    Although the number of homes for sale and real estate sales are slightly down, from September 2011, there is a bright spot in October, 2011.


    According to the Heartland MLS in Kansas City, the average sales price jumped up in October, 2011 $12,854 from September, 2011 to $246,195. The year to date average sales price is $241,271, which is slightly below last years year to date average sales price of $246,677.


    This just proves that the Kansas City real estate market has hit the bottom and is rebuilding.

    The surge in real estate sales in October has helped the real estate market to keep up with last years real estate pace. This past October, 532 homes sold and closed in Johnson County, Kansas. That is 6, 049 homes sold year to date, which is 108 fewer homes sold sold compared to the year to date of last year. 


    Real Estate sales and closings jumped up 25% compared to the same month last year.

    According to the Heartland MLS, the real estate inventory dropped from September 2011 to October 2011.


    In September there were 966 homes listed for sale with a total of 4,229 homes for sale. In October there were 821 listed for sale with a total of 3,950 for sale in Johnson County, Kansas.


    The drop in available homes for sale in October could be explained by the high level of homes that were sold and went under contract in September. 634 homes sold in September and 448 homes went under contract. Both numbers are much higher than the same month in 2010 and for October 2011.
