Tax credits for first time home buyers started in the fall of 2008 with a $7500 tax credit. This tax credit met little fan fare as it needed to be repaid. In early 2009 that tax credit was increased to $8,000 with no repayment. This tax credit helped restart a slumbering real estate market. As foreclosures and job losses mounted congress and President Obama were under a lot of pressure to keep the economy moving. So the November 30th 2009 deadline has been extended to April 30th 2010.
As the November 30th deadline approached it was no secret that an extension was more than likely to happen. But if you are sitting on the sidelines expecting another extension you will need to stop kidding yourself. There has been something about this down real estate market that has been completely different than other down markets. It is that interests are not only low but they are the lowest they have ever been.
Interest rates have been so low for so long that we have become spoiled. I get asked all the time what the current rates are, and when I answer 5% I get a look like whatever. I quickly realize that this person has never paid 9% or 15% like some people did in the early 80's. Well one of the reasons that rates have stayed this low is because the Treasury has been artificially stimulating the mortgage market.
Well on April 1st that is going to end, the Treasury is scheduled to stop buying mortgage backed securities and allow the market to sink or swim on it's own. Many economist believe that we will see a 1/2 to 3/4 percent increase in interst rate shortly after then and the possibility of 6 to 7% interest rates by years end.
So how does this affect you? Purchase power, when interest rates rise it costs you more and you lose purchasing power. So how much, 10% for every 1% in interest rate rise. Today you may be qualified to purchase a $200,000 home at 5% but if rates go up to 6% you can only purchase a $180,000 home for the same monthly payment and if they go to 7% then you are down to $160,000. Big difference, huge difference.
So is the party over? After April 1st it just may be.

Reprieve would be a good word to describe the extension of the $8,000 first time home buyer tax credit. There were a lot people who wanted to take advantage of the tax credit but the timing was just not right. So you have a reprieve until April 30th 2010, you have until that date to find a home and have a written binding contract to purchase. Under the extended tax break you will have until June 30th to complete the transaction.
So that officially gives you 113 days to take advantage of the greatest first time home buyer incentive ever offered. For those of you who are still in the fence I want you to think about 2 things. Interest rates and inventory.
Interest rates are near all time lows 5%. Rates are expected to rise later this year to 6 and even possibly 7%. Every 1% increase in interest rate lowers your purchase power by 10%. Do the math, $200,000 at 5% is $1073 per month for principal and interest. $180,000 at 6% is $1079 per month principal and interest. It is a true cost of waiting. Now I want you to think about inventory.

I got a Blackberry Curve 8530 for Christmas and I absolutely love it. This is not my first smartphone as I am a veteran by having a Palm Treo previously. This phone is much better than my old Palm Treo, but it is also better than previous versions of the Blackberry Curve.One obvious is reason is an upgrade in processors and memory. Also, the operating system is easy to navigate and the phone was a breaze to get setup. Email and web browsing is fast and easy. GPS feature is great. Trackpad is an improvement over the old track balls. Battery life is fantastic and phone has optional auto on/off feature so that you can set your phone to shut off when you sleep. It is great for making the battery last longer. I would highly recommend the Visual Voicemail App. Slacker Satelite Radio function is really neat, although speakers leave something to be desired and there is no flash for the camera. Bing appears to be the search engine partner as phone is reloaded with Microsoft Bing apps. The Blackberry Curve 8530 is far superior to all previous versons. Not many downisides. I WOULD HIGHLY RECOMEND THE BLACKBERRY CURVE 8530.

Have you heard about the $6500 move up home buyer tax credit? So much focus has been placed on the $8000 first time home buyer tax credit that most eligible home owners don't even know it exists.
During the last minute extension to the $8000 first time home buyer tax credit congress added a $6500 tax credit for existing home owners. This credit is available to home owners who have owned and lived in their home for 5 of the last 8 years.
The concept is pretty simple sell your house and purchase a new one and you will get $6500. Congress wanted to make this tax credit more inclusive, so they increased the income restrictions and the properties available. It is estimated that over 80% of current home owners would qualify for the $6500 move up buyer tax credit.
Now while they call it a move up buyer tax credit, you don't actually how to purchase a more expensive home to receive the tax credit. You can purchase a less expensive property and still receive the credit. This might make it a great time to downsize. While the $6500 tax credit is a great deal, nothing lasts forever.
Barring any other extensions the $6500 tax credit will expire on April 30th 2010, but the difference this time is that you have until April 30th to have a home under a binding contract and until June 30th to close the sale.

When Google started in 1998, it was different from other search engines of the time for a number of reasons. Most search engines ranked websites solely by the number of clicks each website had. Google decided it could provide value to its users by providing more relevant content.
The way they achieved this initially was by ranking websites by the number of inbound links it has coming from other popular websites. It is still the main factor influencing how a website gets ranked in different search queries. Google has a "black box" with unknown search algorithms that change frequently, so no one outside of Google really knows completely how ranking and relevance is factored at any given time.
I have found the majority of real estate agents and many other small businesses do not have much of a web presence, so those that do are handsomely rewarded.
