Question: We currently have a 30 year FHA loan and we have been in our Overland Park house for 12 years. My wife and I have heard that this is a great time to buy because house values have hit their bottom. We have decided to buy bigger a house here in Overland Park. How do we go about selling our current house and purchasing a bigger house? Adam & Kerry H. from Overland Park, Kansas
Answer: First, you are right that houses in Overland Park may have hit their bottom and that it is a great time to buy a house. I would first contact a real estate marketing specialist in Overland Park. Have them provide you with a Comparative Market Analysis to see what your house is worth. After reviewing the comparable sales for your house, you will have a good idea what you can sell your house for and whether you can make the next step of selling your current house and buying a bigger house. Question: My Realtor listed my Overland Park home for $5,100 dollars less than I signed the listing contract. In addition, according to the listing sheet my home is a short sale and I'm desperate for an offer. Many of the room measurements are incorrect and my home is a 4 bedroom, 3.5 bathroom with a 3 car garage, not a 4 bedroom, 2.5 bathroom with a 2 car garage. I feel that the marketing on my home by my real estate agent will yield poor results. I haven't had any showings on my home for the first 3 weeks it has been listed. Can I get out of the listing contract?Aaron H. from Overland Park, Kansas Answer: If you saw the information on a syndication site like Zillow or Trulia, there is a possibility that the listing information was pulled incorrectly. Ask for a printout of the MLS sheet from the MLS. If the information is indeed incorrect, have a talk with your real estate agent. If the problem is not corrected promptly, discuss the problem with your real estate agents managing broker. A listing contract is a contract. If you want to cancel the contract without the other party agreeing to the cancellation, you will need an attorney. When listing a home in Overland Park, Kansas, it is important to review the marketing plan prior to listing with your real estate agent. Breaking a listing agreement may cost you marketing time and money to cancel the agreement. How long should you list your Overland Park, KS. home for sale with an Overland Park, Kansas real estate agent and who should I choose to list my Overland Park property for sale with this spring?
Did you know that 90% of the real estate activity during the listing period is during the first 30 days?
Yep. So it doesn’t make sense to list for more than 30 days, doesn’t it?
First, a professional Overland Park real estate agent will have an aggressive 30 Day Listing program for Overland Park homeowners.
Second, what is more important than how long you list your Overland Park, Kansas home for sale is the real estate agent you choose to list with to market and sell your Overland Park house.
Choose a veteran full time professional real estate agent who understands that 92% of the Overland Park, Kansas home buyers use the internet to search and view Overland Park, KS. homes online sometime during the home buying process.
An aggressive real estate marketing program by an Overland Park REALTOR should consist of a large networking base on social media, a vibrant web marketing program, and an aggressive new media program.
Although choosing a company brand may seem like a safe bet, the real estate company you choose will do very little to market your Overland Park property. It is the individual real estate agent you choose who will market and sell your home. In a nut shell, not all agents from Coldwell Banker, Reece and Nichols, Keller Williams, Realty Executives, RE/MAX and Prudential are they same. Real estate agents from each real estate brand have individual marketing and sales plans.
Many Overland Park, Kansas home buyers find searching Overland Park Kansas real estate on Google and interviewing the top 3 real estate agents they find helpful in choosing an Overland Park REALTOR.
Research and choose a Overland Park real estate agent wisely. If you choose an Overland Park REALTOR who can’t be found on Google or can’t get your Overland Park listing found on the internet, how will Overland Park home buyers find your home?

Question: Do I have to pay a real estate commission to a Realtor if my Overland Park home does not selI? Can I cancel my listing agreement I have with my real estate agent? Brad S. from Overland Park, Kansas
Answer: Typically you owe nothing to the Realtor until your home sells. Since your Overland Park home has not sold, you should not owe anything to your REALTOR.
Typically the difficult question is your second question. Listing agreements are contracts. Unless both parties agree to cancel, they can't be canceled. In order to cancel, you may need to seek the advice of an attorney.
The Dowell Taggart Team has a 30 Day Listing Agreement. If the seller is not happy, they just don'tr renew the agreement for another 30 days. To find out more, to 30 Day Real Estate Listing. I have lived in my home in Overland Park, KS. for 15 years. I need to sell but I owe to much. What can I do? Question: I have lived in my home in Overland Park, KS. for 15 years. Recently, my boss has announced that our department is moving to another state. I like my job really well and have decided to move with my department. I have interviewed 4 real estate agents and they all have me coming to closing with $15-25,000 after paying the mortgage off and closing cost. My wife and I don't have that kind of money. What do you recommend.Cliff from Overland Park, Kansas Answer: Cliff you would not believe how many times a week I get this question. I too would find it hard to come up with that kind of money to sell my home. Since you live in Overland Park you must have refinanced your home or taken out a second mortgage. The market has slumped in Overland Park, but not that much. I would recommend looking into a short sale. A job relocation is one of the reasons why some banks have been granting a short sale. When the loan payoff from the sale of a home is lower than the actual loan payoff, the representative you have hired to represent you request your mortgage lender to take the lower amount. Your mortgage lender will review the facts and if the short sale makes sense, they will accept the short sale. If your mortgage lender accepts the short sale, typically you will not have to pay the difference at closing in your particular case of $15,000-20,0000. Hope this helps you. Short sales do have disadvantages so I would review the whole file with an experienced short sale specialist. Question: My wife and I are planning on selling our Overland Park home this summer. Currently our home is a baby blue color. It needs a new paint job before we put it on the market. My wife wants to keep it the baby blue color. I want to paint an off white, What do you think we should do?Jim & Carol K. from Overland Park, Kansas Answer: Great question, Jim and Carol. I get asked questions about color and decor quite often. Although the color of your home may appeal to your wife, any color that is not neutral will appeal to fewer people. When selling your Overland Park, KS. home I recommend keeping the colors throughout your home a neutral color. That includes the exterior. Neutral colors will appeal to a wider audience of home buyers. A neutral color that is the most common for exterior colors is an off white. You kind of want a mix between a white and a yellow. Hope this helps. If you need any additional help, don't hesitate to contact me.

Question: I have accepted an offer on my home in Overland Park, last night. My real estate agent just called me to schedule an appointment to present another offer. The offer he wants to present is for more money. What are my options? Jack - Overland Park, Kansas
Answer: If you have actually signed a contract to sell your home to a buyer and it has been delivered to the buyer, you have a legal obligation to do so. The buyer will have recourse against you if you break the contract with the them. If the first buyer is still in their due diligence period, you maybe lucky and the buyer backs. The buyer could offer to renegotiate.
If you're past the due diligence period and the second offer looks much stronger, have your agent contact the agent representing the first buyer and enter a friendly discussion. Have your agent ask them if they would like to get out of the contract, you never know. If they say yes, your good to go. If they say no, I would recommend contacting a real estate attorney for advice.

Real Estate Assessed Value VS Fair Market ValueQuestion: What is the difference between assessed value and fair market value? I have noticed that most homes in Overland Park have been selling above the assessed value.Janet L. from Overland Park, Kansas Answer: The assessed value is the valuation placed on a property by a public tax assessor for purposes of taxation. The assessed value is NOT the actual value of the home and is some cases may be far from the actual value. The Fair Market Value of a home on the other hand is the agreed upon sales price between a willing and informed buyer and seller under USUAL and ordinary circumstances. That doesn't mean a distressed home or a seller selling a home to a relative at a reduced price is the Fair Market Value. The Fair Market Value is the highest price which the property will bring when exposed for sale on the open market to a buyer who is purchasing with full knowledge of the properties highest and best use.

Question: My house in Overland Park is in foreclosure. I received notice that the Johnson County Sheriff will auction my house in a few weeks. I don’t know how it works, can they auction my house without us signing any papers?Greg, Overland Park, Kansas Answer: Well Greg. You're not going to like my answer. Yes, your lender has the right to foreclose on your Overland Park, KS. house and order the Johnson County Sheriff to auction off your house to recover losses. I would first recommend contacting an attorney to help you. If you do not know of a good attorney. I'll recommend one at the end of my answer. In Kansas, a mortgage lender has strict guidelines on how to foreclose on your house. Next, after the sheriff sale, a Kansas homeowner has at minimum of 90 days to redeem the sale. Before the sheriff sale, you may also request a short sale from your mortgage lender. If you need guidance on this, feel free to contact the Dowell Taggart Team. Real Estate Attorney:Mark D. Molner, Esq. PRICE LAW GROUP, APC 2210 W. 75th Street Prairie Village, KS 66208
