Going FSBO in Kansas City . . . Does it make sense? Why do most FSBO's in Kansas City decide to sell FSBO? To save the commission. Why do home buyers in Kansas City who buy a FSBO, decide to buy FSBO? To save the commission. How can the FSBO and the FSBO buyer both decide to save the some money. Simply, they can't. So it makes sense about the real estate information that Homegain.com just released from the months of research they just finished, that both the FSBO home seller and buyer can't save the some money and that nearly 90% of the real estate lawsuits in the USA involved no real estate agent in the transactions. Makes sense to me. I spoke to two title company closers this morning about the information released and was surprised about their take of the information. One closer said that she will never close a FSBO real estate transaction with the buyer not being represented by a real estate agent. The other title company closer said that her title company charges FSBO's and unrepresented buyers a higher closing fee. Both title company closers mentioned that disputes over interpretation of wording on the real estate contract come up when the settlement statement gets released. Another problem, according to the title company closers, is known issues around the home do not get disclosed to the buyer. If the buyer and seller can't work out a remedy, the closers said that the buyers and sellers try to draw them in. Both title company closers were not surprised that nearly 90% of the FSBO sellers and unrepresented buyers end up into a legal dispute. If you're thinking about either selling FSBO in Kansas City, I would suggest having an attorney draw up the real estate contract and disclosing all know material defects about your home. If you're thinking about buying a Kansas City home without a real estate agent, I would suggest having an attorney review the real estate contact and having a seller's disclosure be an integral part of the real estate contract. Question: I have a million dollar home in Kansas City. I have had 5 REALTORS tell me the past month that it will never sell for what I want out of it because it has metal siding. Should I replace the metal siding with stucco as suggested in order to sell?Darlene and Pat D. from Kansas City Answer: Great question, Darlene and Pat. For some reason metal and vinyl siding never took off here in Kansas City. I would get estimates of different siding materials and weigh whether it is worth installing an expensive stucco material or another siding material versus lowering the price and keeping the metal siding. I'm sure, unless you have acreage, replacing the siding will probably be a good option.

Question: My wife and I bought our home in Olathe in 2007. This spring we got a divorce. Recently, I have been laid off from work and can't keep up on the mortgage. I offered to let my ex-wife have the home, but she is not in position to make the mortgage either. Mortgage lenders are getting much more aggressive in working out short sales in Kansas. Question: I was recently contacted by mail from the Litigation Law Group out of California offering to reduce my house payment and lock in a low interest rate. I am currently not behind on my mortgage. I called them and after answering a few questions about our finances a representative called me back in less than an hour and said they could knock my house payment nearly in half. He also added that he could do this because he was knocking my mortgage interest rate to below a 2% interest rate. All he needed was $2995 upfront to get started. It sounded great to my wife and I but what made us hesitate is that he wanted the money and other documents within 48 hours. If we waited we would not get such a great deal. It is called the Homeowner and Stability Program. Do you know of this program and is it a scam?–Jim L. from Overland Park, Kansas Answer: Sounds like a scam to me.I would not send them any money until I saw some type of committment letter. It's no secret that the days of houses selling like school supplies at the start of school are over. Sure real estate in Kansas City is starting to turnaround, but it will take a few more months or maybe the whole year to see some noticeable improvements.
Any turnaround in the real estate market, may get wiped out by higher gas, food and utility cost.
After the real estate market appreciated at an accelerated rate in Kansas City during the first half of the last decade, home prices and sales totals have dropped like unpredictably in the past couple years. The current Kansas City real estate market had shifted to a favorable buyers market over the desirable sellers market in the 1990’s and early 2000’s.
Just because the real estate market is a buyers market and not a sellers market doesn’t mean your Kansas City home will not sell. It just means that if you’re getting ready to sell, you need to do a lot more preparing. Gone are the days of putting a sign in the yard and getting seven offers the first two week. Homeowners in this current real estate market need to have a plan. Here are my five tips to include in your home selling plan in order to get a timely sale at a fair sales price.
1) Make the necessary repairs - Why wait until after the sale to fix items around the home. Fix the items before home buyers start viewing your home. When a home buyer sees dirty carpets they think they need to be replaced. When they see repairs that need to be done like an older roof, home buyers will over estimate the repairs and deduct the repair cost from the offer. Make your home more marketable by fixing all necessary repairs prior to when the buyers view your home.
2) Be flexible - It is Friday night and you’re hosting a small get together at home. Five minutes before the party starts, you get call from your agent. A buyer wants to look at the home in 30 minutes. Do you deny the showing and risk loosing the buyer or accept the showing and inconvenience your guest? Buyers don’t care what is inconvenient for the homeowner. Inconvenience a home buyer and they will pass on your home. Being flexible and prepared for showings is a must for selling your home timely and for a fair price. 3) Be Nice - You will be tested during the showing and selling process. Be nice and courteous to all buyers, no matter how much they stress you out.
4) Price your home to sell - There is nothing worse than overpricing your home. Think about it. Would you offer to pay more for a home, just because the seller needed more money?
Remember when you last car shopped? You probably went to various car dealerships and looked at cars, right? Next, you may have shopped online. When it came time to buy your car, you had a sense of what it was worth by comparing it to previous cars you viewed. When it came time to buy it, you made an offer using the knowledge you had gained right? Would you pay thousands more for the same car you can go down the street and buy for less?
If you said no, then why would you expect a buyer to pay more for your home than fair market price? Look at comparable listings and price your home to get multiple offers. This will drive up the sales price.
5) Choose a real estate agent wisely - Most homeowners will do more research on what grass seed they will use on their lawn this spring than the real estate agent they will hire to market their single biggest investment.

By Taking Our Johnson County, KS. Home Off the Real Estate Market Then Re-Listing, We Can Prevent Home Buyers from seeing that Our Home has been on the Real Estate Market for over 8 Months, Right?
Question: Our rural Johnson County, KS. home has been on the market for approximately eight months now. I suggested to my wife that we take it off the market and re-list this coming spring or summer. It will also help our home look fresh on the MLS. My wife felt we should keep it on the market. Our home is located in the rural area and gets very little traffic. Our Realtor said it wouldn’t matter with the listing.
Buyers who view our home will notice that it has been on the market 8 months. By taking our home off the market, buyers may miss that it has been on the market so long when we re-list it, right? What do you think? Alan P. from rural Johnson County
Answer: Sorry to break the bad news. Our MLS in Kansas City makes it easy for real estate agents and their buyers to view the total days on the market. In addition, the Kansas City Heartland MLS, provides a link for the MLS history of its listings, including seeing price changes and cancellations. The days on the market may get reset if it is off the market 75 days, but this will not change the history. Real estate agents in Kansas City routinely look at the days on the market and the MLS history. By taking your market off the market, you will not mask how many days your home has been on the real estate market.

I agree with the 5 real estate agents you have interviewed. Schools are important. Home buyers like homes in good school areas whether have school age children or for the future when they decide to sell. I market in areas that home buyers request because they have heard about the schools and the request those ares by their school districts. There is no city called Blue Valley. Ask any relocation agent and the most requested community in Kansas City for relocation home buyers is the Blue Valley area, a school district area. Are homes any better in the Blue Valley area. No. Matter a fact, I showed a home yesterday for $690,000. I had showed a similar sized home with more bells and whistles in the Brookside area for $329,000. Schools will affect the real estate values in a neighborhood. Good schools will have a positive affect and poor performing schools will have a negative affect. Home buyers, especially relocation home buyers, will take the schools into consideration, when buying a home. Schools are important. Real Estate Assessed Value VS Fair Market ValueQuestion: What is the difference between assessed value and fair market value? I have noticed that most homes in Overland Park have been selling above the assessed value.Janet L. from Overland Park, Kansas Answer: The assessed value is the valuation placed on a property by a public tax assessor for purposes of taxation. The assessed value is NOT the actual value of the home and is some cases may be far from the actual value. The Fair Market Value of a home on the other hand is the agreed upon sales price between a willing and informed buyer and seller under USUAL and ordinary circumstances. That doesn't mean a distressed home or a seller selling a home to a relative at a reduced price is the Fair Market Value. The Fair Market Value is the highest price which the property will bring when exposed for sale on the open market to a buyer who is purchasing with full knowledge of the properties highest and best use.

Why I eliminated the word listing agent on my professional real estate resume . . .
I not a listing agent. I don’t list property. Matter a fact I can't remember the last listing contract that I have actually completed. I create strategic marketing plan for home sellers. I directly influence the marketing and sales process on behalf of my home sellers.
The words “listing agent” completely devalues the work of an effective full time professional real estate agent. Anyone can list property for sale. A minimum wage worker can list a home for sale. My assistants can list a home for sale. My kids can list properties for sale. The listing process has gotten so automated that even my computer can list a property for sale. Do you get the idea?
A listing is essentially a commodity. A listing can be done by anyone who can read and write and fill in the blanks. That is why I am not a listing agent. Listing agents get their real estate commissions reduced because the offer no real value and they're replaceable. Listing agents are all the same and must compete on a fee. If you don't need much service or marketing, there is an eager agent who will gladly reduce their fee. Listing agents are most certainly not worth the many thousands of dollars they are often paid.
The real work is not listing a home for sale. It is implementing a marketing program.
That is why I'm a marketing agent. Marketing agents create strategic plans to have the greatest influence on price for their home sellers. Marketing agents have unique ideas that create real value. Marketing agents are worth more than their pay. Great marketing agents are irreplaceable.
A listing agent will list a home for sale, put the home on the local MLS and pray that a hodge podge of ads will create results.
