  • Now that you have moved in, how do you meet your neighbors - Steps to meet the neighbors in your Kansas City Neighborhood


    Maybe you’re one of the lucky ones when you moved into your Kansas City neighborhood. Once your neighbors saw the moving truck they arrived at your door steps with ribs, casserole and apple pie. If that wasn't the case, how do you meet your neighbors?


    As a 22+ veteran in real estate in Kansas City and having seen many family move, I have some ideas to help you get to know your neighbors. Here are my steps to get to know your neighbors:



    • Create opportunities for conversation and be the first to say hi. Start by walking the dog, play in the yard with the kids. it’s likely someone else will be out and about. Say “hi” and explain that you’re new to the neighborhood. You’ll be surprised at the doors this will open.
    • Invite your neighbors for a “Party” party at your house after you get settled in. Serve refreshments, and desserts. I have even seen BBQ parties and "Wine and Cheese" parties. Send out invitations to the neighbors as soon as you move in. Add all of the names of your family members and your phone number. You would be surprised how many neighbors keep the invite.
    • Join a local organization. It doesn’t matter if it’s a church, rotary or your favorite nonprofit. Just remember not to compare the new with the old. Many of your neighbors probably participate in school functions and organizations, so I would start there if you have school age children. 
    • Plan to do something new in your Kansas City community each week. A few ideas are to try a local restaurant, go to a school sporting event or sign up for a class at the community center or parks and recreation department.

  • I'm thinking of selling my home in Kansas City, Missouri. All 5 of the real estate agents I have interviewed have said that the schools are affecting the value of our home. Approximately how important is the quality of the schools to potential home buy

    Question: I'm thinking of selling my home in Kansas City, Missouri. All 5 of the real estate agents I have interviewed have said that the schools are affecting the value of our home. Approximately how important is the quality of the schools to potential home buyers buyers?

    Answer: Thanks for the question, Larry. I agree with the 5 real estate agents you have interviewed. Schools are important. Home buyers like homes in good school areas whether have school age children or for the future when they decide to sell. 


    I market in areas that home buyers request because they have heard about the schools and the request those ares by their school districts. There is no city called Blue Valley. Ask any relocation agent and the most requested community in Kansas City for relocation home buyers is the Blue Valley area, a school district area. 


    Are homes any better in the Blue Valley area. No. Matter a fact, I showed a home yesterday for $690,000. I had showed a similar sized home with more bells and whistles in the Brookside area for $329,000. 


    Schools will affect the real estate values in a neighborhood. Good schools will have a positive affect and poor performing schools will have a negative affect.  


    Home buyers, especially relocation home buyers, will take the schools into consideration, when buying a home. Schools are important.

  • What is the difference between assessed value and fair market value? I have noticed that most homes in Overland Park have been selling above the assessed value.

    Real Estate Assessed Value VS Fair Market Value


    Question: What is the difference between assessed value and fair market value? I have noticed that most homes in Overland Park have been selling above the assessed value.

    Answer: The assessed value is the valuation placed on a property by a public tax assessor for purposes of taxation. The assessed value is NOT the actual value of the home and is some cases may be far from the actual value. The Fair Market Value of a home on the other hand is the agreed upon sales price between a willing and informed buyer and seller under USUAL and ordinary circumstances. That doesn't mean a distressed home or a seller selling a home to a relative at a reduced price is the Fair Market Value. The Fair Market Value is the highest price which the property will bring when exposed for sale on the open market to a buyer who is purchasing with full knowledge of the properties highest and best use.

  • I am purchasing a single family foreclosure home in Kansas City that is bank owned and there is a delay in closing due to the title

    Question: I am purchasing a single family foreclosure home in Kansas City that is bank owned. According to neighbors, the home that has been vacant for a year and a half. The bank accepted my offer and I submitted an earnest check in early November, 2011. A clear title seems to be the delay. My question is do banks put homes on market without clearing liens and loans?

    Answer: Stan, I hope you're working with a real estate agent. If not, your real estate purchase could get tricky. Yes, it is common for banks to put homes on the market before they have clear title. In addition, it is not uncommon for liens to pop up on the home after the foreclosure process. Once the contract was accepted, the contract was probably sent to a title company to start the title process. 


    As a real estate agent, I have typically have a title company pull a title commitment the first week.Also typically before closing, I will get a call from the title company that a lien as just been issued on the foreclosed home. The liens can be tax liens, home association liens or a mechanic liens. In addition, sometimes, the title was not cleaned up when the home was foreclosed on by the bank and the title company may have missed the liens.


    On a foreclosure home, the liens should be cleared up fairly fast. If they are not, as in your case, I would suggest contacting the title company directly and ask them why there is a delay in closing. Maybe paying off a small lien can solve the problem.

    Active = Property for sale, a home buyer can still make an offer to buy the property.

    Pending = Property still technically for sale; however, the homeowner has accepted an offer. A transaction stays “pending” until the buyer actually closes on the property.

    Backup = Although the homeowner has accepted an offer on the home, they will accept a backup offer. Homeowners usually do this when they have a belief that the contract may cancel. Many times short sales are placed on a Backup status until the lender accepts the terms of the contract.

    Answer: Unfortunately, Charlene, I'm going to be the bearer of bad news. In the past, a home buyer could apply for a mortgage 6 months out of bankruptcy. Today, a home buyer needs to wait 2 years out of bankruptcy to start the application process to purchase a home.

    New home sales in Kansas City has continued with its upward tick. Although new home sales are still lower than the past summer, new home sales have continued their upward swing. In October there were 128 new homes sold. November new homes increased by 8 homes sold to 126 homes. December new homes increased another 11 homes sold to 147.

    Although there has been a dip in new home inventory in Kansas City, the new home real estate market is a strong buyers buyers market.


    A sellers market is considered a real estate market that the supply of real estate inventory for sale is less than a 6 months supply. A Buyers market is a real estate market that is considered to have more than a 6 months supply of real estate inventory.


    Currently there is a 8.8 months supply of new homes for sale. This is lower than the 9+ months supply of real estate inventory for sale this past summer.
