...and the gal in front of me orders a double half-caff something or other, with whipped topping, smothered in super glue....

That's what I believed I had heard; truth is, I have selective perception...Didn't hear half of what she said, because I was ready to order plain-old coffee, and I wasn't paying all that much attention. I was focused on my caffiene fix.

Then she turns to her friend and begins to tell her about, "...the nightmare we are having with our Realtor. She won't return calls, and will only share potential listings via e-mail. (We) don't have email at home, don't want email at home...". WHEW!

She went on to list her concerns, all related to technology, lazy Realtors, etc....What she wanted was service.

Just plain old service. And she deserved it. Each of us deserves great service.

Don't get me wrong, technology makes our lives faster, and many things easier, but not always BETTER. Make sense?

My turn came to order. I asked for coffee. Plain.

She turned to me and asked why I would go to St*rbucks for plain coffee. I told her, "They start with great coffee, that's how they end up the other great stuff. They start with the basics, great coffee, and build on that...".

Kansas City Home Sales Stats Decrease 62%

Kansas City new home sales this month of 162 represents a 62% decrease from one year ago when there were 431 Kansas City new home sales in November. New home sales decreased 35% in November compared to October of 2008 when there were 249 new home sales. Existing homes sales were down 24% from last month’s sales of 1,785 compared to this month’s sales of 1,356. Existing home sales this month were down 22% from one year ago when there were 1,747 sales. Combined Kansas City home sales of existing and new homes were 1,518 for November, which is down 25% from the total of 2,034 sales from a month ago. The November 2008 combined total sales were down 30% from the November 2007 combined sales of 2,178.

With the stimulus package hitting the real estate market, the $7500 first time home buyer mortgage credit and the mortgage interest rates hovering around 5%, expect the average Kansas City real estate sales prices to increase the first part of 2009. Buyers who wait to buy real estate will not capture some of the good deals that buyers in December of '08 and January of '09 may see.

...Is a question kids ask every year....and this year, that question asked in my home sounds like, "Can I get on the Internet and find Santa?"

Maybe it's a job transfer, might be that you reduced your expenses and down-sized your home this year? How can you follow Santa's path to your home?

You see, this year, for the first time, my girls won't be with me at Christmas....this year, my girls will be in Minnesota, with their mother and my ex-in-laws....I know they'll have a great time, and I know they will be safe, but that won't make me miss them any less....

Is buying a Kansas City Foreclosure Property right for you?

I get asked the question about buying foreclosure properties in Kansas City on a daily basis. The most common question is how do I find the best foreclosure deals. That can be a difficult question because I have many sources where I find Kansas City foreclosure properties. In order to help a client, I first ask what their goal is. Will the foreclosure property be used to buy rehab and sell, buy and rent or buy and live in it? These are important questions. Next I need to know what type of financing is being used to buy the foreclosure property.

After determining the goal of purchasing the foreclosure property and the ability to purchase, I will review my sources of foreclosure properties and put together a list of possible foreclosure properties to purchase.

I have had some banks require a 5% earnest deposit and some properties in so bad of condition that obtaining a loan was next to impossible. I can find these kind of deals all day long. The kind I like to find are the ones in good condition and nothing missing like appliances, ceiling fans, blinds, garage door openers and so forth. These are harder to find and when they pop up, they sell quickly.
