10) A top Kansas City real estate agent has passion, enthusiasm, dedication, creativity and a positive attitude - A real estate agent can possess many positive skills but if they don't have passion, enthusiasm, dedication, creativity and a positive attitude they will probably not produce the results in your favor. After reviewing this list you probably noticed that I didn't mention choosing a Realtor by what they promise to sell your home for in Kansas City. I didn't put this on the list, because a buyer ultimately chooses the price. Choosing a Realtor because they want to overprice your home is not a wise decision. Nearly 2300 homeowner's used this strategy in Johnson County from 1/01/2009-7/3/2009 and their homes did not sell. How would you like to show your home for over 3 months and not have it sell?

Nearly a 1/3 of the homes listed either need to have their list price readjusted lower or do not sell. Another important fact is homes not priced right at the beginning typically take twice as long to sell and sell for less then their competition. Getting into a bidding war with Kansas City real estate agents over the price is NOT an effective way to choose a Kansas City real estate agent.

Another important factor to not use when choosing a Kansas City Realtor is what the commission they will charge. What is most important to you? What the commission the Realtor charges or what you will net out of the sale? Hopefully it is what you will net. Discount Realtors offer less services and marketing and in a BUYERS MARKET that is a bad recipe for less money in your pocket. A prospect that I met in March decided that he couldn't pay for full representation so he decided that he wanted to list with a discount Realtor. The discount Realtor told him what he wanted to hear. A couple days ago he called me up to see if he could list with me. After researching the discount Realtor, I found out from the Heartland MLS stats that over 200 of his listings did not sell. Out of the listings that did sell, 73% sold for more then 6% below list price. I picked 25 listings that the discount Realtor had sold. Out of the 25 listings, 21 sold for a huge loss. If you like those odds and hearing over promises, maybe this is the direction you should take. I would suggest use logic.

This is maybe a good time to buy a home in the Arbor Landing Subdivision in Olathe, Kansas.

In the past 6 months there have been 23 homes for sale in the Arbor Landing Subdivision. Six homes have sold, 2 homes have offers and 4 homes are currently available for sale.

Out of the 6 homes that have sold the average home sold in129 days for $268,667. Currently the average list price of the active homes for sale is $274,950, which is over $6,000 above the average sold price for the past 6 months. With homes on the market so long in the Arbor Landing Subdivision this maybe a good time to buy.

Looking at the full stats, it appears that a few of the homes listed for sale, maybe overpriced.

If you are looking at selling a home in the Arbor Landing Subdivision, it may be critical to compare your home to the homes that have sold rather then the homes that are currently on the market. Kansas City Appraisal issue coming to a head

In an article in Inman News, the National Association of Realtors (NAR) calls for suspension of rules governing Fannie Mae and Freddie Mac loans. Why are they doing this? The real estate market has started to click real good and now their is an increasing problem of homes not appraising correctly.

Appraisers have been using distressed sales like short sales and foreclosures in completing appraisals. What NAR asked is that the regulators that oversee Fannie Mae and Freddie Mac to suspend the current appraisal rules for 18 months.

Eight Simple "No Cost" Steps to Get Your Kansas City Website Found on the Top of Google

 

Recently I received an e-mail from a person who wanted me to post an article to my blog about Asbestos. I posted that article on my blog on June 17th. The next day I got on Google to see how my blog post ranked with the top keyword I used, Kansas City Asbestos.

On June 18th, the blog post “Kansas City Asbestos Tips & Healthy Alternatives for Homeowners” ranked #2 on Google with the keywords “Kansas City Asbestos”.

1) Add your website on directories in Kansas City. Merchant Circle is an example. I’ve been working on a couple directories that are free. The url to submit your information is http://tinyurl.com/KCBizDir
2) Add your website information on social media sites like Facebook, Twitter and Friendfeed.
3) Add your website information on profile sites like MyBlogLog and Google Profiles.
4) Find top blog sites in your geographic area and area of expertise and add comments to blog posts. Make sure you add your website address.
5) Write a press release that is good and add your url on the bottom. Submit your press release to press release sites. A good viral press release will spread like wildfire.
6) Start a blog and post good quality content with good keywords. After you have 10-20 post you can start submitting your blog to RSS feeds like feedburner.
7) Make a short video that you can upload to Tube Mogul. A good video will spread and get your domain out to potential prospects if you make a video directed toward your audience.
8) Write an article and have it posted on a high ranking blog in your geographic area or area of expertise.

This is probably not a good time to buy a home in the Amber Hills Estates Subdivision in Olathe, Kansas.

 

This is probably not a good time to buy a home in the Amber Hills Estates Subdivision in Olathe, Kansas.

In the past 6 months there have been 15 homes for sale in the Amber Hills Estates Subdivision. Seven homes have sold, 4 have offers and 4 are currently available for sale.

Out of the 7 homes that have sold the average home sold in 60 days for $222,143. Currently the average list price of the active homes for sale is $238,738, which is over $16,000 above the average sold price for the past 6 months.

Looking at the full stats, it appears that a few of the homes listed for sale, maybe overpriced.

If you are looking at selling a home in the Amber Hills Estates Subdivision, it may be critical to compare your home to the homes that have sold rather then the homes that are currently on the market. A few of the homes on the market have been on the market nearly 90 days. Overpricing leads to a less net in your pocket. You want to net as much as possible, don't you?

If you are looking at buying a home in the Amber Hills Estates Subdivision, I suggest getting a Comparative Market Analysis completed by a full time buyer's agent. You wouldn't want to overpay, right?

Has Communication These Days Changed? Why are People Missing Appointments?

Almost daily I hear a comment regarding miscommunication. This person heard that the meeting was on Monday, the other person heard that the meeting was Thursday. Who is right? We will probably never know. Why does this happen? Probably because everyone is on the run. Everybody wants everything now and if they don't get it now they go down the street or to the next page on Google.

Are we more productive now? Probably not. Haven't you heard that more adults these days have Attention Deficet Disorder. We start one project and before we finish, we have 3 or 4 more other projects started

I do not have my share of missed appointments because of my setup procedure. When I setup an appointment I log it into my Blackberry. My Blackberry is in sync with my calendar so I can look at my appointments every day on my Google Calendar. When the appointment is scheduled on my calendar an e-mail is sent out as a reminder. When I arrive to the appointment, I'm ready and prepared.

Sure I have my share of moved or cancel appointments. That is what happens when you are in real estate. But when I schedule an appointment I'll be ready.

When you work with a high tech real estate agent, they'll know all the new forms of communication. They'll use a online calendar, smart phone, blog, text messaging, social media and much more to communicate their message.

Should Corporations be Revealed who Sponsored Bad Activities at the US Open?

This morning I read a blog about a father who took his son to the US Open this past weekend. What was supposed to be a fun memorable event turned out to be memorable for the wrong reasons. The father witnessed men from a corporation following and heckling golfers like Tiger Woods. He wrote about the racial comments and obscene heckling. 

I remember when I went to the US Open at Pinehurst #2 and it was a special event that I'll remember my whole life. I didn't understand Tiger and why so many people followed him. After that US Open, I definitely understood. If there was heckling, racial comments and obscene comments, I don't think I would have enjoyed it like I did.

What a special time to share with your son and have it ruined by a US Corporation. On Fox News this morning they reported about the obscene heckling but didn't report the corporation who sponsored the behavior. First, should corporations be accountable for their parties they sponsor? Secondly, should the news media report who the corporation that sponsored this childish immature behavior?

We receive calls every week from clients and prospective Sellers regarding Loan Modifications....While there are many good resources available to help consumers understand Loan Modifications, these typically involve explain the basics as they relate to FEDERAL guidelines, not the guidelines relevant to your state....Foreclosure rules differ from state to state, and these rules govern the type of modification you may be eligible for, in as much as thee state guidelines dictate the TIMING of the program that may help...Make sense?

As an example, if your home is in Missouri, you have far less time to implement modification than if your home is in Kansas....The foreclosure cycle is enacted far more quickly in Missouri.  Fair doesn't matter, them's the facts.

According to USA TODAY.COM, Homeowners who apply for mortgage modifications are finding that banks typically are taking 45 to 60 days to respond to inquiries, according to a report this month by NeighborWorks America, a provider of foreclosure-prevention counseling.

Some homeowners who applied for mortgage modifications five months ago still have no answer on whether they will be able to arrange smaller monthly payments, leaving them uncertain whether they'll keep their homes or lose them shortly....
