again. The criteria is much stricter today to buy a home then it was last year. Many lenders will require you to wait 2 years and have no late pays before you're able to buy a home again. I hope you will have a better experience in the future.

    You may also look into the USDA RD loan. It has less restrictive loan qualifications for Gardner home buyers.

    According to the National Association of Realtors RPR stats, the percentage change in the number of homes sold in Gardner, Kansas during the past 12 months is -20%. Compared to the state average of 3%, the volume of homes sold in Gardner, KS. the past year is way down.

    The reason for the drop in sales volume could be that a rush of buyers hit the market during the home buyer tax credit. In addition, many Gardner sellers have been holding for higher sales prices. Recent drops in asking prices have created a surge in recent home sales.
