Winter Maintenance Projects Around Your Kansas City Home Although Kansas City has been dodging the typical winter weather of cold air, icy roads and winter snow blizzards, homes in Kansas City may require some extra attention when it comes to maintenance to protect itself against the cold, harsh weather. The cold weather will come. Here are some maintenance tips for the winter months in Kansas City: Keep out the drafts - Twice a year check your windows and doors for any air leaks, and add caulking, if needed. If extra caulking won’t suffice and you don’t have the money for a replacement, consider adding a storm door to keep out drafts or at least purchasing a draft blocker, which lies at the bottom of your door to block out the cold air. The extreme temperatures we have had lately in Kansas City can really mess up our windows and doors. Check the heating system - Central heat and air conditioning units need to be checked over. If you have had a furnace checkup, it is never to late. It is better to have the furnace checked out now, than during the time when we have some subzero temperatures and the furnace has malfunctioned. Well-serviced air conditioners and furnaces will save you fuel and money. Assess the ductwork - Make a trip to the attic or basement and view the ductwork. Make sure that all parts haven’t become disconnected as well as a critter have’t chewed through any duct work. Clean the gutters - Gutters can become clogged of leaves or other debris. When that happens, they can hold water, which can eventually rot away the siding or roof of your home. Make sure to keep the gutters clean. Prevent freezing pipes - After walking into a vacant home last week and witnessing a water fall in the living room from a frozen water line, keeping the water lines warm is a must when the temperatures drop below freezing. Let faucets drip, wrap up pipes in unheated rooms and unhook all outdoor lawn hoses. When the temperature really drops set the thermostat a little higher. One broken water pipe will be more costly than an a few days with the thermostat set at a higher temperature. Hope this helps! Is the Foreclosure if First Family Church the Sign of the Economic Times in Overland Park or a Victim of Poor Management?
This weekend is the last church service at the First Family Church in Southern Overland Park. The church is a mega-church that sits on a huge patch of land just east of 69 Highway on 143rd Street in Overland Park, Kansas. Why is the church closing down? It can't pay its mortgage payment to its bank. It's bank, Regions Bank, has initiated foreclosure proceedings. Is the church not meeting its financial obligations a victim of the economic times? Maybe. Why shouldn't a church be any different than a family. Many families are suffering hard times, it makes sense that churches are suffering hard times. Just look around and see all of the short sales and foreclosures in Johnson County. The Overland Park church tried to refinance and renegotiate its financial obligations, but it has lost over $8,000,000 in value the past year. That sounds like many families I have visited the past year. They have tried to refinance, but their homes have lost to much in value and now they are forced to short sale or let their home go to foreclosure. Just like a family, the church will move on. The church is changing its name and will start meeting at Olathe East High School. If you know of someone in Kansas City having problems paying their mortgage payment, the Kansas City Real Estate Network can help them. Kansas Foreclosure Laws - How to Stop a Kansas Foreclosure - What is a Short Sale?
Kansas is a judicial foreclosure mortgage state with no non-judicial foreclosures available. All foreclosures in Kansas are processed through the courts. The foreclosure sale for Kansas properties held at the courthouse steps around 130 days into the proceedings. A Kansas homeowner has typically 90 days from the sale date to redeem the sale at the sheriffs office.
The best way to prevent a Kansas from foreclosure is to short sale it prior to the sale date.
A short sale is when the mortgage lender allows a property to be sold for less than the amount owed on a mortgage and takes a loss. A short sale is important because in Kansas a deficiency judgment is allowed. When the bank accepts a short sale, they are agreeing to release the foreclosure and possible future judgements. If a mortgage lender forecloses on a property, they can attach a deficiency judgment. The Kansas City Real Estate Network can assist Kansas homeowners with a short sale.
If you have questions about a foreclosure, we recommend consulting an attorney.
How to stop a real estate foreclosure in Kansas ---> Stop Foreclosure Now!
Some common questions:
Q) When does the sheriff come to the door and evict the Kansas homeowner?
A) The sheriff will be sent to the home after foreclosure date and the redemption period are completed. This period is typically 90 days to 1 year after the sale date.
Q) Can a Kansas homeowner sell a home after foreclosure?
A) A Kansas homeowner can sell the property during the redemption period. Any amount over the redemptive quote can be kept by the homeowner.
Q) I have heard horror stories about delays in processing short sales in Kansas. Are they true?
A) Some of the horror stories are true. We have done so many short sales that we made a science of completing them. Most delays due to not completing the required paperwork in a timely matter. One lender told us that it takes the typical homeowner 60 days to complete and send in the proper paperwork. That is to long when the typical buyer wants to close within 45 days.

The Kansas City Real Estate Network likes the new RE/MAX logo. The new logo was first introduced recently at the International Broker Owners Convention in Los Angeles, California. At the broker convention, Dave Liniger, founder of RE/MAX International, stated that RE/MAX is number one in the real estate sales arena in virtually every way and this new logo is symbolic of that achievement. Liniger stated that RE/MAX is number one in market share, agent productivity, brand name awareness, national advertising, internet lead generation, professional education and in the minds of buyers and sellers.
The Kansas City Real Estate Network of RE/MAX Premier Realty is excited about the new RE/MAX logo and will begin using it immediately in their advertising and personal promotion.

Change is Coming Kansas City Home Owners, Bring Out Your Change!"Is it a good time to sell Kansas City Real Estate? I mean, interest rates are good, and the stimulus package should bring more Kansas City home buyers, right?" Yes and yes. Add the fact that Winter buyers in Kansas City are traditionally more focused, and have less competition, and we are definitely in the "Selling Season." So, what are the specific factors that drive our Kansas City real estate market? There are many factors that contribute, but the common influencers include; 1-$8,000 First Time Buyer Tax Credit
2-$6500 Move-Up Buyer Tax Credit
3-Record low mortgage rates
4-Stabilizing home values
5-Increased Buyer Confidence Why " Increased Buyer Confidence", you ask? OK, I understand unemployment figures are still higher than anyone would like....A wage-earning, working person has more to be confident about than someone who may be unemployed, or underemployed...Makes sense. And I realize tightening of FHA home lending guidelines will make money tougher to come by in the second half of the year. Yet the numbers tell a different story for the first half of 2010. Home starts are up and rising. Resale numbers are growing as well. And conversations with jumbo loan lenders lead us to believe that homes selling above the median (for us in the Kansas City Metro around $229,000) are picking up momentum....Consumers are EXPECTING good news. In the face of short-term optimism, our local market will face challenges this year.... 1-Interest rates WILL rise. The Treasury department voiced its intention to discontinue purchasing mortgage-backed securities....READ AS FAILING OR DEFAULTED MORTGAGES....FHA lending guidelines are tightening, with minimum score requirements and rising upfront mortgage insurance premiums adding fuel to an unstable fire. 2-Home values are stabilizing. Look, no more fat to cut, very few "low ball" offers accepted....Foreclosure sellers, and pre-foreclosure sellers have seen values stabilize. As sales on resale homes increase, the market is moving from a "Buyer's" focus to a Neutral focus.... 3-Obama steps out. The Tax Credit Incentives are expiring, with contracts accepted into the program only until April 30th. The process to redeem the credit is also tightening....In a discussion with a well-known, local CPA firm, I learned that the program has had it's fair share of attempts of consumers attempting to dodge the guidelines in an effort to secure a credit they may not have earned fairly. As a result, processing the credit takes more effort, and receiving your check will take more time. So What's Next?", you ask....Hum....Sold my crystal ball at a mid-winter garage sale to Bernie Madoff's lead defense counsel, so I'm left with chicken bones and the coin toss....Or my ten year-old can make one of those paper thingys you run with both hands.... LOVE CHANGE. Eat it with a spoon, embrace it. You should be left with a fair number of questions about what best course to take as a home-seller, or home-buyer. If you are able, BUY NOW. Take advanttage of the programs available, and the current climate. Run with it. Are you selling? Tougher questions for you....More variables than I can address in a blog post....Should we talk? As always, "If you believe an professional is expensive, screw it up with an amateur and then call me to fix it."Blog post written by the Dowell Taggart Team of RE/MAX Best Associates. Buyer Tax Credit : Is It As Simple As It Seems? The Home Buyer Tax Credit is not as simple or straightforward as clients might believe...Here are some nuances that will affect home buyers who plan to use it.- To qualify for the move-up tax credit, a home owner must have occupied the same principal residence for five of the last eight years consecutively.
- Buyers can elect to claim the credit on either their 2009 or their 2010 tax return, whichever is best for them.
- Buyers who claim the credit in 2009 can’t file electronically because the Internal Revenue Service hasn’t put the required forms on line. The wait for a refund is three or four months.
- The home can be a mobile home or travel trailer that is fixed to land owned or leased by the home owner. A mobile home or travel trailer that is actually mobile doesn’t qualify.
- The home can’t be purchased from a close relative, including a parent, spouse, child, grandparent or grandchild.
- A buyer who earns no taxable income or doesn’t owe any federal income tax can qualify for the tax credit and file a tax return just to claim it.
There is a "perfect storm" of sorts brewing in our industry, with the Treasury Department ceasing to purchase more mortgage-backed securities linked to the termination of the Home Buyer Tax Credit, we foresee higher interest rates along with a general tightening of the "credit noose"...Transalation, it's gonna get harder to get a new mortgage after May 1.
