Choosing a Gardner, Kansas real estate agent is like a box of chocolateRemember the 1994 American epic comedy-drama romance film classic Forrest Gump starring Tom Hanks? There are many famous quotes from this popular film classic, but one quote that stands out is, “Life is like a box of chocolates. You never know what you’re gonna get.” The quote is good but how Tom Hanks delivers the quote in the movie with his slow southern accent to made it authentic makes the quote memorable and great. If you choose the wrong Gardner, Kansas real estate agent when listing your home, there is a possibility that you will spend the next 210 days keeping your house spotless and wondering why home buyers never find your house online.

Question: As first time home buyers, my husband and I were excited to make an offer on a foreclosure home in Gardner, Kansas. Everything seemed to be going great until we got to the inspection. There were lots of little and major things uncovered on the inspection. What burns us up is that the listing agent knew of the problems when we made the offer from a previous inspection on the home and never disclosed this to our buyers agent or us. Since we have little money, if we back out, which we will probably do since we were buying the home "As-Is", we will probably not be able to buy a home for another year. We will lose over $1000 because the listing agent didn't disclose known defects. Isn't this fraud what the listing agent did?Kamile and Derrick O. from Overland Park, Kansas Answer: When buying a foreclosure home, listing agents and banks, do not disclose anything about the home. Banks don't think they have to play by the same rules and laws as everyone else. This is extremely common. That is why real estate agents recommend ALL inspection possible when buying a foreclosure home. It is at the buyers mercy to investigate the problems in the home. If a buyer doesn't feel it is in their scope of work, they can always backout of the contract. Another option for home buyers buying foreclosure homes is to get a FHA Rehab loan like a 203K. These types of loans allow the buyer to build the repairs into the mortgage loan. Hope this helps! Contact me if you have anymore questions. Question: I closed on my home in Gardner, KS. a couple days ago and have been waiting for a copy of the deed and title since closing. My home was a foreclosure home. I called the title company yesterday and they told me that the bank has not approved the HUD. Is this normal?Jackie L. from Gardner. Kansas Answer: When buying a distressed home in Gardner like a short sale or foreclosure, it is common for the homeowner's lender to review the HUD after closing. Although this is suppose to take no more than 48 hours, I have seen it take up to 2 weeks. Until the HUD is approved, the lender can't disperse funds or send out the deed and title. Sorry for your inconvenience. It is just a matter of time before it is sent. It is not uncommon for a copy of the deed and title work to take 4 weeks before it is sent by the title company. How long should you list your Gardner, KS. home for sale with a Gardner, Kansas real estate agent and who should I choose to list my Gardner property for sale with this spring?
Did you know that 90% of the real estate activity during the listing period is during the first 30 days?
Yep. So it doesn’t make sense to list for more than 30 days, doesn’t it?
First, a professional Gardner real estate agent will have an aggressive 30 Day Listing program for Gardner homeowners.
Second, what is more important than how long you list your Gardner, Kansas home for sale is the real estate agent you choose to list with to market and sell your Gardner house.
Choose a veteran full time professional real estate agent who understands that 92% of the Gardner, Kansas home buyers use the internet to search and view Gardner, KS. homes online sometime during the home buying process.
An aggressive real estate marketing program by a Gardner REALTOR should consist of a large networking base on social media, a vibrant web marketing program, and an aggressive new media program.
Although choosing a company brand may seem like a safe bet, the real estate company you choose will do very little to market your Gardner property. It is the individual real estate agent you choose who will market and sell your home. In a nut shell, not all agents from Coldwell Banker, Reece and Nichols, Keller Williams, Realty Executives, RE/MAX and Prudential are they same. Real estate agents from each real estate brand have individual marketing and sales plans.
Many Gardner, Kansas home buyers find searching Gardner Kansas real estate on Google and interviewing the top 3 real estate agents they find helpful in choosing a Gardner REALTOR.
Research and choose a Gardner real estate agent wisely. If you choose a Gardner REALTOR who can’t be found on Google or can’t get your Gardner listing found on the internet, how will Gardner home buyers find your home?

Question: Do I need a down payment if I am a first time home buyer? I have heard that there are some no down payment options.Jeffrey G. from Gardner, Kansas
Answer: Great question, Jeffrey. Depending on where you are looking to buy a home there are some 0 to low down mortgage options.
First there is a USDA RD guaranteed mortgage loan that so happens to be offered in Gardner, Kansas; as well as, some bordering rural communities. A home buyer can literally get into a home with Zero down with the seller paying some of the closing cost. I have helped several home buyers buy homes with this financing.
Not to be confused with the loan discussed, there is also a zero down USDA Direct Mortgage Loan. It is a subsidized mortgage loan that does have a repayment feature if the home buyer sells the home. Also, as a home buyers income increases, so does the mortgage loan monthly payments.
There is a VA mortgage loan that is available for qualified veterans. Much like the USDA RD mortgage loan, a home buyer can get into a home for zero down.
There are mortgage loan grants available to teachers, firemen and policemen in certain areas. If the seller pays the closing cost, a home buyer can get into a home with zero down.
Certain foreclosures in Kansas City, qualify for a $100 down payment.
There is also a FHA Mortgage option that would require 1% of the home buyers money. A 2nd mortgage of 2.5% is obtained for the balance of the 3.5% down payment. If the seller pays the closing cost, a home buyer could get into a home with only 1% of their own money.
There are also some first time home buyer grants that become available when they have money. Currently there is a grant available in Wichita, Kansas, Kansas City, and parts of Missouri.

Question: My Realtor made us sign a buyers agreement in order to show her listing in Gardner, Kansas. I thought this was kind of odd. I have asked her three times what my charges are and for a copy of the contract we signed. I have still received either. What should I do?Tammy U. from Olathe, Kansas Answer: I'm not sure I understood what you meant. Listing agents should not sign buyer agency contracts with buyers that are interested in buying their listings. I would call your real estate agents broker and get a clarification and a copy of the paperwork. You should receive a copy of the buyers agency contract and the estimated closing cost. Hopefully the broker is able to address your concerns. Hopefully you misunderstood the forms you have signed when you met your real estate agent. Q: My husband and I are first time buyers and we have had some growing pains along the way. We are looking to buy a home in Gardner, Kansas. The initial Realtor, while very nice, she turned out to not be very knowledgable about Gardner and does not seem at par with others we have spoken with. Although we have spoken very little since we went out to look at homes once. she continues to occasionally email us listings. Last week, we met a Realtor who was very informative about helping first time home buyers. He is lacking in knowledge about Gardner also, but keeps sending us listings via email. We also have 2 other agents emailing us listings in Gardner. All realtors seem to be sending us the same homes. We have not signed any buyers agent contract with any of the REALTORS. Is it acceptable to send the listing to another agent who knows Gardner very well and have them show the home to us instead or do I need to work with the agent who sent me the home via email?Carrie D. from Olathe, Kansas Answer: As long as you have not signed any buyer agency agreements and you have not seen the property physically with the agent you can choose any agent to show you the home. Choosing an agent who can help you with your needs and wants and has good communication skills is important. Please, though, have the professional courtesy to let the agents who are contacting you that you have decided to work with another agent. Professional real estate agents will understand and move on with life. My team has over 100 buyers that we are feeding listing information to via email. Some of these prospects have been receiving emails for 4 4 years. Our goal is to hope that they will work with us as a buyer’s agent when the time that they are ready to buy a home. Some do and some choose a different path. That is ok. That is the part of our business. I'm just thankful for automation. Good luck on your home purchase in Gardner, Kansas. It is a great city. Question: I want to buy a Gardner house. We sold our other house in Gardner, KS. a year ago as a short sale. We were late on payments and between jobs. Our income per household is good. Since selling our home, our income is good. Leslie, Gardner, Kansas
Answer: Good thing you sold your home as a short sale versus letting it get foreclosed on. If it was foreclosed on, you will need to wait at minimum 3 years and with some mortgage products, 4 years. Before you jump into buying a home, its a good idea to ensure you’ve taken corrective action regarding what caused you to be late on your payments on the previous home you owned in Gardner. Talk to a lender to see if you meet the requirements to purchase again. The criteria is much stricter today to buy a home then it was last year. Many lenders will require you to wait 2 years and have no late pays before you're able to buy a home again. I hope you will have a better experience in the future.
You may also look into the USDA RD loan. It has less restrictive loan qualifications for Gardner home buyers.
