    Answer: For the past 6 months, the most million dollar luxury homes have sold in Leawood. Overland Park is second and Mission Hills is third. By the way, these cities are also the top selling million dollar luxury home cities in Johnson County.

    Answer: Sorry to hear about your problems, Janice. I'm assuming that you have hired an aggressive real estate agent to market your home on the web, so your home maybe priced to high. 


    If you can't lower the price or stage your home to beat out the newer luxury homes, you may look into other options like offering financing options.


    Many Kansas City luxury home buyers are self employed and may need help in financing. I have seen some home sellers successful by offering a 2nd mortgage, a lease purchase option or owner financing. These options may help get your home sold.


    If your home was a little lower in price I would suggest renting out your home until the luxury home market changes. I have been told that there is not a demand for million dollar rental properties in Kansas City, so I would not explore that option.


    Not all Kansas City luxury home buyers want new homes. Older million dollar luxury homes sell in Prairie Village, Mission Hills, Old Leawood and Fairway, Kansas. All of these areas have older homes, unless a builder buys a home and tears it down and builds a new home.

    Answer: Great question, Janet. Although the Northern Overland Park area is a nice area, there  is not many 3/4 million dollar luxury homes there unless you go to the Pinehurst subdivision area. There is also some nice homes spread out through Northern Overland Park like the 65th and Lamar area.


    The top 7 selling cities for luxury homes priced in the $600-900,000 price range in Johnson County the past 6 months are:
    1) Overland Park, Kansas with 31 homes sold and 20 homes under contract.
    2) Leawood, Kansas with 16 homes sold and 16 homes under contract.
    3) Olathe, Kansas with 5 homes sold and 7 homes under contract.
    4) Mission Hills with 6 homes sold and 4 homes under contract.
    5) Lenexa, Kansas with 3 homes sold and 3 homes under contract.
    6) Stilwell, Kansas with 4 homes sold.
    7) Prairie Village, Kansas with 2 homes sold and 2 homes under contract.


    Out of these cities, all but Mission Hills and Prairie Village will have newer homes.

    Answer: Great question, Kyle. This question will take some time to research. 


    To answer your question, Kyle, I will look at the real estate activity in Johnson County for the past 90 days. According to the research I did by using the local Heartland MLS the top selling cities for half million dollar home (homes between $500-600,000) are: 1) Overland Park, Kansas 2) Leawood, Kansas 3) Olathe 4) Shawnee 


    I found that all of the following cities had at least 5 half million dollar homes under contract in the past 90 days.


    I also found that half million dollar homes also sold in Mission Hills, Fairway, Stilwell, Prairie Village and Lenexa, Kansas.


    I found in my research the the following 12 subdivisions in Johnson County, Kansas had the most activity in the half million dollar price range:
    1) Wilshire Farms Subdivision in Overland Park, KS. with 7 half million dollar homes under contact.
    2) Bridgewood Subdivision in Leawood, Kansas with 4 half million dollar homes under contract.
    3) Bluestem Subdivision in Overland Park, Kansas with 4 half million dollar homes under contract.
    4) Wyngate Subdivision in Overland Park, Kansas with 3 half million dollar homes under contract.
    5) Wilshire Place in Leawood, KS. with 2 half million dollar homes under contract.
    6) Lionsgate by the Lake in Overland Park with 2 half million dollar homes under contact.
    7) Coffee Creek Crossing in Overland Park with 2 half million dollar homes under contract.
    8) Lionsgate by the Green in Overland Park with 2 half million dollar homes under contract.
    9) Nottingham St. Andrews in Overland Park with 2 half million dollar homes under contract.
    10) Windsor Hills in Overland Park with 2 half million dollar homes under contract.
    11) Cedar Creek - Southglen Woods in Olathe, KS. with 2 half million dollar homes under contract.
    12) Indian Hills in Mission Hills with 2 half million dollar homes under contract. 


    Hope this helps, Kyle. After looking at the stats, Overland Park and Leawood seem to be the cities to buy a half million dollar home. It sure looks like Wilshire Farms has seen a lot of real estate activity in the past 90 days.

    Answer: I had a similar question a couple weeks ago and had the opportunity to review the stats in Johnson County. Although, there are half million and million dollar homes in nearly every city in Johnson County, the top four selling half million and million dollar real estate areas are: Overland Park, Leawood, Mission Hills and Olathe.


    All four cities are quite different and have something different to offer for home buyers. In addition, all four cities have some fantastic communities for luxury home buyers. There are also some other areas in Kansas City you might want to explore.

    I went out to lunch with one of my banker friends yesterday. We discussed what was new in the banking world and his new move to his new bank.


    He was excited about zero down physician mortgage loan that his bank is offering to medical doctors. His bank is licensed in many states and offers the physician mortgage loan to many of the states that they have a brick and mortar building.


    When he looked up the program during lunch, the zero down physician mortgage loan is offered to medical doctors. There is also no cap at just a million dollars, so it is a great mortgage loan for luxury home buyers who have a medical license. The interest rate on the zero down physician mortgage loan was 3.625% up to $417,000 and 4% for loans above $417,000 to a million plus. At the time there was no pmi insurance.

    According to Reuters, the largest parcel of residential real estate on southern California's Newport Coast is going up for real estate auction next week. The 17 bathroom, 17 car garage mansion boast marble floors, gold leaf ceilings, a vineyard, horse stables, tennis courts and a lake.


    Valued at over 87 million dollars, the bank is hoping to get at least a 1/4 of the actual value.

    Answer: Great question, Dr. Jansen. You may have some choices depending on some additional information. You maybe able to do a cash out refinance on your current home and use the cash to put down on a home purchase in Olathe, Kansas.


    Another and probably more favorable option is you may also qualify for a Zero Down, No PMI Physician Mortgage Loan that a couple banks in Kansas City offer. Not sure of the parameters, but I have had quite a few doctor clients get the mortgage loan and love it. My banker who offers the Physician Mortgage Loan here in Kansas City told me today that the interest rate is 3.625%. Even on some jumbo Physician Mortgage Loan products. That is incredible.
